QUOTE(Clueless07 @ Mar 30 2017, 06:31 PM) If it is 60% , at this climate, consider good deal now. Remember some potato politicians ask us to rent and not to buy first. Actually renting first is not necessary the wrong choice. Many factors to consider, the maths also done to death, buying is not the clear cut winner.

QUOTE(klangvalleyrookie @ Mar 30 2017, 10:14 PM) In life, not all things r about $$$ alone. Don't forget that as human being we need spiritual fulfillment too. Own house can reno nice nice as per ur liking. But would u do that if renting a place? Normally landlord shall give basic reno only. It depends. Buying a nice nest will tie you down in a location. If u suddenly have a new job opportunity elsewhere... I know many who gave it up just cause they have a nice comfy house here. Those who rent, can be 10 minutes from their workplace, be it in penang or kl or JB or singapore etc. Have you seen a high end condo and how nice it is? 12k rent, throw in some reno and you have a very decent place to stay until the next new condo comes up and u move again to "live near the most happening place".

QUOTE(Clueless07 @ Mar 31 2017, 02:43 PM) yeah, that also true. but 12k rent is a little extreme la. 5-6k should be good enough gua. though like the idea, keep moving to new changgih place. Rather than tied down and lock at a place. Then again... after 10/20 years... also sehelai sepinggan. without a proper property. Hence the debate... One will ask.. why do you need a property? The money u saved by not buying a property you should have been able to invest and make more money (pls dont assume property price will go up 200% in 5 years, the average rate for property appreciation in Malaysia is 4~5% per annum for the last 20 yrs). What is the benefit of owning a property? So u can leave something to your kid? There are lots of discussion on buy v rent o the net, pro and cons both side. But our asian way of thinking die die must buy a house

QUOTE(enriquelee @ Apr 6 2017, 09:24 AM) Crack lines appear doesn't means is ground settlement, it could be due to other reason. Anyone has more info about this ground settlement issue in BR. My friend is eyeing to get 1 unit here. I am helping him to survey a bit. Do you think affected owners or any Chimes owner will come out openly to discuss this issue? You have to remember that Chimes is phase 1, big percentage of the buyers back then are flippers. Will they willingly jeopardise the resale value of their units....? I would advice your friend to book a viewing with one of those chimes sellers, then go drive around the entire chimes area... the issue is very visible... QUOTE(Zac77 @ Apr 17 2017, 07:16 PM) i placed a booking for Livia 2 weeks ago. actually still a bit hesitating because I saw from the overall big scale model, there's a land for a big mosque next to Livia. Any idea will the mosque really be built? It depends... Kota Kemuning land allocated to mosque... last 15 yrs also havent built. But it almost always will... just a matter of time..

QUOTE(8sg9ft @ Apr 19 2017, 11:13 AM) Which route do u use, boss? And around what time and which part of KL is ur destination? Just curious because it's gonna be useful information for me too for the future. Lol Wah too much personal info there.. I use the NPE. The usual KL/KK jam starts around 530pm... up to say 8pm...

QUOTE(8sg9ft @ Apr 19 2017, 11:23 AM) Lol nvm then U use the infamous KK roundabout in the morning? Or ada alternative otw to the NPE? How's the traffic at the roundabout say around 7.30am? I NEVER go out the house at 730am bro... but my advice would be to use Google Map everyday.... sometimes my usual route will show +20 Minutes.... so if u take a wrong turn in the morning you lose 20 minutes... not funny. Also to know your timing... 730am u load up google map on your mobile, put the start at RImbayu and destination at your office, see how long it takes.. it will be real time traffic.. do this for a week and you will get a good idea. You dont actually have to be at Rimbayu..

QUOTE(8sg9ft @ Apr 19 2017, 11:32 AM) I see. Thanks. Yeah, i guess have to rely a lot on maps/waze everyday to go KL. Traffic towards the city is unpredictable. Nowadays from where i stay usual time 50 minutes but suddenly on 1 unlucky day can kena 75 minutes Yeah, i know can do that on google maps. Just that i don't have full belief of the accuracy of the real-time traffic information that's shown. Lol Its VERY accurate. I have a Samsung S5 phone just for google map daily..
