Subsales seems to be more budgetable but need to have a big chunk of cash flow.

Rimbayu - it seems the size is almost the same but price is big different.

Perennia 24x80 or scarlet 24x70... cheaper and bigger.

Most agents here do not have available units

and if there is

there are 10 agents selling the same unit.

Best to visit the place and speak to the guards at the respective guardhouse.

They will have an idea of who is selling etc and more likely to get a great unit with an ideal price point.

Perenia is not selling for RM770k as starling is asking for RM720-750k

Better to get subsale as you will know the condition of the house after a few years and can negotiate further
