QUOTE(burgerRamli @ Jul 4 2018, 02:38 PM) My friend wanna buy Rimbayu .. but I am not sure is a good place or not. Compared to Rawang or Setia Alam or Ecohill how? Setia Alam they said only 1 entrance and very jam during peak hours. Ecohill they said too far away from KL. Rawang also some said too far away.. so I am not sure about this. Guys, thought on Rimbayu? Thank you if u chose a correct rawang spot... actually rawang to KL through NSE is smoother than any of the three townships thru their respective highways though... i currently staying in Puncak alam... sometimes use guthrie NSE to KL for HQ conference... if come out early... less than 1 hour can reach... for the same timing... u check on google map rimbayu to KL, ecohill to KL, SA to KL... will be needing more time.... but each of this township is near to some specific spot in PJ subang if ur social activities revolve around PJ subang la....

QUOTE(MeToo @ Jul 6 2018, 10:41 AM) if u stay in rimbayu, you will not be looking to head to KL center on the weekends. U hang around Subang/PJ/Damansara max max To my office in KL takes me about 40~45min these days. yes correct... even last time when i was staying in cheras... i also seldom go into KL center during weekend... the jams at Kl city center just ughhh even during the weekends... go to Mid Valley still okay... but Pavillion, KLCC all those... tak boleh la... but byk orang will always use KL as yardstick when they looking at all these outskirt townships... QUOTE(BEANCOUNTER @ Jul 6 2018, 03:23 PM) fundamental method of measurement, measure against COG. also your job also not necessarily in bangsar damansara kl for life or for long term. for family, how about yr spouse? your children's school and activity areas? your social hang out, distance to your elders and etc? yeap... consider all these before u decide to buy one unit at outskirts... otherwise susah ooh... relatives ask u go KL... frens ask u go KL... haha... what also KL.... better just settle in a new condo near the cities...

QUOTE(leonhang @ Aug 23 2018, 12:57 PM) I would say just Rimbayu, not even sure the specifics of Canal City. Yes, it is a success at least claimed by them with advertisement such as Property Development Excellence Award 2016 awarded by THE EDGE and STAR PROPERTY just beside PLUS Highway at the Bandar Ainsdale Toll to Seremban Toll. then S2 is not successful... lol... those awards can be bought by paying cash.... nuff said.... you only be successful when you are the talk of the peoples... no one bothers about S2 even seremban lang themselves....

QUOTE(leonhang @ Aug 23 2018, 02:58 PM) I am sorry to say but you're wrong, almost every housing developer in Negeri Sembilan is branding themselves as "near to S2" as far as one developer in Pedas claiming "near to S2" u already have your mindset on that.... kipidap... anyway as at now... canal city as a whole seems better prospect than S2... up to you to decide its the same or not....

QUOTE(leonhang @ Aug 23 2018, 03:03 PM) I don't really know what is Canal City and there's been absolutely no advertisement of this "city" as of now. I only hear Bandar Rimbayu, and since Bandar Rimbayu and Seremban 2 are by IJM so I am actually just interested to see if Rimbayu would be as successful as Seremban 2 seremban 2 is successful by the yardstick of the locals... simple as that... Klang Valley is a whole different ball game... if lets say rimbayu will be as successful as S2... klang valley lang also wont give a damn about it... the requirements to be successful township are more than that at here compared to S2... property is not a 1 to 1 simple ball game...

QUOTE(chainyong @ Feb 25 2019, 02:01 PM) my opinion alam impian - lack of commercial area Setia alam - still can consider Elmina - too far and without good commercial development (can refer to Denai Alam and Bukit Jelutong) Semenyih - too far only Setia Alam in my list , but still too far for me. i guess its depends on your work place and where u usually hang out at already... if u say buy canal city and say semenyih is too far... lol... even setia alam also is too far... i guess all u want is stay nearby KK only?

QUOTE(chainyong @ Feb 25 2019, 02:13 PM) actually i prefer to stay in USJ area, but USJ height is overbudget. I have a house near to Elmina, it is no difference that i buy a house in Setia Alam or Elmina, because it is only 3-5km distance difference to our working place and my mother in law house compared to my current unit. then setia alam mana ada far away? both km wise to USJ also abang adik only haha.... but it could be due to your own personal preference... as setia alam freehold and way matured than canal city currently... if setia alam is in your comparison...

QUOTE(BullishBear @ Mar 1 2019, 04:31 PM) You ever view Type A (without courtyard)? bigger than type B or what? I just view type A from outside coz SA that time didnt bring key. nope... the courtyard actually wasted some space... its definitely not practical... hence why they left with alot type B before they cleared it with the special promotion... type A left like less than 10 units only by the time they offer special deals...

QUOTE(BullishBear @ Oct 7 2019, 10:19 AM) Its Starling 20x60. for this size, 600k is possible. SWAN just launch their 2nd phase. With current situation of property market, seems like already oversupply. if you buy for own stay, should be no problem. 600k and below landed not oversupply... for most of the landed projects... this price below sure kena sapu habis... those landed that selling at 800k and above like swan considered as price mismatch to me rather than oversupply...

QUOTE(willyboy88 @ Oct 7 2019, 12:29 PM) » Click to show Spoiler - click again to hide... « The whole Canal city (BR, TA, ES, G257) is leasehold. Despite all the naysayers , LH is really not a big factor. Well, at least it is not for me. The alternative FH house I was looking cost 150k -200k more => have to take a bigger loan. The average yearly land lease renewal premium is much much cheaper than the additional interest on the 100k-200k loan. Besides, if I really want to pass on to my kids or my kids want to pass it on to their kids, just pay the 1k lease renewal premium lah.
From what I have observed, lots of home upgraders from KK, USJ, and nearby township here. e.g. There are lots of reasons, Most people want bigger landed houses e.g. smd, bungalow, superlink, Most people want newer homes, Some buyers want better floor plans e.g. some want open floor plan , some want living room that backs to a backyard garden. Some want better environment for their kids to play etc Some buy because they want to be close to their parents in KK.
Some ES folks like its modern contemporary architecture and resort-like facilities. Some ES folks like to live among the rich upper middle class in a new nice landscaped township. For them, the more expensive, the better. It helps to automatically filter out their neighbours. :-)
Some people like to live in an area with lots of Chinese buyers with existing Chinese school nearby in KK, Bukit rimau etc and with new one under constructions. Some people buy due to having two International schools in the mega townships. They want their home location to be close to these schools. Some airline pilots, staffs buy because its just a short drive to KLIA. Some people buy due to its future potentials. e.g. accessibility - new highway, unannounced future public LRT, MRT lines. Some want Klang Valley south instead of KV North. Some people like to live in a new township and watch it grow. Some buy to speculate.
Everyone's criterias and reasonings are unique. Obviously, those things I listed above can be found some where else in Klang Valley too. What make sense for one person, may not make sense for another person. It is all up to the individual home buyers to decide. bro u manyak semangat to reply... on the age old bored fest topic.... lol

Today i just went to Elmina have a look, totally difference class compared to EW. price also bro... elmina is not a premium township... its just a gigantic freehold landed township by Sime.... the stating price of their landed used to be as low as 500k also...
