Jenjarom postcode will bring better valuation than shah alam...

Toto / bistro all open already... also an "cinema-ready" mall...

shah alam one cannot... except those section U.
*
Disagree.
Shah alam is considered as city.
Kuala langat is still far from it

Eco semenyih or eco grandeur puncak alam is almost 1/3 price of eco ardence shah alam/ setia alam for instance

Thats a simple analogy.

Also the cinema is already in shah alam seksyen 7, 16...not my pulling factor tho

I disagree with you on this 'but lot of ppl prefer SA postcode'.
I personally prefer a non halal post code  biggrin.gif  biggrin.gif

Besides, a lot of Shah Alam areas can have flooding issue . Just look at what happened recently.
Big muddy mess!!

Shah alam as a whole is not prone to flooding if i got to be very honest. The video was in section 13. Its like some part of KL is banjir and we say bukit tunku no good coz KL banjir.

Same like jalan kebun which is just next to rimbayu.

But as a whole this township still got potential. My major drawback is the exit route and thats it

Agreed. Kuala Langat is way too far from Shah Alam i interns of development. The only thing i can see is under Juala Langat, pubs and those gambling shop are allow to operate and not Shah Alam cause SA consider as Islam city. Many many years back, Taman Sri Muda do have Toto shop but being close down already.

Jalan Kebun no more flooding issue long time ago already lo. The only problem here is open burning.

Correct. Back then the whole stretch of ttdi shah alam, kilang gula, seksyen 13 are very prone to flood..few hrs of major rain komfem banjir...but nowadays...only an extreme weather will cause this flash flood issue.

Open burning is very hard to control in that area as many parts of jalan kebun up until lrt 3 depot (forgot the area name) are mostly agriculture land if i remember correctly.

U wud imagine the smoke smell sometimes can be detected right until elite hway there on bad days. But i believe this will be reduce over years as upcoming development and newer generation might tends to convert the land as residential instead..but this will be a loooooooong process

I live in Bandar Saujana Putra but postcode under Jenjarom. My friend ask for my address then he saw Jenjarom. “Oi ceruk mana ko beli rumah ni wei”? Hahaha..

Compare Jenjarom with shah alam or puchong or USJ jauh panggang dari api.

Toto/Bistro/Pub/ Rumah Urut doesn’t increase the value of property. Residential area like Rimbayu doesn’t need all this sins. Tak cukup dengan masalah mat rempit, burning smell, traffic jammed.

Rimbayu should be peaceful & green place sesuai dengan namanya “Rimbayu” (Rimba-Bayu)

Minta maaf sekira tersinggung

But.. Sorry to say to some ppl dont regard toto/bistro/pub/rumah urut are sinful.

I dont patron those places so does not matters to me but generalising it as a sin is unfair. As the saying goes.. One man's meat is a man's poison. The lesson is dont swallow the poison dangled before you.

true...the smell are terrible cause im staying at bandar putera 2, along jln kebun only...the reason i wanted to shift away is because of the open burning here...i cant really tolerate with the smell and smoke. Not only open burning by the agricultural land owner, even my neighbor here love open burning. Because of this, i need to spend money oon dryer to dry my clothes as i cant hang it outside, my clothes will be full out black dust and smell. ranting.gif

Frankly speaking, it might be a sins for you but not for others. Even though i do visit bistro and pubs , i dont prefer it to be like jln telawi bangsar in Rimbayu. A few bistro and pubs will be good like currently in Rimbayu.

But th fact remain that market valuation is higher for SA postcode due to demand
SP Setia even move some hills and heaven to change their Setia Alam land from Klang to SA postcode

EcoWorld done the same thing by ensuring their EcoMajestic and EcoForest got Semenyih post code (the land originally under Beranang post code

Its weird right? Not sure why lot of ppl make this thing iportant - its not ppl using addresses to send letters anymore lol

look at cove, a no man's swamp calling for 750k 20x65 leasehold also dare to launch. In Malaysia Dev always has the power when it comes to landed as long as people just cannot look past all those shiny promise lol.
*
The selling point for Cove is that it is near Cyberjaya but cheaper with great landscaping and town planning
Not to mention Elite is just beside and they can use MEX to travel direct to KL

You from Sri Muda? Sri Muda never have toto, old timer all go to Sentosa or Subang just for buy number.

Other races dont feel is a problem to live in Shah Alam, but in facts, other races all go to Sri Muda to buy food and groceries many decade ago.

Also, Shah Alam upgraded to Majlis Bandaraya, u go to CBD and see.. nothing compare to 30 years ago... just more highrise only.

If Shah Alam not include Setia Alam until Rahman Putra sungai buluh, S.A never can upgrade to MB status also.

Toto/Bistro/Pub/ Rumah Urut dont relate to masalah mat rempit, burning smell, traffic jammed at all also.

Not we support to open those shop, but the freedom of commercial activity is important to a town development.

Haha I stay in Sri Muda, moving to Rimbayu definitely is an upgrade for me. Sri Muda is famous for flooding if you buy the landed houses here. Shah Alam CBD really nothing special after many many years. I strongly believe the entertainment industry can help a place to grow.

True..
Gamuda Cove have very good potential. The township planning is nice.
Location and connectivity also very strategic. flyover direct to Cyberjaya, Water Theme Park, Tram, 5G and many more.

The 'swamp' thing i assume just propaganda from other developer who lose in competition to obtain that land.

Actually all these can be mitigated.

1. Use an in-let filtration system. Instead of buying filter for each room in your house, do it for the entire house. CLose the windows, install a system where outside air is sucked into the house and filtered thru a hepa filter + carbon. THis way is much more cost efficient and filters air coming into the house and not just the room.

2. Dryer, 3k alrdy got a very good one. and dryer dried clothing needs minimal ironing, 2 birds 1 stone

I was staying in Sri Muda during 90s, every year end having same problem. Luckily I only rent a house there, look at the flood mark on the wall would always alert me, don't put anything below the line...
