the question is

how long one needs to hold on to shoplot in order for it to bring decent rental income? and how long to yield profitable capital gain?


usually good ones are all sapued by directors yii ma ku cheh and biz associates. IF any left over, either they are not well position or even the assocates wont hiew them.

Everybody also knows canal city has 20k home. everybody also knows canal city is bigger than Kota Kemuning. But nobody has the crystal ball to predict what will happen tomorrow.

have you been to all the sales galleries in canal city, 4 of them?

if you see from each of master plan, there are commercial units been planned, and some already completed.

its not fair compare to KU, because KU size is only friction of the entire canal city.

however you need to be mindful of commercial in canal city. bcos they are more expensive, therefore high chance that your normal lower end shops might not be able to rent there, and biz might come and go.

if you are not convince, try to give canal city another 2 years and revisit these places, am sure you will have a pretty good idea then.

houses for you is longer term. no harm waiting for 2 yrs.

I seriously doubt that house lelong and traffic is directly corelated.

if you were referring to lelong of bsp21 or apartments there, it was in my opinion largely due to wannabe investors that burnt their pockets.

I went to bsp last yr b4 the access to canal city was opened...it was desserted as usual.

Must be traffic from canal city/kk flooding the roundabout and toll.
