I dont understand what gamuda strategy is these days.

Canal city they are the price leader now, took over from eco sanctuary.

In rawang kundang their gamuda garden also the price leader.

My guess is this gamuda coves will be price leader as well.

All the sifu here, i am struggling whether to choose bandar rimbayu or other options like setia alam. As rimbayu is too far from the city, but i like the landscape for the whole canal city. Any sifu can give some advise why you pick canal city but not other township?
*
what is yr budget?

are you willing to dump your life saving of close to 1mil for a lishold property far far away from KUL? bruce.gif

I am not rich like all the sifu here. The property that i interested is around 710k. I wish to buy freehold property also, but the whole Canal City landscape really make me feel comfortable which i dont see any other freehold land got such nice planning landscape. Everytime when i visit there, i got a feeling to stay there. But when come to rational, i will start thinking of i need to drive almost 100km a day for travelling to work.
*
what other tamans freehold have you visited before?

You know why the landscape is nice or nicer? bcos its LH and they want to sell at FH price....therefore needs to give something extra to entice the buyers.

dun listen to ppl that said what 99 yrs you also wont be around or your cucu cicit era lioa..........

now this is the FACT

1st lishold.
2nd far away from workplace
3rd you buy, you paid instalments thru your nose bleed, drive 100kms to and from, wasted at least 2 hrs to and from yr productive life (thats assumed no accidents on highways), weekend drive 50kms to see yr gf, after 6mths, you regretted your decision, then how????? sell? keep and pay toll til your hand patah? suck it up?

you live in kul work in kul....everything is a bed of roses. You can never realise driving 1hr or more to work each day, 5 days a week.

lishold is not about live in the house for 99 years. Its the value creation of your property. I dun see any value creation for lishold property outside KUL cbd in 30yrs, 50 yrs or 99 yrs.

frankly speaking... currently how long u took to go work from your current staying place? and also how long your partner took to work in KL? there are some outskirt areas that actually require the same travelling time to KL compare to you traveling from cities areas to KL during peak hours.... like last time... i staying in cheras working in PJ... distance is less than 20km... but then... travelling time also 45 mins to 1 hour.... and still need to pay somemore... haha
*
45min to 1hr if you leave at 8am rite?

if you leave at 6.30am, need 45mins to 1hr?

My office is less than 10km from my home. If i depart around 7am, i can reach within 25 minz. But if i depart around 8am which is bad luck, i take almost 1 hour to reach my office. But most of the time is around half an hour to 45 minz.
*
you come to rimbayu thread, you will not get unbiased opinions. all vested parties sing praise songs only.

already an fallen angel compared rimbayu to Sunwei KD and Pj.

actually in cheras... earlier not really better... haha... thats one of the iconic jam of cheras...  anyway... if i need to leave earlier when im staying in matured cities... no difference from staying in outskirt jor... in a way la...

haha.... no matter from cheras or from PA.... i also leave home at 7.30am... used almost similar time to reach office... but then from CC here to KL i not sure whether travelling time will be consistent or not...
*
are you sure

leave 6.30am

cheras (kul) to KLCC same travel time as compared to

Well, the community is also another factor for me. In a condo, and the one I'm in, it's mostly students and international folks (yes this will attract accusations, even trigger some people). I grew up in a neighborhood of fellow Malaysians. So I want to get back to that surrounding. Also, being able to just walk out the main door and straight to the roads makes it enticing to me, in that I can just go jogging anytime I want with minimum fuss.  smile.gif
*
Landed also same w condo...

You want student and international folks as neigbours its not difficult to find also.

I beg to differ. And don't be mistaken, I don't want these as neighbors, at least not too many. In any case, a peaceful neighborhood without high rise buildings obstructing the view, being able to go step out my door straight to the porch and main road are also factors that make me want to live in landed property again.
*
Pros and cons of living in condo vs landed.

Wait til u live in landed and if you have annoying immediate neigbours......

And neigbours (and you) start to fight for off road car parking space. Neigbours keep pets or keep dog at front porch dan macam macam issues.

Seriously landed is near from perfect....especially link house.

Smd n bungalow you need to put up with lansi neigbours.

Sorry am not tryibg to dampen yr landed spirit. Every coin has two sides

I lived in a landed property for 18yrs before moving to KL so I think I know what I could potentially be in for. And from my experience, I would prefer it more than a condo. Thanx for the reminder though  smile.gif

So can i assume that yr previous landed experience is not in kv?

I've been living in KL since 2002, so there's not much to really shock me. As I said, I know what I'm potentially in for. But it outweighs the problems I've faced in the last 16 years living in high rise property.
*
like I said, highrise living there are pros and cons.

landed living there are too.

pressure driving to/from work, pressure from work, pressure from home and on top of it, need to share your outer space whatever small that already is with other people........

welcome to what you guys called community living.

Fimding a job nearer to where u stay is not an issue.

Finding something you love to do is entirely different story altogether.

And also bear in mind where is your normal social circle is.

Am not try to sway you from buying canal city. I think you know what to think about b4 commiting.

Most people who gave positive reviews also raise up the possible deal breaker (negative view) while discussing trying to get other's opinion before deciding to buy or not.

This thread is already V5 with hundreds of pages. Some have joined this thread early on, decided to buy, VPed, left the thread, move in to Rimbayu and stay. Came back to this thread after a year or two and your comments are still the same. It's always negative, most of the time looks like trying to paint the picture Rimbayu/CC is the worst of the worst place.

balanced view? That's rich.
*
balance when included all views, not just mine.

but you have discounted a group that haven't bought, not buying, not sure want to buy and wait and see.......

you are vested, I can understand your views.

also how many people bought canal city, not happied and decided to sell and move on? have you heard of their views too?
