cannot count like this la, when IJM start build the township, other 3 still a jungle, now they can start riding on population in Rimbayu and coming completed house in TA and ECW to capture the catchment and have better road access also compare to last 3 years which any car also cannot go in.

Also, simply build a mall will struggle also. their currently plan is normal shop and retail gallery with service apartment upstair.. i think is more than enough for this township.

Ah, just checked the article again. It's Jaya Grocer. Hero in KK got already wor maybe that's why GL didn't want to bring them in to G257. Aeon Maxvalu also in KK. Got variety at least within 8km

Yes u are right. Especially for high rises, since many developers renew it to full 99 upon launching to make it more attractive, they gotta pay d premium of 99 years sekaligus.

Thus not many ppl doing renewal when the years are still long to go. This is what a consultant told me tis morning, don't kill me if wrong 😂😂

i think for individual title... we only need to renew on our parcel... for strata title... have to renewal on the multiple units... based on one of the experienced investor i asked la... not sure the rules changed already or not... haha... and to be fair.... the renewal tenure will be longer than those hotspot like sunway... i guess if u wanna renew a sunway lease.... government maybe only allow 5-10 years... lolz... since they can take it back and redevelop.... for place like rimbayu... it will be long time later only government will really give a damn.... haha
