Two separate matters lah... the DMC will / may restrict the owners to do certain things on the house facade / external structure and the land (says corner unit) that the house owner has but it doesn't mean that because of that restriction then it is deemed as common properties.

Don't quite agree with the statement that no extension due to strata-title restriction, hence low value for money. In fact, the extended structure may not fetch good valuation for subsale.

In general the DMC will restrict the owners from changing the facade by doing external renovation or extension or fixing permanent structure or by changing the colour code. Having said that, there could be some leeway too as the DMC is different for each project. For instance, the paint color you may change but subject to the approved colour codes. For Eco Sanctuary, if I got it right, the balcony can even be extended (with condition not exceeding certain length)(but don't remember which type). Also, the rules are normally stricter for front external appearance of the house but not the back.

Although there are so many do's and don'ts, I think we should look at strata G&G positively. It helps to maintain the uniformity of the facade, the landscape and streetscape and brings harmony and quality of life to the community. What the society lacks of is awareness and willingness to accept change that may affect their living habits. It takes time to educate and raise awareness among the public of the benefits of strata G&G. There were talks and articles about strata G&G but apparently that can be done better.
