QUOTE(findingdory @ Jul 9 2016, 04:49 PM) Karisma left less than 20 units which are from ground to third floor only. Not my preference floor, but still a quite nice township and better quality of materials compared to setia eco hill Thanks for the update.. Do you mind to show the materials spec comparison for Karisma and D'Cassia? TQ. The SA proposed simfoni, just that quite rush for me to gather all documents since the closing is on 15/7 |

QUOTE(Jasoncat @ Jul 9 2016, 09:20 PM) This is the general spec of Karisma. D'Cassia, Samkor or anyone? Okay thanks taikor.. Compile the figures already.. Note: this is the general spec shown in brochure but in fact upgraded specs are given eg bedrooms floor are tiled instead of cement rendered. Purchaser of Karisma may share more... From what I can see, more or less about the same ler... The main difference is D'Cassia got balcony and bathroom got tiles up to ceiling height.. But if not mistaken, Karisma got free upgrade in floor tiles? This post has been edited by samkps: Jul 9 2016, 09:34 PM Attached thumbnail(s) |

QUOTE(theankeong @ Jul 9 2016, 09:01 PM) Hi All Sifu, Depends on your priority and preference.. I am a newbie to this forum and need some advise from all the sifu here if possible. Currently I am trying to decide between Merrydale vs Floris (SEH) but would like to seek some advise and opinion as well. So far we have seen Floris sample unit and pretty happy with the house. The surroundings of Horizon is quite good too with lower density and GnG although there was a slight concern on how it would turn out since it is individual title instead of Strata. As for Merrydale, we really like the concept with backlane gardens as well as better finishing. The only thing that made us uncomfortable is that we couldn't see a sample unit which we can't gauge clearly how the unit will be. Any sifu can advise here? It might stupid for me to ask this openly here but just tot of trying my luck ... I will choose Floris if based on size/price: Floris (23.6 x 76, buildup: 2563 sqf, starting 798k) vs Merrydale (22 x 75, buildup: 2683 sqf, starting 862k). Jason taikor, please correct me if the pricing for Merrydale is wrong. Instead, I will choose Merrydale if based on landscape: Floris (sunbird walk + linear garden between corner lots) vs Merrydale (3.7 acres private central garden + 20 feet backlane garden). QUOTE(findingdory @ Jul 9 2016, 09:53 PM) Specs for Karisma, not sure if there's upgrade for tiles: Thank you.. I have compile it for comparison.. SA from SEH informed D'Cassia specs has been upgraded: cement to tiles, they don't hv updated brochure. Not sure how to make it straight... - D-Cassia (buildup 850 sqf, starting 242k) - Karisma (buildup 800 sqf, starting 256k) If SEH also have upgrade, means both Karisma and D-cassia also have ceramic tiles instead of cement rendered now. QUOTE(IVL @ Jul 9 2016, 10:19 PM) Sam, tomorrow i will heading to sales gal to have a look for final units of Simfoni. What's your opinion on this? Simfoni is RSK, nothing much I can comment on it, since it is subsidized by the developer, definitely most worth for value units. Thanks I hope every purchaser can use it for own stay and not for rental/resale to maximize the ROI. If for rental/investment, can choose Karisma or D'Cassia, don't compete with the first home buyer. I only have one concern about the Simfoni which is the bumi quota. Last time if according to Jason Taikor, the percentage is quite high. This post has been edited by samkps: Jul 9 2016, 10:31 PM |

QUOTE(ckl1998 @ Jul 9 2016, 10:44 PM) In SEH, Grandlis is closest to STP, Floris is further away. Merrydale north is closer to STP compare to Merrydale South.. Both Floris and Merrydale also straight beside the Lekas highway, on upper ground. |

QUOTE(BREXIT @ Jul 12 2016, 12:18 PM) Wah, geng, can dig back the old post.. Backlane garden will definately look differently. I believe they not yet have the landscape masterplan for Cradleton when making the house model.. However, surprisingly the gate really got similiarity with the Ecogarte leh... QUOTE(daniel125 @ Jul 12 2016, 04:48 PM) The linear garden shown in the model is definitely unrealistic as our backlane is only 15ft wide. But i dont mind getting a narrower version of the linear garden as shown by the modelĀ I believe it is quite confirm EW will build the cradleton backlane in such manner, just not sure how alike it will go in real..This post has been edited by samkps: Jul 12 2016, 06:59 PM Attached thumbnail(s) |

QUOTE(Jasoncat @ Jul 13 2016, 12:25 PM) Bro can pls elaborate more? If no water can be seen, it means that STP will look like a piece of an empty land??? Or you mean it is a closed one? If according to the STP in Setia Ecohill, it is a kind of closed one. In addition, they build a ~ 5 feet wall fencing to enclosed the whole area. So basically you hardly able to see any inside structure. I saw the similiar wall structure for EM STP area, I believe more or less, both of the STPs should be similiar. On top of that, there are about 50-60m of distance barrier between the closest Cradleton to STP, so visibility wise, dun think will be a major concern. 50 - 60m distance should be something like separated by a petrol station perhaps? Of course people more concern on STP is on smell. I believe if smell issue only can be verified once everything completed, speculation is fairly useless. Anyhow, if really there is a smell issue, as mentioned, not only Cradleton precinct shall be affected. Merrydale and Mellowood should be affected, if there is strong wind, even whole EcoMajestic shall be affected as well. This post has been edited by samkps: Jul 13 2016, 01:21 PM |

QUOTE(hpteoh88 @ Jul 13 2016, 10:57 AM) Based on this model picture, I think its Cradleton phase 1A, but if you see the backlane, its width is about 25 feet from each other house. Look at the cement slabs, 1 slab will be 1 feet wide and you can count 10 slabs plus 10 slabs plus the centre flower encasing about 5 feet..all in its 25 feet rite? I could be wrong, what about your opinion on the width, from the model man figurine at the back lane if a man is 5 feet tall, the width of the backlane is around MORE than 20 feet. To my knowledge only Merrydale has 20 feet wide back lane. As I said, there is no way the backlane garden shall be tally with the house model. This most likely happen is because when they building the house model, EW still dun have a clear masterplan how the backlane garden is going to be built. The backlane garden shown in the house model is totally not following the scale. Also, the actual back lane is cement render 3/4 of the centre back lane but the model house back lane is 3/4 quarter covered with grass....I don't think the actual backlane will be the same as the model house backlane. Could it be in actual, the sewerage pipes are running below the back lane and if you plant big trees, the root of the trees will later damaged the sewerage pipes under ground. If this is the case then its a structural matter tat Ecoworld did not foreseen and that is why centre 3/4 is cement rendered...? I could be wrong? |
