Yeah, if you are outside the fencing, it is before entering the guardhouse. If you from the house inside the precint, it it just outside the guardhouse.

I believe ultimately is down to the supply and demand principle. If there is not enough subscription, I presume they will open to P1 as well.

Okay thanks taikor.. Compile the figures already..

From what I can see, more or less about the same ler... The main difference is D'Cassia got balcony and bathroom got tiles up to ceiling height.. But if not mistaken, Karisma got free upgrade in floor tiles?

Depends on your priority and preference..

I will choose Floris if based on size/price: Floris (23.6 x 76, buildup: 2563 sqf, starting 798k) vs Merrydale (22 x 75, buildup: 2683 sqf, starting 862k). Jason taikor, please correct me if the pricing for Merrydale is wrong.

Instead, I will choose Merrydale if based on landscape: Floris (sunbird walk + linear garden between corner lots) vs Merrydale (3.7 acres private central garden + 20 feet backlane garden).

Thank you.. I have compile it for comparison..

- D-Cassia (buildup 850 sqf, starting 242k)

- Karisma (buildup 800 sqf, starting 256k)

If SEH also have upgrade, means both Karisma and D-cassia also have ceramic tiles instead of cement rendered now.

Simfoni is RSK, nothing much I can comment on it, since it is subsidized by the developer, definitely most worth for value units.

I hope every purchaser can use it for own stay and not for rental/resale to maximize the ROI. If for rental/investment, can choose Karisma or D'Cassia, don't compete with the first home buyer.

I only have one concern about the Simfoni which is the bumi quota. Last time if according to Jason Taikor, the percentage is quite high.

In SEH, Grandlis is closest to STP, Floris is further away. Merrydale north is closer to STP compare to Merrydale South..

Both Floris and Merrydale also straight beside the Lekas highway, on upper ground.

I believe it is quite confirm EW will build the cradleton backlane in such manner, just not sure how alike it will go in real..

If according to the STP in Setia Ecohill, it is a kind of closed one. In addition, they build a ~ 5 feet wall fencing to enclosed the whole area. So basically you hardly able to see any inside structure.

I saw the similiar wall structure for EM STP area, I believe more or less, both of the STPs should be similiar. On top of that, there are about 50-60m of distance barrier between the closest Cradleton to STP, so visibility wise, dun think will be a major concern. 50 - 60m distance should be something like separated by a petrol station perhaps? hmm.gif

Of course people more concern on STP is on smell. I believe if smell issue only can be verified once everything completed, speculation is fairly useless. Anyhow, if really there is a smell issue, as mentioned, not only Cradleton precinct shall be affected. Merrydale and Mellowood should be affected, if there is strong wind, even whole EcoMajestic shall be affected as well.

As I said, there is no way the backlane garden shall be tally with the house model. This most likely happen is because when they building the house model, EW still dun have a clear masterplan how the backlane garden is going to be built. The backlane garden shown in the house model is totally not following the scale.

From the progress pictures, Merrydales seems fairly okay in terms of sloping.
