Karisma left less than 20 units which are from ground to third floor only. Not my preference floor, but still a quite nice township and better quality of materials compared to setia eco hill

The SA proposed simfoni, just that quite rush for me to gather all documents since the closing is on 15/7

Note: this is the general spec shown in brochure but in fact upgraded specs are given eg bedrooms floor are tiled instead of cement rendered. Purchaser of Karisma may share more...

I am a newbie to this forum and need some advise from all the sifu here if possible.

Currently I am trying to decide between Merrydale vs Floris (SEH) but would like to seek some advise and opinion as well.

So far we have seen Floris sample unit and pretty happy with the house. The surroundings of Horizon is quite good too with lower density and GnG although there was a slight concern on how it would turn out since it is individual title instead of Strata.

As for Merrydale, we really like the concept with backlane gardens as well as better finishing. The only thing that made us uncomfortable is that we couldn't see a sample unit which we can't gauge clearly how the unit will be.

Any sifu can advise here? It might stupid for me to ask this openly here but just tot of trying my luck ...

Yup there is free upgrade in floor tiles.

Specs for Karisma, not sure if there's upgrade for tiles:

SA from SEH informed D'Cassia specs has been upgraded: cement to tiles, they don't hv updated brochure.

Not sure how to make it straight...

The linear garden shown in the model is definitely unrealistic as our backlane is only 15ft wide. But i dont mind getting a narrower version of the linear garden as shown by the model

Based on this model picture, I think its Cradleton phase 1A, but if you see the backlane, its width is about 25 feet from each other house. Look at the cement slabs, 1 slab will be 1 feet wide and you can count 10 slabs plus 10 slabs plus the centre flower encasing about 5 feet..all in its 25 feet rite? I could be wrong, what about your opinion on the width, from the model man figurine at the back lane if a man is 5 feet tall, the width of the backlane is around MORE than 20 feet. To my knowledge only Merrydale has 20 feet wide back lane.

Also, the actual back lane is cement render 3/4 of the centre back lane but the model house back lane is 3/4 quarter covered with grass....I don't think the actual backlane will be the same as the model house backlane. Could it be in actual, the sewerage pipes are running below the back lane and if you plant big trees, the root of the trees will later damaged the sewerage pipes under ground. If this is the case then its a structural matter tat Ecoworld did not foreseen and that is why centre 3/4 is cement rendered...?
