 Putra heights is good buy?

Hi I am searching for a double storey freehold house for own stay and am considering putra heights, kota kemuning , denai alam and setia alam. I am working in Shah Alam. Which township do you consider the best for own stay? My relative is encouraging me to buy at Putra height and recently there is one unit for sale at rm 600k for 22x75. Is it a good buy?

600k seems like a reasonable standard price for double storey link wit that area size. You should also consider driving distance to work and amenities nearby when making a decision.

Putra height is the best option in my opinion. In terms of accessibility , you can access via elite highway, Shah Alam, Usj . The other positive driver is the soon to be completed LRT station. Denai alam's house is spacious and nicer than putra heights but this area still needs time to mature

Best is to visit all the township you listed and see which one you are most comfortable with.
Drive around the township and see the distance to amenities, how many entry and exit points, nearby highways etc

Lastly, come come to Putra Heights, and become a putra heightians.... thumbsup.gif

Let me know which phase in Putra Heights and what info you need.

Hi, this is located at section 8 . The land area is 22x75 but build up only below 1500 sqft.

Do you place more importance in build up or land area as section 10 is selling rm625k for 20x70 but build up 1800 sqft after renovation. Anybody knows what is the price of per sqft of land at putra heights?

Your 22x75 600k is pretty old house...i think its the first few launches.....more than 10 years already.

Section 8 Villa Fiore 22x75 or Catalonia 22 X 75
Villa Fiore is prefer as Catalonia has a brick wall in front of the main entrance.
Intermediate got 3 types with type c being the largest build up.

Note that there are a few rows facing west, avoid those.
Villa Fiore is located on higher ground, so it is quite nice and windy as the other phase won't block it so much.

Take note there is a pasar malam opposite the newly constructed school under the HTC.

Outside now, will scan the brochure later.

I believe the original price was like 180k only.
Very small bu. If you take out the staircases n car porch...bu is like 1400sq only.

Here is the brochure for Villa Fiore.
Catalonia I don't have the full brochure. Sorry.

If you are looking to renovate, you might want to consider just getting a bigger build up from those in Section 9 or 10.
You save on renovation cost and the head ache of renovating.
Up to you to consider but do look around.

BTW, I am not a property agent.
Just helping out like some of the forummers who help me last time.

U got mixed up bcoz those agents put Saujana Putra under Putra heights in iproperty, to jack up the price at Saujana Putra. (When search Putra heights in iproperty, the most at Saujana Putra pop up on the top). Saujana Putra is under mukim jenjarom. Address and majlis perbandaran under kuala langat.

Personally prefer bigger land as landed house, build up size u can renovate if u have the budget.

This is good stuff. Do u also have the brochure for villa kasturi type A1 at seksyen 9 putra indah. I bought one last year without knowing exactly what is the build up. Thank u in advance

Are there any other developments in PH which are GnG with a swimming pool? I am zooming in on Tanamera USJ (close enough to PH) whereas the Glades is priced beyond me.

You should check out the morning traffic. Back to Shah Alam via elite is a no go, so highway has no meaning to you. LRT has no relevant to you as well.

Nope, the only GnG in PH is the Glades.
Laman Putra Section 7 is also nice but no facilities and if not mistaken is FnG.

Tanamera is subang jaya address, not usj.
Taci driver will argue with you its shah alam address, so that they can demand another rm5 from you.

Its a very nice fng housing estate ...but u need to be happy with the followings:

Parking in tandem
2.5s with split staircases ..

Price i think already moved up to 900k to mio lioa.

Anybody know what is their entry price?

As for near LRT/MRT ones, it seems only Putra Heights is having it?
Is it strata/individual title?

Likely this will be a selling point and sellers will jack up the price some more.
But i believe it won't be immediate as the LRT effect was long factored in when PH prices boom with the announcement of the LRT line and Chinese School.

I'm more interested to see how the LRT has any impact on the commercial activities in PH.
Hopefully, commercial activities will pick up and the place becomes better because the One City project was really a major disappointment for us PH residents.

From PH to Sri Petaling, the new train seems to be slower. It took at least 2 mins to travel to a short range stations even though the adjacent stations are visible from far (eg 2 mins from Bdr Putri to Tmn Perindustrian Puchong, 2 mins from Tmn Perindustrian Puchong to Pst Bdr Puchong, 2.5 mins from Pst Bdr Puchong to IOI mall)

On the other hand, the old LRT train from Sri Petaling is faster. It takes 1 min from Sri Petaling to Bkt Jalil and so end..

The longer traveling time can be observed on new trains.

Tap out at gates, no need.
But need to switch to opposite platform via walking up and down.

Hope after raya upgrade, the new trains can move faster. Else, l rather wish old trains (with better speed) to travel all the way to PH.

I am not sure where it was imported.
This new trains(mainly white) has dedicated space for the disabled, dedictaed seats for pragnant ladies and better shoe/ankle room for sitting passengers. Passengers can access from first cargo till the last cargo. As for the older train(yellow outside and blue inside) the above features did not exist. But, old trains win by speed undoutbly.

D train will slow down when approaching corners such as d one from kewajipan to kesas it's a sharp corner almost 60-70degrees

Slowing at corner is reasonable.
Some examples from PH to Sri Petaling are the cornering from Puchong Prima to Puchong Perdana, corner after IOI mall to BK5 etc...But if we can see the adjacent stations in almost straight, the train should not slow. Examples are given in previous post..

Okay.. I can see some similarities between this LRT with KTM komuter.. So its from the same 'base'.. Internal color also same.. Only seat different.. LED display same..

Can't expect it as HSR or MRT as they are different technologies.
I had yet tried the Kelana route from PH to KL.
But for the star route, as long as the new train moves the same speed as the old train, l am satisfied.

Are you referring to the school on top of the hill opposite The Glades
Have not hear of this before and very unlikely as the land are all residential.

The only land available for a hospital is opposite the new train station but the master plan is not out yet.

LRT problem is more passengers but no increase of cars giving human jam during rush hour. Can u imagine during the peak hour they could still send in 2 car trains? With the coming of LRT3 and MRT1, it is going to be worse. They should have plan at least all 6 car trains. The platform can easily fit 6 even in KLCC middle platform style. But anymore is going to be a problem.

I was in that broken train. It happened at the hang tuah station. According to the engineering team, the broken team doesn't move. The train should be remotely controlled but even with manual, they can not move the train. Don't know what went wrong. I stucked in the train for almost 0.5 hour.

but I only collected those properties that I am interested in.....
not go sales gallery every weekend just to collect brochures for the sake of collection.

This masterplan of PH was in the very early days.
It only shows up to Phase 8.
There are almost 30 phase in PH (i think) can't recall.

I can't find the more update master plan.

Cut off the old ones.

I had burst pipe issue in the past and this was what the plumber suggest to me.

corner or end lot different....the rerouted pipes can stay on outer wall....paint over to cover it up.

even if you decided to change the entire ground floor's tiles....the new pipe might not be able to stand the test of time, and earth movement also.......but of course if you are well informed of the quality of pipe, you can lay good quality pipe instead of the lower grade pipe as provided by some developers.

Security in ph ok, nt bad. U want good security can bbb laman putra, the glades or grandis/mascarena palms.

As long as u install a good alarm system its safe, i have been staying here since 2006 👍, easy access to elite hway, got lrt hub

Pass by the house cause I saw the lelong post few months ago. Got cars inside n outside of the gate. But the house/car condition looks like no one is living there. House not facing another house.

This unit is not facing any house, so most of the owners park their car on the opposite side.

Yes about 10 years. Based on my observation, most of the units occupied and during the last meeting committee announce that more than 90% paid the monthly security fees.

Saw the ads on tiang lampu. That is bigger land right if not mistaken is 24x80? Should be a better buy. Plus the price is lower. If i want to bid a unit in ph, i'd get that one instead of the topaz. closer to commercial place. Altho from topaz just 1-2km, but to get there need to go thru traffic light and speed bumps which is quite pain in the ass hahaha

Yes. The noise is bearable. Not too loud for my unit but what i cannot is far from commercial. Anything la. Nothing nearby. Really lazy to go out if need anything cause of speedbumps and traffic lights. And for topaz if not mistaken all intermediate is 22x75 compared to sec7 is bigger right?

Not The Glades...meh smile.gif

Section 7 may have big size landed but the build up can be quite small for the size given. 26x80 but build up around 2000 sqf.

Unless you go for D'magnificient or majestic.
Those are the real superlink.

It depends on what you are looking for and your budget.
There are a few units for sale recently due to owners upgrading but prices are generally stable here.

There are a few pocket parks around, getting one facing these would be ideal.
Do site visit and any questions can just ask me or BRE boss.

I think I have it.
PM ur contact and I'll send it to you.

Every phase in PH has its pros and cons.
Section 7 may be FnG but that is reflected in the pricing and certain layout is not standard, may not be everyone's cup.of tea.

Other phase also have their own guards and each community is working with the guards and nearby police station in Section 8 to ensure security in each phase. Thanks to this co-op, the numbers of break in has greatly reduced.

Part of Section 9 has recently been fenced up with similar fencing type as Section 7. So there is progress but at a slow pace.

The 1700 units of RSK is towards the very end of PH and the main roads leading out is a 3 lane (one way) wide road with 2 traffic light junction. I believe this can accommodate the increase traffic as you can read, it is underutilized at the moment.
The good thing is most section like 7, 8, 9 and 10 are located upfront with the RSK located at the back. So residents can exit further up the road and avoid the traffic light junction, if not 2, at least 1.

Hope this set some perspective on the concern raised.

For me freehold and G+G are not the most important factors to consider
Putra Heights is located above Klang River, average sea level about 11m which I don’t think is safe, look for higher ground if you can afford, the danger of river overflow like Taman Sri Muda is there, may be not now, who knows…

Many countries experienced unprecedented flash food in 100 years, and the damage is huge, there is a limit for our drainage system to evacuate the water, many are due to human problem, if the city council does not carry out their duty property (to clear the mud), then flood is inevitable, those cities that nearer to seaside are likely to take shorter time to drain out the water than inner city like KL.
I always look for property >30m to stay, use your smart watch or phone apps to check, it is more accurate

While certain parts of PH may be just about 11m above sea level, it is not the entire PH.

PH is about 7xx acres and certain parts closer to USJ is actually around 30m above sea level.

Depending on which section of PH you choose, to generalize the entire PH at 11m is a bit inaccurate.

Of course higher elevation does offer some protection against floods, it is not the only criteria and some area might have high elevation but it's surrounding could be very low resulting in floods even after a minor storm. E.g. The entrance to Sky Condominium in Puchong is very high but the road before the Shell petrol station near the entrance is low resulting often the roads are partially flooded after a down pour.

Similarly persiaran kewajipan also use to flood after a downpour in the past but since the last big flooding, MBSJ has cleared the clogging and improved the drainage. It hasn't flood since then.

While elevation is important, I don't think it should be the only criteria you should be looking at. A combination of good developer, good local council, good workmanship, good community and good drainage design are all important. Higher elevation also comes with landslide risk, so you need to ensure the drainage is good otherwise it's also a concern as there could be soil movement.

Like my boss use to say, got pros sure got cons...ya

If you are looking for strata titled GnG, then both section are not GnG

Most of houses in PH are non strata titled.
At best they are FnG by the residents own RA.

The well know GnG is The Glades.
Not sure if Putra Palms is strata or not. Too long ago.😂

PH 7 and 6 more premium type and house owners here also better. House also slightly newer design

Im staying in ph7

If u can afford then ph7 is much better

If u ultra rich then can consider to stay inside the Glades for maximum security and also facility like pool and gym

My buddy's car got trapped in traffic going back to PH during the major floods 2 yrs ago and was written off as total loss. So even if your hse is on elevated ground, you may be unlucky that the flood happened while you are heading back home.

Lunch and dinner time are always busy even on weekdays.

Every phase in PH has its pros and cons.
Section 7 may be FnG but that is reflected in the pricing and certain layout is not standard, may not be everyone's cup.of tea.

Other phase also have their own guards and each community is working with the guards and nearby police station in Section 8 to ensure security in each phase. Thanks to this co-op, the numbers of break in has greatly reduced.

Part of Section 9 has recently been fenced up with similar fencing type as Section 7. So there is progress but at a slow pace.

The 1700 units of RSK is towards the very end of PH and the main roads leading out is a 3 lane (one way) wide road with 2 traffic light junction. I believe this can accommodate the increase traffic as you can read, it is underutilized at the moment.

I think you are looking at the wrong side of Section 10.

I believe the site Boss Aaron mention is next to the current RSK Harmoni 1 separated by the STP. Further south of the low cost flats after the few rows of shops lot below the low cost flats. It's bordering the Bukit Lanchang borders.
Look for Petron Petrol station next to Section 9, opposite this is the low cost flats then go south.

This land sdp already sold to another developer if I'm not mistaken. It's sold to Alma Land Development. If I'm not mistaken, it is this plot.

Don't see any development order application yet and it could take some time.

I believe the site Boss Aaron mention is next to the current RSK Harmoni 1 separated by the STP. Further south of the low cost flats after the few rows of shops lot below the low cost flats. It's bordering the Bukit Lanchang borders.
Look for Petron Petrol station next to Section 9, opposite this is the low cost flats then go south.

This land sdp already sold to another developer if I'm not mistaken. It's sold to Alma Land Development. If I'm not mistaken, it is this plot.

Don't see any development order application yet and it could take some time.

1. Not dog friendly.
2. SD clever sell house but don't care to develop the commercial area.
3. Bad experience with kids from the low cost flats who came to destroy the playground in Sec 9. My ex-house is facing the playground.
4. Bad traffic if use access from Puchong.
5. Lousy community at Sec 9, so many defaulters for security fee.
6. High crime rate
-attempted break-in, my house.
-corner house, kids playing with dad suddenly 3 man climb over the fence and held the kids by the neck with a parang.
-one neighbors house break in, thief climb in thru toilet window.
7. Not neighbor related, community related... but hell creepy story.. the Chinese restaurant behind OnKing, one of the hawker selling pork noodle, practices black magic. Yes WTF.. her competitor (not direct competitor also, ppl food better more customer she redeye/jealous) is the stall in-front of her, whole fam include the pet dog, died. I don't think what is listed above is very objective or conclusive if a place is good or not.

Not dog friendly? I see neighbors walking their husky in the evening. No issues. Some neighbors have dogs, some have cats, occasionally got quarrel but that's pretty normal.

Commi not develope? Agree. It's not great but the basic are there. The past few years have been better with the onking row very busy and fully occupied by Zus, Tealive, 7-11, Family Mart, Big Pharmacy etc
Back row behind 99 speedmart is okay for getting groceries and the 2 or 3 kopitiam and Seri Melur is doing great.

Kids from the flats do come and play at the playground. While they do cause damage with improper use, the matter has been highlighted and MBSJ do come often to repair the damages. Kids being kids, we shouldn't be too critical and let's educate them with proper signboards and adults supervision.

Puchong which part not jam? Use other access roads to PH...lor

This is individual title, there always will be ppl who don't want to pay. Lucky not like section 7, got ppl ram their car against the card reader....tim.

Sorry to hear about the crimes. Recently hear a Hilux was stolen but not sure if it genuine.
But things have improved alot since then. Residents had an engagement session with the police and asked for more frequent patrols. Pretty positive response from the police.
Part of section 9 is now also fenced up and there is a regular guard at the entrance and occasional patrols.

Black magic? I can only say there are all sort of ppl in this world. Some places have more and some places have less but all places have them.

Hannah yeoh if I not mistaken is in section 10.
Nope, don't think there is a section 11 but I could be wrong.
I'm just a toilets cleaner, what do I know....Hor

thats why if buy Ph landed just get either seksyen 6, 7 or 10 which have guard

dont touch seksyen 8 or 9 especially

if not can get seksyen 2 got guard but older houses

if not just buy the Glades the guard everyday raise hand salute u like army style caz u pay so much maintenance fees

If the community is not good, you don't get good guard services. And what is good today may not necessarily be good tomorrow.

Section 10/1 build the boom gate and Multi purpose hall, you can go see how well it is today.

Putra Heights started with Section 8, then 9, 10 and 7.
As far as I can recall, section 2 was abit later or almost the same time as 7 bcos 7 received lukewarm response and ppl generally prefer section 2 bcos of it close proximity to USJ 23, 26 and 27.

last time from seksyen 2 go into deeper part of PH need go thru hill route bekum very far but scenery good

My point is 1 experience shouldn't be use as a conclusive and objective determination of a place is good or bad, unless you are still staying there and can recall the history of the place. Maybe during your time it wasn't a good place but after 10 years, things might have change.

As mentioned by your own self, yours was 10 years ago, mine is current, the experience is totally different so it is inconclusive. Maybe another 10 years the place will be even worse or it could be even better. Time will tell.

Sorry to hear about the crimes. Recently hear a Hilux was stolen but not sure if it genuine.
But things have improved alot since then. Residents had an engagement session with the police and asked for more frequent patrols. Pretty positive response from the police.
Part of section 9 is now also fenced up and there is a regular guard at the entrance and occasional patrols.
