Sibeh good potential this area is classy underground mrt. Far better than those noisy fugly elevated mrt/lrt at damasiora n puki jialat.

squatters moving out, opposite Velocity....should be that location

best bet around 1000psf at least......I wonder how many rich investors dare to invest now.....velocity already suffering from rental issue, dropping price like mad just to get tenants.....

I feel for that location, 700-800psf still feasible, anything higher just running very high risk.

I will pick Damansara anytime over jalan Peel if everything else equal. Just choose units that face away from highway/ elevated MRT rail kekeke....

velocity really jialat.. tenants scared to open at here after looking at the BAD performance of pootra.. can see many famous brands pull out from velo to open at Mytown which have much better prospect as it's connected to IKEA icon_rolleyes.gif

underground mrt is better than above ground LRT

located between jiulai and KL is a good transit point

located adjacent to Velocity and MyTown plus a station away from TRX (future MRT1/MRT2 interchange) is great

product design and quality under SDB should be good

I don't think price will be cheap

This area getting more and more crowded, some more compete with all the nearby condos getting built. Wonder how expensive is this compared to Lavile?

With new ms project (probably mostly apartments MS style), velocity 2 (mostly apartment too as reported b4), more apartments in mytown (1 cochrane), laville and what not, this would be a hotspot for subsale buyers/tenants scouting fr good deals.

The way I see it..new migrants to Greater KL is real ..as new developments are everywhere even during the not so good economy ...

They might not buy a property like many of u do , but still need to rent a place to stay..

Kl and selangor relatively speaking is still a fairly underpopulated city....like under 4mio?

But at what price point is suitable for rent or subsale?
Even today...all buyers of rented properties already shouting murder with -ve cash flow and the future launches w higher price wont help much either.

The psf lower than Velo resi(subsale) and 1cockrin, else challenging to sell
The psf should be higher or same with JDupion, else lower profit margin and buyers of the later would be disappointed.

Velo is one of thr most overpriced proj i have seen. dont think buyers can make much in near future. to benchmark it as lower n suddenly una becomes value buy is beyond me.

Cheras cannot be Sunway and 1000 psf may be can look klcc or bukit bintang area for some bargain.

Actually my friends condo in damansara is renting for 3.5k for a 700-800+sqft 1 bedroom condo. Not close walking distance to anything like how velocity is. Its a few mins drive from mrt many malls etc but rental is good with strong demand. Think demographics, surrounding and the area plays a big picture here??

First phase level 10 to 13, Second phase level 13A to 20.
800sf+ unit fully booked now. 60% of 1000sf+ and 30% of 1300sf dual key are taken

Developer only releasing 2 phase for now. Phase 3 (Jun) & 4 (Offical launch in Aug/Sep) rebates will be scaled down accordingly.

I thought Ku-Nan direction is to have no "kapcai" in KL city by 2020 or at least to those areas that reachable by public transport.

Nope...I hope too if it's between 800-900...they launched the unit based on the level..now open for sales up to level 25..and the rebate is base on the level..the higher it goes..the lower the rebate is...

To me, Windows On The Park is below standard. If you all have chance, go have a look. After 18 months VPed, a lot of cracks despite earthquake resistance building. This is not even adjacent land start development.

At first glance it may appear Islamic in design, but if you study carefully, it's very 1920s NYC art-deco like design. Even the kitchen door provided is a throwback to that era.

For me, it stands out from the generic designs you have around the area. Definitely refreshing.

If you visit the show gallery, you could see the concept from right from the entrance to leading to the show gallery.

most just here to make money and just give you generic products without much thought........I can count how many buildings around are just a waste of space....

KLCC also follow Islamic design concept....and its one of its kind.

This is a highly commended project at that location i would say. I had a quick view and the vent blocks design stands out as it really bring out the connectivity and great visual communication with the surroundings. It has a slight touch of locality which i like, the language is strong and the colour theme gracefully shown within its texture. I felt we need this esp. at that busy area or to-be, modern byildings without a great concept is just boring esp. This outshined the rest. Good location and if TRX comes in, 2 stations away from the MRT you shoot right to Singapore. No more bullets !! and is this freehold btw ?

Just saying the design gave me the similar feel, in fact i just notice someone here in the thread commented about the similar "dayabumi design"

great character, masterpiece or whatever they want to market it to be "different" than others, is just not appealing to everyone taste.. first look at the design already doh.gif

The showroom gallery has the usual SDB standard quality. But has anyone seen the poorly-designed kitchen-cum-washing area in the show unit?
The kitchenette counter top can't even to fit in a Microwave oven safely, and hanging laundry in full view of the adjacent "kitchenette" is certainly not practical. Surprise at SBD lack of sensitivity in the design layout.

Interesting News of a 45 story condo in the area

A NON-governmental organisation (NGO) and residents lodged a second complaint on the alleged corruption involving the sale of a plot of land in Jalan Peel, Kuala Lumpur, to the Malaysian Anti-Corruption Commission (MACC).

Mind and Social Welfare Society (Complaints bureau) head Tony Tan led a group of 35 people in a peaceful protest outside the MACC headquarters in Putrajaya yesterday. Tan claimed abuse of power in the sale of a strip of land (Lot 810) that was meant to be a road reserve but was being developed into a 45-storey condominium.

β€œIn August last year, residents protested and complained to Kuala Lumpur City Hall (DBKL) and even lodged a police report upon seeing a development notice board next to the land.


β€œShortly after our complaints, the board was taken down. However, the development notice board reappeared earlier this year,” said Tan.

β€œAgain we protested against the development and lodged a report with MACC in mid-May.

β€œWe heard nothing further after lodging the report so I was shocked to learn, two weeks ago, that MACC had closed the case,” he said after the protest which lasted 20 minutes.

The group held up a banner while urging MACC to investigate the matter. Tan also claimed in 2014, the land value in the Jalan Peel area was around RM350 per sq foot, however the land in question was sold below market value at RM199 per sq feet this year. Tan lodged a second report on the matter yesterday, and hoped MACC would take the complaint seriously.

β€œIt does not make sense. There is clearly something wrong taking place in DBKL with the sale of this land,” he said.

actually its not good for me doesnt mean its bad for others... depends on your requirements... see whether u reli need walking distance to everything or not and pay the premium price for leasehold properties... or as long as its near to mrt station will be enough.... if just near to mrt station... u have alot more options with cheaper pricing than these...

About time. Those shops are an eyesore if you ask me, just like those old decrepit Serani Row houses which were eventually demolished.

The one recently cleared fronting Velocity as per the image above. Is this plot of land part of UNA / SDB as well?

My initial impression was that this was together, but can't be sure now. Also artist impression seems to be indicate they are together, but that's just artist impression.

They would've laid gravel on it and get a carpark operator in to manage the plot as such, just like what they did on their triangle plot next to the Cochrane MRT station, which was initially bare and untouched.

Every new vp projects will have auction units .... highend, mid range or affordable housing.

Is not so much the initial price but purchasers financial affordability, otherwise ALL units will go into auction after vp.

So how can one explain why affordable housing goes into auction ? Wrong price ?

When a purchaser cannot afford, dont commit. Blaming high price is not a good reason. Many have purchased at high price and cont paying instalment albeit with some regrets.

I think cause they did a Moroccan/Arabic type design which is interesting and quite beautiful.

The question is would this type of design be a deterrent or rather is not helpful in this particular area and the demographics. If so, it’s a big Red Cross for the product development team.

21-02 repeated. But let say vped 3month 4 unit were being lelong. Maluri rental market seen like a bubble. For ownstay I think it's a very nice design and location. For investment doubt about it. If want became second bangsar South rumor will be little bit hard. Hearsay now bangsar is still in owner choosing tenant. Not tenant choosing unit.

The layouts are great for a luxury feel ie 2 bed in 1k sqft. Very hard for investment.

The clincher is the 800 sqft one only has one bathroom. If ppl die die wanna force it into an investment then be prepared to take a price hit.

Need to filter the house rental by location, facilities, amenities & etc. Over supply or high dense doesn't mean rental will be cheap. But 1700 for m vertica whole unit rental doesn't mean it a good roi project, there are still a lot treasure at sub sale, auction and some new development outskirt area perform better than m vertica.

I guess each one has their own strategy. But for me as an owner of stratified properties - I’ll stay away from any development which is very dense I.e more than 600 units.

3k units in M vertica - that’s like a small village.

Definitely a renters market.

One has to go in at a very low entry price - max circa Rm 300 per sq ft for any meaningful returns.

That’s my view and I could be wrong

Doubt you can get 300 psf in KV nowadays unless it’s rumahwip or very old.

If yr elderly parents like to take MRT then this is a good place. As for the walking path to MRT, l suggest to bring yr parents to walk together

If you do not need to make quick decision, l suggest you to abnc here for a few days. Once you and your parents stay for a few nights then it will be easier for you to decide.

Very good business for commercial. It’s just other condos that suffer.

This Una for example is being dragged towards their price point. Instant capital loss for those projects that sold close to 1k psf although Sunway is strangely immune.
