 KM2, Bukit Jalil, By Berjaya

Berjaya will be launching new condos called KM2 in front of Taman Esplanade after the connecting road from Savanah2/Vista Commonwealth C is opened after July this year and after completion of KM1 east and west.

You don't have to go around Vista Commonwealth A and B just to go to Kesas highway from Bukit Jalil sports stadium.

Some units will have golf view because it's just next to the golf course.

This will add thousands of new cars into the traffic light at Awan Besar LRT.

The narrow jalan awan besar will jam like hell . Even now i long time ni go oug bcos no way to find parking.

But still have to come out before the traffic light at the Link shoplots to make a U-turn and that part of it is still quite a hell.

Wait for the new link road to be completed first.

Once completed KM2 selling points are:

The average rental for Vista Commonwealth block B is rm 1700-2000.

This block is closest to IMU.

Bro, how about the comparison of rental market between Savanna, Covillea and Vista Commonwealth since all of them close to IMU?
I think KM2 will be at least 700-800psqf after benchmark from surrounding new launches, like Skyluxe, Park at PBJ and Waltz at Paradigm..... Lol

FYI. Bukit Jalil is designated as international zone by the government.

If it doesn't have one now, it will have once the area around Pavillion 2 is developed.

With the number of new condos sprouting up during the last few years, it's already Mont Kiara 2.

The traffic jam along the road to KESAS highway is terrible.

How berjaya gonna convince us this time with their design?

Yeah Berjaya not good Designing the facade . They still using the old fashion architect time.... However, the view is extremely worth value as its facing golf view and location is very stregegic as its very near to Awam besar LRT, IMU, and future paradigm mall oug & MRCB township !

We put our hope that this will be the last piece land for Berjaya to build. I heard they gonna change to the new architect.

Many people don't know this project so they buy all those small land and high density condos like Twinark, Skyluxe, Treez etc.

When vacant possession, they can't find any tenants or buyers.

So it's better to give buyers more choices now.

Looks like got some changes over sizes and prices. Back then was told that this is going to be super high end and targetted almost RM 1000 psf. And only 1500-2500 sq fts units. But now seems more units.

I am wondering is there any authority should review the current and future population density for the development approval. If the infrastructure cant cope with the development then whats the point?

I doubt what is our township planning unit are doing right now. Maybe they are looking at the income from assessment collection instead of quality balance living.

This is not the 1st day got such issue in Malaysia. As a malaysian been staying here so long already know corruption is norm in daily life.

I dont think has one project in malaysia is purely clean. Apdl approval, building plan approval, road opening, land purchasing, utilities account turn on, supply, even MRT station location also involve corruption. Come to property purchasing, prima, rumawip, also need to spend some money to get it.

Malaysia always a Boleh land !

Interesting! It's always welcome to have hospital and international school. Bukit jalil is short of these two type of developments. Having these two will be able to balance up the residential over supply at this moment.

Imagine another 1500 units of high rise units supply from your info ... Not sure market will be able to digest it easily! Not to mention MRCB will be another wave after paradigm project. Lets see what's going to happened next decade in bukit jalil.

The are two phases of Link2, phase one is almost completed and phase 2 is not started yet. Unless they launch KM2 before Link2 phase 2, there is not possible KM2 will be launched this year.

Visited the developer show gallery in Bukit Jalil and asked about KM2 and The Link 2 Phase 2, it is mentioned that those projects will only be launched somewhere around Q2/Q3 2018.

Developers building pigeon hole all over klang valley bro... not only bukit jalil... want to have big house, target outside klang valley or else if you got the money to get one in good location...

To be fair, this doesnt happen just in Bukit Jalil, but everywhere. For sure there are more empty units, but Bukit Jalil has the LRT, MRT, highways, and most importantly new developments in that area to support the growth.

New development such as BJ Sentral, Pavillion, LTAT shoplots, Tzu Chi, Link 2 and etc. All these will help to make a better community and more people will move in eventually. But of cause, it takes times to fill up the vacancies in the all the upcoming properties.

Having owned a few Berjaya projects i.e. Savanna and KM1E, my comments as follows:-

Pro:
(a) on time delivery.
(b) old is gold. Had another Condo, tried to be different, I think i will give it a fail.
© will deliver what is promised that is on paper (very important note). If you are promised "verbally" don't even bother. Also, showroom is ONLY for illustration only (big warning here).
(d) yes there will be many defects but the bulk of it is minor. I have seen much worst and Berjaya is still considered better? LOL....
(e) what you can see, touch and visible to you is typically OK. (see: what you don't see below)
(f) will attend to your defects.
(g) all my condo comes with 3 car parks (like a BOSS).
(h) Savanna (block B Side) not so killer golf view, KM1E has killer view of the golf course, I can imagine the same for KM2.
(i) location, location, location. (F*** the rest [quality, price, customer service], like literally).

Con:
(a) design is traditional. Poor usage and planning of space.
(b) what you see in the showroom and what you get might not be the same. I suggest you get them to put it down in writing. Example: the balcony for KM1E was supposed to be glass panels, we got iron mongering instead.

I don't have property in link2, I don't think anyone would purposely go and view a unit there just to see defects. You can bring up your issues in link2 and let forumners decide on the issue.

Aurora provided a good summary there.
I only can add on their product gotten worst. Last product not selling well at all. They delayed many projects .

(b) what you see in the showroom and what you get might not be the same. I suggest you get them to put it down in writing. Example: the balcony for KM1E was supposed to be glass panels, we got iron mongering instead.
© items delivered (tiles, sockets, toilet taps/shower head etc...) typically the quality is average (or dated).
(d) a lot of time will be spent on identifying defects and rectification.
(e) projects seem to be prone to water problems (leaking etc...).
(f) what you don't see is the part that you have to be worried about.
Example:
1. The piping leading to my rain shower in the master bedroom is held up by wooden blocks and "glued" together with plaster. Note: My other condo use proper metal clamps.
2. Toilet table top basin, the basin is held together with 4 screws on each side. They subsequently changed to metal clamps.

Conclusion:
Berjaya typically delivers reasonably priced product but in terms of quality, I would rank it as "average". You have to be mentally and physically prepared to buy a Berjaya property. Despite the pitfalls, I would still  *cough* reluctantly buy a Berjaya project especially for investment or own stay. rclxub.gif

If location is "key" everything else is secondary.

I doubt, if you are working in KL, you would want to buy a condo in Seremban, just because the quality is better.

If you are diligent with the defect rectification process, you will get it resolved somehow.

Seems like construction has started. Gave a call to Berjaya but was told no info release yet, showroom will be ready by end of 2023. SA will update again.

Went to the showroom last Friday. Total 2 blocks, A & B for Oaka Residences but only A is opened for booking. My wife and I love the layout for type B3 (1175 sqft) as it comes with lanai that has full windows. We wanted the golf view but Block A will definitely be block by future development since there's a total of 4 phases. Next concern is the noon sun direction. If we chose block B, the grey box sitting on extreme left of the map, it's gonna get roasted by noon sun.

. Around RM880.00 per sqft
. Total 30 storey
. 7 units per floor
. Total 3 lifts
. 2 Blocks with total density of 350 units.
. Freehold
. Maintenance Fee 0.46 (Including sinking fund)

I'm not sure if Berjaya will give good materials that suits for this more than a million project or merely location factor for this price. Goodluck future buyers.

why berjaya's property maintenance fee is generally higher ? for this property i noted is low density, but just worry after VP, increased substantially.

My advice , visit The Tropika first before deciding. Berjaya need put extra bold and exclamation marker for *Artist Illustration Only* build material and real outcome like sama standard as Rumah WIP 😅 cheapskate mentality
