Having owned a few Berjaya projects i.e. Savanna and KM1E, my comments as follows:-
Pro:
(a) on time delivery.
(b) old is gold. Had another Condo, tried to be different, I think i will give it a fail.
© will deliver what is promised that is on paper (very important note). If you are promised "verbally" don't even bother. Also, showroom is ONLY for illustration only (big warning here).
(d) yes there will be many defects but the bulk of it is minor. I have seen much worst and Berjaya is still considered better? LOL....
(e) what you can see, touch and visible to you is typically OK. (see: what you don't see below)
(f) will attend to your defects.
(g) all my condo comes with 3 car parks (like a BOSS).
(h) Savanna (block B Side) not so killer golf view, KM1E has killer view of the golf course, I can imagine the same for KM2.
(i) location, location, location. (F*** the rest [quality, price, customer service], like literally).
Con:
(a) design is traditional. Poor usage and planning of space.
(b) what you see in the showroom and what you get might not be the same. I suggest you get them to put it down in writing. Example: the balcony for KM1E was supposed to be glass panels, we got iron mongering instead.
© items delivered (tiles, sockets, toilet taps/shower head etc...) typically the quality is average (or dated).
(d) a lot of time will be spent on identifying defects and rectification.
(e) projects seem to be prone to water problems (leaking etc...).
(f) what you don't see is the part that you have to be worried about.
Example:
1. The piping leading to my rain shower in the master bedroom is held up by wooden blocks and "glued" together with plaster. Note: My other condo use proper metal clamps.
2. Toilet table top basin, the basin is held together with 4 screws on each side. They subsequently changed to metal clamps.
Conclusion:
Berjaya typically delivers reasonably priced product but in terms of quality, I would rank it as "average". You have to be mentally and physically prepared to buy a Berjaya property. Despite the pitfalls, I would still *cough* reluctantly buy a Berjaya project especially for investment or own stay.
Proceed with caution and please do your own homework before buying!
