No wonder the sales guy said it will be postponed la....hahaha
But the developer (JL99) already bought that land, wondering what is going to build there in the future.
And the sales guy did mention that it will have Post Office, Police station and Food Court downstairs...
Hmmm, let see end of the year what is going to happen. Last time The Henge also got many residents came out and make voice, but at the end .....

Latest news, i saw there is some construction is started and show room is building as well, i think the developer should launch the project very soon.

Just one week got more than 100 units kena sapu liao.
Wow, then should be habis in one month???
Anyone else booked also here?

went there no yet have the show room, only know 3 types i.e. 1050/1215/1350 sg.ft

but it is commerze area

I heard that to pay the booking fee of RM5,000, you will need to submit in the form of cheque. The cheque from current account (not sure what you call that), not banker's cheque. Is it true?

Called Legend Heights, this new project will be two blocks of 40-storey serviced apartment right in the heart of Taman Sri Segambut. Tower 1 has 310 units while Tower 2 has 248 units. Unit sizes are 1,050 sf (3+1 BR), 1,215 sf (4 BR) and 1,350 sf (3+2 BR). Partially-furnished with an estimated price starting from ~RM450 PSF.

Comparison Kepong area developments, metropolitan lake area.

Yes, no doubt they are nearer to MRT2 since There is MRT2 station at metro prima area. But think bout the density around that area, it is massive! In terms of rental is really a serious matter. Imagine how many competitors you will have when you wanted to rent out your unit?

at least 5 developments over there, at least 8000 units over there, plus existing houses over there, at least a total of 10000 units. Imagine one house at least 2 cars, what will the traffic like when during morning and evening time? 20k car?

Further more, most of the land in KL are leasehold, but no harm to take a leasehold property. Government will definitely approve title renewal for developer after 99 years, Why? because they can get renewal tax and fees. They won't demolish it or disapprove the renewal, why? Because it need to spend time and money!

High profile or so called branded developer, is not really worth to buy! Why? Expensive because of its name, they might not maintain it well after it completed because they won't worry they can't sell out their unit. While developer like JL99 is still building their name, so they will be more concern on every single details in order to build a good name! What we looking at when we buy food? expiry longer! Same goes to property, permanent stability!

If its a good developer, less density or good location why still have a lot of unsold units available?

Those shops built by saiwai grp next to tis project just started to rent out after 4yrs after completion

And actually tis land is not meant for development as I know

Money politic everywhere in malai 👍

Dun sapot rubbish development. As I said tis land is not meant for development.

I do blif there r beta option around kaptong area. With almost similar price u might b able to get R5 @ dpc which probably giv u beta value beta loc beta packages.
