Bear, Goodview is only for ownstay? Then where's the ownstay people after 1 year VP?

SHL is the biggest investor in goodview height, he is selling the houses with more rebate now compare to first phase buyer, killing / KO all the other possible investors in Goodview Height. sweat.gif

investors not interested means only hope for genuine home owners...

actually it is d same with investors interested areas... coz there are chance for investors to profit certain margin.. and then on top of that margin , need to have genuine home owners to come in.. investors not interested areas is due to cant see profit margin.. and developers not keen to play along investors game... the act of developers launching new phases merely 10k plus signifies developers not interested to make that area flipping field..

this is different from SEH 2 who also playing built and sales... their entry price is low and will make an artificial thinking that price still can invest..

but due to subsales nature of invested pricing , this has deter many genuine home owners from buying... my 2 cents.. unless u mark up price... then only take 5% DP instead of 10%..

but stamp duty still kena screwed.. and rarely buyers will have confident over individual sellers as compared to developers..

his intention is very clear for own stay... come on SHL is a 1st tier developers which is registered in bursa malaysia.. they really that cheepo cant make a lost of the few % rebate meh..

by doing this they dunno the investors will get burn meh? they still have phases not sold yet... by giving discounts like dis the owners are angry too but due to economic downturn maa.. and other owners are for ownstay... if for investing... die or not?

sit down and think... they have least sales agents or etc...

no offence.. depends on the purpose of purchase... if flipping not good same thing happen in GVH and TH.. more discounts for later buyers.. mthc is like ging crazy over the more discounts to later buyers...

TH u can go at night and see either way from jln reko though the tunnel or from bandar tek...

both routes i find is depressing for that entry price...

Wrong, this is because SHL knew that can't sell unit with 900k sale price, so no choice but need to make sure the sale price of second phase is similiar the first phase. Even so, with rebates given, still can't sold off.

Never expect SHL can be like Setia / Ecoworld to build new infra, but the first phase already VP one year, the connecting roads to Jelok Impian also not yet ready, this is how they treat the so called own stay customer?

i cant c any aspect GVH better than TH
wat is the TH selling price now?
last time i went there parkfield is 790k after rebate

since when 900k come into picture? i recall 740k... next phase 788k.. dun simply say..these price are with freebies and package not included yet.. not to prmo GVH or wat.. in fact kajang east also not bad d entry price...

basically quite many sold off.. i dunno why the occupancy rates are not promising as the sold units...(definitely SHL does not advertise like line up a nght before... setting tents and etc...) coz it is clear this is not an investor favourite place..

very least banners for sell i can see (can prove the authenticity of the claims) compared to SEH (which the fever is so obvious not going well after VP) must remember , SHL did not garner the fame of lining up and etc, they did not have the so called infrastructure like SEH did... why d occupancy low in SEH?

i am gonna have to agree on the roads connecting to jelok impian.. pure not efficient... accordingly they said roads were tarred up to jelok impian... but certain relevant authorities has yet to get the ($$$$) to allow.. my guess

Huh???? How later buyers got more disc? You okay or not? I got a total of 8 to 10 percent disc as far as I can remember. How did I go crazy? Don't simply talk cock la.. the disc I got is due to contra for the 1.5% referral fees. Instead of getting cash or whatever, it contras off snp price.

The current routes leading in and out of TH may be depressing but definitely wouldn't be as bad as yr life. Don't u know that there will be 2 more new routes under construction and to be opened soon?

Just buy what u can afford and hide in the depressing gvh la bear.

TH? built the new link? not MKH meh? for kajang 2?

TH only fame was the Tropicana in damamsara... many ppl think the result would be the same... buying name more...now even more rebates that original launched price.. this causes pressure to investors in TH..

SHL red bricks so..

these all labeling... u see sunway semenyih... sunway maa... anything big about it?

Another access is bypass yr depressing reko road to silk.

ahh.. you here... i dunno you are aiming for ownstay or investing... but would you wanna have a ride with me at night to go to TH both routes... i wanna see ur face reaction and your words describing the feel of routes.. to TH..

i find it depressing... for now.. after the link opens we may have another view by then.. as of now.. views stay.. lets come to agreement...purely based on real thing happening and observation..okay?

our mission is SEH 2 and ijok .. aware potential buyers.. i can guarantee, current purchaser of SEH 1 will never dip their hands to SEH 2... or prove me wrong... samkps?
