In term of built up price , TP is higher .
Neighbourhood and environment TP is the best
Maintenance is Rm280 monthly included club house facilities .
No jam issue but need to pay RM1.80 for exit each time .
GV demand not so hot so far there's no sub sale transaction for the 2.5 terrace and many semi d is vacant even developer still have few unsold unit
The guarded community still yet handover to developer
Worry the g&g issue later since so many vacant units there ..

This is federal project and the contracts also awarded .
The percentage of stop work is very slim .
During mahathir era our infra and public transport is suck that Make us crying every day now.
Mrt , Langat 2 , tnb high power plant and highway must go on even these project is Make some party not happy..

From GVH to bandar technology kjg not far
There got big Klinik kesihatan too
But issue is need to drive long distance for u turn
If the access link to kjg perdana open already should be better . Just don't have clinic and pharmacy in GVH
Wait all shop open first lo .
Y don't u consider seri sungai long or bkt Sg long ?

Seri Sg long got many type terrace and semi d but
The semi d there many units already koyak .
Security wise no need worry
Every corner can see guards standing
Maintenance only rm100

Better Go for 22 wide link house
More comfortable for bedroom 2 and 3
Bmc section 5 bentara got 22 wide size
Bkt sg long 3 got 22x90 but maintenance rm300

Rm400 is pay for strata maintenance only
There got club house but is separate join membership . I heard the Eco hill the cluster with strata title also pay rm400++ w/o facilities too

Yup but so far 100% residents there follow the rules and regulations set by developer even extension developer want the residents comply to mpkj guideline . Even now no single house change facade colour as per developer management not allow them to change colouring scheme
I think the management is working with mpkj closely on the community local Issue . The management also keep remind the house owners about mpkj dog regulation 1000sqft allow to keep one dog .. Etc
It's good even there are not truly strata but the residents is behave and follow the rules
