The construction works reached Level 8, still at podium. It is extremely slow. You could view it from Petronas Damai Perdana.

Thinking about this condo too but the upcoming pr1ma, emerald hills and few other condos nearby would add up to the congestion along alam damai road. Seems like current traffic is already quite bad at the 2-3 traffic lights during peak hours.
Any residents around damai perdana/alam damai could attest to this?
How about the environment, safety, & such? smile.gif

This is the main reason why developers are offering this type of scheme:

Buyback schemes and assured return plans are a sure sign of the fact that the developer is facing financial distress.

As what I know, there is no buy back scheme. It's a scam. Can try to call Euroland to clarify this, as what I just did.

Anyway, just an advice to those that wanna buy this property from him.
Im not a house expert nor property agent, just a human from this earth, use my foot to think, I also can feel there is something wrong with the scheme and for sure won’t buy.
1. Why is the scheme not provided by the developer but by third party which is a property agency?
2. When we do business, don’t we hope to sell our stock? And once sell, will u still hope your customer to come back to SELL IT BACK to u, and get MORE MONEY from u?

His offer may sound sooo good, but is there really such a good stuff hanging around just for u to grab?

And i’m guessing, you all can try to book a unit from him and he might be unable to let u choose ur prefered unit due to some unexplanable reason, which he may able to twist around later on for u.

For those that had bought from him, make sure the buy back agreement that you signed is stamped, and God bless you to be able to get back what you should get in the end of the day, and his company is still there during your VP.

And dude, i really dun wanna talk much between ur company and euroland la. The more i dig, the more dirty it will be.

As for the buyer is willing to buy from me, is the buyer's will, no coercion.

And I hereby declare:
1. Purchase contract & SPA price is stated, there will be no difference.
2. Purchase Rebate, free legal and all document charge, is really there and possession.
3. When VP period, RM32k GRR Rebate is owned as long as the buyers is purchase with our company. The payer is the developer, not our sales company.
4. Buy Back Scheme is a preferential policies provide to our own company buyers, not developers provide.
5. Buyers with a buy back scheme, have the power to choose want or don't want to sell back the unit to our company within the deadline.
6. All the contracts are based on Malaysian law and all have legal protection.

wow... now i realized this post... why so fiery.... hahah..... i think the prop agent here should chill abit.... the reaction towards the scam word is too over.... you wont lost any business if theres someone here say its a scam or etc... how many property buyers nowadays really refer to LYN and LYN only before buying a property... as long as your package are legalize.... just talk to those who willing to come see and buy from you loh... no need quarrel on the public forum geh....

for that low density and freehold... its not too bad... in selangor cheras address... alot of new projects selling at 600 psf with higher density... especially within sg long those areas...

Yes...Now the 1000sf unit price also raise already, after the rebate also wants RM600/per sf above. And there's not a lot of unit left.
1100sf had two unit last week, and now it seems to be sold.

No lah...! Don't listen to rumors outside. The developers are fine, and Penang has a good project to develop.

woah saw news on this, developer not giving agreed rebate cashback since not VP yet, and cashback has increased from 17% to 30% since still 130 units unsold

manager is mailing to buyer said will delay at least another 6-9 months, really?

I m someone from consultant team related to the project, i heard somebody say the account of the project is a total mess (construction cost higher than the selling price), in another way of saying is rugi project. But i believe the developer is in the mist of finalizing to hand it over to buyer.

Based on the latest 7 quarter reports, the company initially target to CCC by 2nd half 2020, and in 2021 mentioned CCC to complete in year 2021.

Not sure till today, whether the owners gotten the key already or not?

Yes that the conditional for bank to transfer the ownership so bidder have to factor in not to mention the prolong transfer process owing to developer status

Omg another horror story for the ages.

Value drop by more than half! If you’re not sure that something you buy can even hold it’s value just sit on your hands and do nothing.

Few hundred k down which is a noose around your future income. You might as well have just yolo and go on holidays etc. Sometimes we’re a victim of our own culture to be homeowners which has been well and truly exploited by developers.

Everytime l pass by this site, the building looks completed from outside (not sure about the inside), giving an impression that key hand over is soon (if not reading the article/fb/threads).

even the defect team also dont know some of the spec of the building as the previous main cons cabut already... so alot of things are based on trial and error to rectify now... lol... the whole building and house is in reli bad shape...

Besides the price, one is immediately (almost) available one has to wait for 4 years.

The visda project has easy access to the main road and just KL border.
Just that the dev is not good
Highrise with this type of dev is prone to auction.

So how attractive is your project in terms of location and dev?
