PPA1M has completely separate access to rumawip+condo, same like other condos nearby your house...no access to your place...does it cause a problem?

free cost unit is definitely better than rumawip, in terms of layout size and also the commitment

It's such a great location, looking at the bigger picture. Narrow it down and you can see the nearby LRT station, which is great too! And the psf price is quite a steal actually, for KL units.
But just curious from all of you here, would the RUMAWIP and PPA1M affect the investment profile of this place?
I know RUMAWIP (220 units) has a rental moratorium of 10 years. But PPA1M (660 units) CAN be rented out, just can't be sold. The layout for PPA1M looks great too!
And the nearby thousands of units of PPR Kg Muhibbah with nearly 3000 units! (Although I must say the PPR here is quite clean, I even saw some Benz, and nice cars parked here)
As well as the nearby cramped Hong Kong styled-OUG Parklane with 4000+ units!

What do you think? Would this affect the rental or future selling decisions/outcome of this Platinum OUG?

Actually this project damn gao gooding.
Got a bit difference only between rumahwip and Residensi Platinum in terms of psft.
Dunno PV regret or not with this pricing.
Last i heard from my agent friend say rumahwip also almost 95% habis. Wah liao!

It cannot get any better than this in KL area already.
Too bad my bullet stuck jor.

This location and price is really attractive, but OUG Parklane is so close, will the Africans move here?

Last month went to Parklane find my friend, saw lots of police raid the Africans there

The main risk for this project is too close proximity to Parklane (African/Rempits/Gangster dominated area) and the PPR Muhibah, RUMAHWIP Casa Green. All within 1-2KM Radius of each other.

I commute through Muhibah daily, the double parking near MRT always cause traffic congestion already. In future, gonna be a whole lot worse with so many projects targeted at that area.

I just drove there about an hour ago during heavy rain, and the road there after the Muhibah station is flooded (the PPR junction at the end) and the water already can get into engine

Worse thing is Platinum OUG's land is even lower compared to nearby PPR.

I don't mean to badmouth the project as myself am very interested in this development, for those who booked you should voice your concern to the developer and see of any solutions will be done to fix this road flooding

interested in this project as the price is really attractive and near to LRT. Just went to see the site and it is next to the low cost flat in muhibah... is that why it is priced cheaper? looks like no shops (only mamak) at surrounding

From Muhibah Lrt to this junction, the road is a slight downward incline, so the water all flow towards here, and the small drains along the way all have water gushing out during that time. Water is already reaching radiator level further in front of the Nissan Sentra

I used to using this road to my office. To be fair, it happen once awhile when heavy rain only but the access road to the project site would be my major concern.
