Anyone did their defect check themselves? Would like to ask what is the common way to check for electricity ? Will using a test pen be sufficient ?

Test pen only indicate presence of AC 230V.

It won't tell you:
Wires not screwed tightly or at all in socket (only way is to turn off everything and open the socket to see); 230V easily jump across small air gaps or poor contact. Moment I open the socket the wire already dropped out on its own accord laugh.gif
If neutral and live cables are reversed colour code. Swapped or wrong colour codes used can and will happen.
If green supposedly earth is connected properly or even at all.

Always assume the previous joker is an idiota when working w electricity. Test all wires not just the one that looks like the live colour.
Testing more never killed anyone.
Lack of testing, well they not around to complain..

You can use a socket tester to be more precise, or if just want to confirm got power, use a cheap lamp will do.

For checking scratches on window pane, come at night and use a lamp to see, it show up easier than in daytime.

I was planning to hire them. good reviews so far. But sadly they are not working during FMCO/EMCO and Im looking for someone who can assist soon

one thing unfair to the house buyer are certain part of the house should have a defect liability of more than 24 months. the bathroom water proofing is one common issue. Normally it should last for over 10 years. but nowadays, many units have problem after 2-3 years...

i just did my home inspection this weekend. Hired Top Haus Home Inspection - you can look for them on Facebook. waiting for the full report. but so far quite happy with their work. They spent nearly 3 1/2 hours to inspect and they checked everything. only downside is slightly expensive compare to HomeInspection.my (difference is about 150myr)

I paid 780myr for 2,100 sqft unit - slightly on higher side since they were the only one operating during fmco. you can check Home Inspection Malaysia, they are slightly cheaper. hope this helps.

Thanks for sharing. If I have known there is such service I would have hired. I spend the last 2 weeks doing self check and just submitted first defect list to developer yesterday. Is considering if I still want to hire these inspected for second check.

i suggest spend a little for inspection service. i did inspect house myself and notice the most glaring ones only. The inspection people spotted tonnes of defects that i over-looked. better to get it fixed now thn later.


my inspection report was 96 pages rolleyes.gif . now im pushing the developer to fix everything stated in the report.

Don't think the owner will let you send people go inspect also, but perhaps you can ask for discount if there's major defect. Wear and tear is usual since it's subsale so can't expect everything like new.

All subsale properties are sold as is basis.

During viewing, you can engage a home inspector to come along to give his opinion and to submit a report to you.

Thereafter, your decision to buy or otherwise is base on the report and his advise.

If the seller is willing to repair the fault, the most he can is to do good but not necessary nice.

For eg, if there are few pieces of cracked tiles, he can replace those but not the entire flooring or wall. The new tiles may mismatched slightly in colour and buyer cant expect those old tiles to be available now.

If the fault can be easily done, then as buyer, is better for him to do it.

Buyer can try to nego for further discount but sometimes seller oredi quoted a lower price and will not give in unless he is urgent for a sale
