Erm....not sure what ur too happy about..I'm talking about the large incoming supply of small units in cyberjaya that will put pressure on the rental cause I don't see the demand increasing by that much...

Btw...I own a duplex unit in cyberjaya as well..hence the concern..

Sales gallery and show unit to launch on 27/5 @ 2pm onwards
It will then open from 10am to 8pm

Some updates and basic info:
Block A: A1 and A2 (not launched yet, but confirmed 10% price increase)
Block B: B1 (>95% sold out) and B2 (>60% sold out)
Move in condition and with min 1 carpark

Remaining units for example 450sqft now starting @ RM 270k+
Rental yield for studio pretty high, can check on website

A proposed mall is confirmed to located beside the project

600 sqft all sold out
657 < 15 units
815 < 8 units
450 < 40 units

Right beside a proposed mall (Mydin)
Right below Sejati residence
Surprisingly quite a lot for own-stay
A lot of young couples

Like that quality will be an issue........
IOI city mall car park water leaking. Same to IOI Boulevard car park. Bdr Puteri house floor crack,
Puchong jaya apt wall crack, window fall.......

This contractor listed down their past projects
IOI used a few contractors

But.. this company is doing Conezion, lets see hows the workmanship

what isolated? its located right in front of sejati residence and next to it Mydin Holdings already bought and proposed to construct their hypermarket to cater for cyber/putra peeps.

china man? HELLO, Kenwingston is the main con for SCP Season Garden Wngsa Maju & KL Traders Square, IOI Connexion and Almyra 669, Parkhill Residence Bukit Jalil for Aset Kayamas and so on.

Everyone will have their own opinions. What we do is to present facts and our analysis.

Well since this is a forum, there's no right to stop what ppl saying.

At the end of the day, if ppl don't like they won't buy; if ppl think it is an opportunity, ppl will buy. I believe good investors will know what is wrong and right.

Well at least the updates I have now is the number of available units very limited.
Quite number of buyers buying for own-stay. Mainly young working couples.
Some buyers working in Mont Kiara/PJ also buying for own-stay. Reason is affordable.

As long as theres no confirmation of prices and official launch date hard to believe...

even lakepoint residence as informed by roy 1k sqft condo will sell starting at 450-500k price starting point
and their landed is among the cheapest launch below 1 mil back then..

theres another service apartment by setia haruman under Westlink...so far holding off launches until now...

rumoured 850squarefeet price range around 350-380k...

Well... the sales actually very good despite what you said rclxms.gif
Feedback from buyers are they like this location because its not too close to student area (Not that Cyberjaya is big to begin with)
And mind that, quite a lot actually buying for own-stay

The proposed is actually a big plus for them, while still keep away some distance from student area
Also with next phase gonna + 10% in price, you can say those who bought this phase now already appreciate in value

masreca, prima, all low cost house ll build here
better buy centre or north of cyberjaya
