I called the developer today and they told me wirajaya 2 is FULLY BOOKED! is it possible even i got surat tawaran from rumawip?

I guess that could be possible if they work on a first come first served basis. If you really want to confirm, probably gotta go down their office to negotiate for your unit.

Not only that.

for Bank Loan there will another RM20 for stamping fee , RM200 procedure fee
while for legal fee , gonna get ready another around RM5K.

Well , fully book does not mean fully sell off. There might be some owner fail to get loan at the end the unit kick back to the box.

I remember 1st round i go there i saw the box got around 30+ unit available, 2nd time i go there only left 10 or less....
3rd time i go there is saw 20+ unit available again.

Did you contact the developer for arrangement ?

If i din remember wrong, after DBKL send letter say that application approves. You have to contact developer and told him you receive the letter from DBKL.
then arrange with developer to meet up together with the letter from DBKL, RM5000 Cash or cheque (no credit card allow), then fill in the form and "lucky draw" your unit at the same time.

After that developer will let you choose which bank you wanna get loan from. Then wait for banker contact you for info submission....

then if bank approve your loan , then next will meet up and sign Loan document (the bank i choose say everything deduct from the bank account - need to open a saving account if you don't have. and banker say there will be RM20 stamping fee , RM200 procedure fee and RMxxxx balance for MRTA - I took max and bank can only put RM15K MRTA into loan, balance have to pay) , if non of the bank approve your loan, then you get back refund RM4900 after 1 month from developer (RM100 been telan by developer which he mention is procedure fee and can't provide black and white ......)


after sign loan document, next step is meet up lawyer to sign S&P, here you need to get ready another RM5K. You can told the lawyer , the balance RM25K pay via EPF, they will settle for you if i not wrong.... i currently at this stage. Tomorrow meet Lawyer.

(by the way until the loan stage, you might receive a reminder letter from developer which warn you expiry date for loan approval is near. My developer agent told me to ignore blink.gif at the end until done sign loan agreement we receive a letter from developer say that we fail to meet the allow period and the unit will be kick back to the box... blink.gif , after contact developer agent, he do something let us sign a letter then extend another 2 weeks)

How long you Q and what number in Q is the key.

What happen to me for vista wirajaya is that I wait and wait, is the agent tactics to ensure all the units are sold.
In the end, I don't get the unit and waste 2 months

Then I switch to Wirajaya 2 as advised by them.
Got it finally.

But I think some other good project like Minest and Sky awani 4 or desa satumas
