 Can condo management block/ban African tenant?

Can condo management block/ban African tenant even when there's no legal document signed by condo owner during purchase?

I am really disappointed with the racist attitude of this lady from building management, I would like to know if the building management can block my tenants with no legal documents backing them up, or cause trouble with my tenant? and if they do block, how do I go around getting legal help to sort this out? file police report or contact a lawyer?

Your condo management is implementing some good. Good medicine is bitter. Take it. Good for you.

Racial discrimation of PH ? Forget it. This is for the activists. Are you one activitist and trying to be fare ?

The private Unis got all these fake students and just interested in the money without imposing checks on them. If you are an activist, should address the issue with private uni and emigration office (government).

There are enough props which are still renting to PH. So no need to worry the have no place to stay.

If this condo is not infested yet with all this PH, then better not. Don't spoil the market just for slightly higher ROI. You're not living there and you're making money out of it, easy for you to make the decision. These PH are unpredictable.

The only PH that I would rent my property to are those doing PHD and living with their family (wife and kid). That's all. The non-married ones, I'd rather not.

flora damansara has a reputation as well for PH problem..

to avoid trouble I just don't rent to them at all as its too much risk - in the beginning they may appear good mannered, and all but
for all you know you may be watching an Oscar winning performance !

Hi. I had few bad experiences with PH.
1. Recently quite a number of PH caught by police for scam syndicate. surprisingly they are all students at college/univ. The police raided them at the house they rented.
2. Few PH try to break into my neighbor house. Police managed to catch a few.
3. PH like to do party/noise especially after midnite. Then got drunk.
4. Throw rubbish everywhere
5. Drive car like crazy
6. Plus so many things

If you rent your house to PH, yes.. you might get high rental yield but it will cause lots of trouble to you and those staying there.
It's just not that, the property price will be affected. My fren unable to sell her house due to too many PH at her condo.

Just don't get me wrong. It's not racist. There are also lots of foreigner from other country but they do not cause trouble. I'm ok with them. Well, not all PH is bad, but very hard to find a good one.
Malaysia government should really look into this PH issue. Sigh.

Try going to sleep at 3AM and suddenly you thought Zouk just opened next door.

Also, these people, they always pretend to be proper and polite during rental screening to convince owner that they are the "good ones". End up still the same.

I've encountered a project where the Deed of Mutual Covenants expressly stated that owners are not allowed to rent the parcels to "foreign students" but then again, so yes, you can actually set up a rule to not do something BUT unless everyone is in consensus, it will never happen.

Try telling this to an investor who is having problem making his installment payments to the Bank. He'd rent the parcel out to a murderer if it helps him financially.

ya I know which project is that..and I fully support it..
anyway the project in question is considered high end and not really targeting "foreign students" as renters in the first place...

it doesn't matter what was the target of the Developer in the first place, it's what that's making money.

i think even with the Deed of Mutual Covenants, people will still breach it and the only way to enforce is by way of civil litigation so who is righteous enough to incur such costs for the benefit of the whole?

thus the answer to the question is; Yes, theoretically it's possible to impose a "ban" but practically impossible.

:haha: i think property investors will care more if they can finance their current financial expenditure rather than if they can maintain the property in the long term. it wouldn't do them much good if their property is auctioned off XD

these investors will flip the property as soon as possible so they wouldn't exactly be afraid if the influx of "unwanted tenants" will affect the property so as long as they can secure the right rental.

investors will sell to another investors and if the rental is good, it's a encouraging factor to buy. they don't care if the project turns into a cesspool.

Anyway it all boils down to money vs ethics.

If one think money is the only consideration in his renting equation then he/she will rent out to whoever irregardless of local/foreign/demographics.

Short term vs long term gain plays a big role, with regards to property value appreciation, and most importantly additional cost to maintain the said unit upon end of tenancy.
