 Having a hard time getting rental, Did i miss anything?

Hi all, i've gotten the key to my condo in Subang Jaya for almost ten months already but i've yet to get any tenant.

I've given almost 20-30 agents to put it up for rental and only 6 tenants came to view.

At the time i got the unit, somewhere around July 2014, expected rental for the unit (fully furnished) was expected to be around Rm3.3k to Rm3.6k. I've even dropped it to as low as Rm3.1k now but i do not get any calls.

I know the target market is expats for this rate but i also have an option of renting the studio separately from the main unit. I will need to add a separate electric meter for this and i have not resorted to this plan as it will be a waste if i decide to move in later and use the studio + main unit.

Therefore, besides giving to agents to advertise, putting in condo community page and mudah.com, what other options do i have or what should i do? Initially i was a bit particular of renting only to families since it is fully furnished but i think i don't have much of a choice anymore.

as ur rental is RM3K, so the target market is limited and alot of MNC also cut cost.

its more risky if u change ur targeted tenant i.e. student as it will not worth it when time to come for repair unless ur is a really bare unit.

TS bought the unit in July 2014, when property market is at its peak. If he sells it off now, it'll probably be at a loss.

From my observation (I am currently renting), the rental market is quite soft at the moment.
I am actually expecting to get a lower rent or else I will move out to a place with a lower rent.
Compared to two years ago, the rental prices here have dropped by about 20-30%.

As for your case, I'm sure you can rent it out. It just depends on how long you want to go.
If you want to rent it out fast you just imagine your bottom number at which you want to rent it out, and then ask the agent to advertise at this number.
If you are not in a hurry you can drop it by a few hundred every 2 months or so.

That's why I said if he can't sustain it anymore then sell. Better to cut losses early than later right?

Is your unit FF renovated, my neighbour ask my agent to rent out their condo at bkt jalil RM2.8k. 4 viewing wihin a month and 4 of them rented other units (same condo) and one tenant even willing to pay 3k. Why? - b'cos the renovation SUCKs.

Hi all, i can still sustain, it's just that it's a waste leaving the unit empty when it fully furnished. The unit is actually priced higher now compared to when i bought it even for a bare unit.

It's 3r3b and close to 1500sq.

2-3 agents called over the the last few weeks, so lets see what happens. I've also dropped the rental a little bit more.

The thing is, should i continue following up with these agents? It seems like some of them just vanish over time but the last few that i met also admitted that the market is very challenging for them. One agent even hinted that some people offer them 1+1 month extra commission if they get someone to rent.

So it's been close to a year now that you're trying to rent out your condo, only 6 people came to inspect it and no one took it?

Sounds like you're asking too much for it, and the ones who came probably didn't feel the furnishing justified the asking price.

How much are similar units in the condo renting out for? You'll need to price match them to rent yours.

at tis type of market...u stil tinking of renting out at rm3k...u better rent out de amount tat juz can cover ur monthly loan payment den shud be ok ady...dun ever tinking of wan to make extra money vf de rental amount...if u do so u wil sure loose ur pant...unless u r fucking rich to play around...my advise is u better sell it off la...u cant afford to play vf it...if i am tenant who wan to rent ur unit...de maximum i giv u is rm2k oni...de most oso 2.3k...if ur unit is 3/4 bedrooms...if is a studio or 2 bedrooms...den i am sori for ur price...tis type of bubble market...i wish u gud luck or else ur name wil in bankrupt listing...GUD LUCK 2016
