Yes, in em there are show unit for tenderfield and mellowood.
In seh there is show unit for floris superlink.

Hey boss lai lai lai. It's not just a dozen of flowers at gazebo only - at least the stretch from the gazebo to the show houses with focus near the show units. There will be 4 different themes ie Paris, Shanghai, Netherlands and London. Understand that there will be fireworks too on the Valentines Day

Yes for EM there are show units for 2 precints ie Tenderfields (4 cluster types and 2 SD types) as well as Mellowood (2 Parkhomes types and 2 DSL types). As for SEH, there are show units for Tralas bungalow and the Superlink Floris. Other types not too sure but you may check from SEH threads or if someone can enlighten here.

I'm not a firm believer of FS but if based on Joey Yap's talk lately it seems that EM has good FS. Well you may question -"hey he is being paid and invited by EM of course talk good about it lah". Well it's totally up to the individual whether want to believe it or not.

Btw, earlier there was question about Karisma whether the walk way from the multi storey car park to the apartments are sheltered. The answer is YES.

Any idea what the distance from multi storey car park to block 1?

I don't have the answer. Looking at the plan, Block 1 and 2 is distanced by just the width of a multi purpose court. But I believe the lift is placed at the center of the building so one needs to walk pass another distance of 5 units.

Btw, Harmoni also has the shelter too.

It is a mid cost apartment.
Every precinct in em are well g&g, another resident from other precinct will not be able to access to another precinct, eg: resident of mellowood will not be able to access to merrydale at all

With the apartment project, could it probably affecting the value of other projects primarily the semi and terrace hosue OMV.

The Simfoni ie the Rumah Selangorku (Type B, RM100k) was launched (ground breaking ceremony by Selangor MB) last year and the balloting of units shall be in this quarter. The medium cost apartment will be launched soon too with indicative starting price of RM260k. For details you can go to the sales gallery to enquire further as I believe the SA will be willing to assist wherever they can.

I agree that EW products come with premium pricing thus the buyers expectations are higher too for the "extra money" that they have paid for. Buyers demand more / sth better for the services, the township planning, the landscape, the security, the products design and quality, the infrastructure and amenities. So far based on what have been offered or available, I'm quite okay with it. Of course as time goes on, more things will be in shape and delivered to the buyers eg the house. So far none of the projects by EW has been completed (note it's a brand new developer though the team behind is well experienced) so to be fair I reserve any comment on the workmanship for now. We shall see when Eco Botanic in JB delivered in the next couple of months how would be the comment then.

I don't think the medium cost apartments or the Rumah Selangorku which sit on the Velveton precint will really affect the value of the other precints as Velveton is just one of many precints. Security wise, each precints are gated and would have their own guard house.
