5 years free can be possibly due to
1) dev very generous and absorbs it
2) use a portion from the marked up price paid earlier by buyers
3) many unsold units, dev wanna cut cost while trying to sell them within these 5 years window
4) something else

You'll be the judge...

In my opinion, to drop further, there are a few enablers
(1) Multiple cheap auction units the same time, ie to boost the supply. Will banks do/allow it??
(2) No/few ppl willing to rent this place, ie low demand for rental. To compete amongst owners, lower rental will be introduced. This drives potential auction bidders to think thrice
(3) Interest to go higher
