QUOTE(DrPitchard @ Jan 3 2018, 05:37 PM) I login into forums and comment from time to time. When I go into a property for investment, I would have already done by fair share of study. There would be plenty of haters and lovers for a particular project. Wouldn't bother me at all. Have invested previously in Akisama project, which is Parklane OUG. Bought at RM350k+-. Value today is RM450k+-. Have turned it into a nice place and am currently renting out at RM1.8k per month. Defects?! Africans?! Mass sellers?! Empty/vacant shoplots downstairs?! Highly densed area (Old Klang Road/Jalan Puchong)?! To be honest, I couldn't be bothered about all the noise. And to clarify, I do not have any interest in this project (Razak City Residence @ Sungai Besi). Did visit the show gallery last year but in the end decided to go with another project. My point is, if one has already done their homework and wants to invest in a particular project, just pull the trigger and go ahead. Don't get drown and bothered by all the noise. Can share further why you didn't have interest in this project given advantages in the thread? Any hints on homework done until such conclusion is made? If the other project is better than this, can share what is less preferred if compared to the other... Thx...

QUOTE(LOFT LOVER @ Jan 23 2018, 12:42 AM) OIC, but i was told by the sale agent that there will be a linked bridge from BRD M'sia to RC residence. So they lied?? Suggest to ask to agent/developer (1) Application document to build the linked bridge (eg DO etc) (2) The exact proposed location of the bridge, the proposed length of the bridge(verify with the current width of highway) and the proposed location at BM where this bridge will end (3) Isn't that a scale model to include the linked bridge will help selling? Why isn't there? Buyers who think this bridge is important to them, need to verify and make their own verdict.

QUOTE(leslauliu @ May 27 2018, 12:07 AM) https://m.malaysiakini.com/news/427019Tun M say cancel HSR will be very bad idea. HSR wont be cancelled obviously. I interpret there is no final conclusion yet at the moment... The next paragraph is spelling to find ways lowering the compensation in case the project is cancelled. "Thus, he said the government is looking into ways to lower the compensation needed to be paid to Singapore should the project be cancelled..."

QUOTE(leslauliu @ May 30 2018, 12:52 AM) Nah, most people buy here because of location with reasonable price plus good offer financing. HSR is just a bonus. In fact, last two months, i heard from developer, they will be submiting approval to improve the elevated bridges & walkways all the to LRT salak selatan. I felt this much feasible compared to bridges all the way to HSR. Dunno if is true but a few of my friends and a few business friends said the sale shoot up. I guess maybe this developer came clean while many other prominent developers got probed by MACC so many buyer flock to buy? One of my friend bought a unit and bank already pay the developer for pile cap completion. Let me ask him for photo to post here. Aiyo, now about bridges and walkway to lrt stn... First thing first, interested to know the application doc content, details, distance etc Next, pls have someone assessing and walking using the current facility to lrt stn... Sweat or not? Safe of not? https://forum.lowyat.net/topic/3807419/+877

QUOTE(Asali @ May 30 2018, 10:22 AM) No HSR mean no Bandar Malaysia. If no Bandar Malaysia why need MRT line 2? An alternative saying is that, "since no BM, then the mrt2 realignment that sacrificed panda, ceras and ceras slatan has been meaningless".

It's not the end of the world. Just not focus on hsr and/or bm.
Ensure the project to vp first.
Location wise, it is not that bad. Distance wise, can drive to Bkt Binatang or TRX for work. Can also drive to MeatValley or Bangsa South to work.
Closest LRT stn is the Sala Slatan. But have to sweat walk a bit and to cross the busy bestraya/jln sg bezi.
Me not buyer.

QUOTE(propertyowner @ Jan 4 2021, 12:10 PM) The density is enough to kill, either to queue to sell or queue to rent out your unit. The density is a known challenge since day one. Buyers should be aware of it before commiting. Best is to have it for own use. Other option is to rent it to relatives or closed friends coming to KL, within the acceptable price range by owners. Not much options. For now, make sure it can get vp first.. This post has been edited by Jagalat: Jan 4 2021, 02:29 PM

QUOTE(propertyowner @ Jan 4 2021, 04:16 PM) The expectation for the challenge is no longer the same for now. Last time, buyers bought into high density expecting high demands coming from both domestic & regional. Now, buyers could only "best to have it for own use". Somehow buyers need to re-strategize given the challenging situation. One approach to explore is to leverage the walkbridge at SJK TT school and request a proper walkway from the opposite side all the way to shoplots then to the LRT stn. The current walk path is just green grasses. Need a proper pedestrian walkway.

QUOTE(Marcus1680803 @ Jun 17 2022, 06:30 PM) Adui... why cannot simply say the full name? so secretive... That's why it is highly recommended to frequently read lowyat forums and be alerted about which projects can't fly. This will help us and friends around us not to fall into the trap. Take a took at the buyers there. Pitty them. I had alerted a friend not to buy that. She skipped, fortunately.

QUOTE(AskarPerang @ Aug 1 2022, 03:36 AM) No point yet as there won’t be any station there at the moment. MRT track will just be passing through. What a waste.. MRT2 was "re-aligned" to "save/promote" BdrM. Many posts of this thread were using BdrM project to "attract" RC owners. Hope these group of owners won't have the feeling being "fong fei kei-ed"... The only "consolation prize" to owners is the MRT3 stn
