I booked one unit Haute during their pre-launch on 18/06/2016 in Old Klang Road. And been asked to pay 10% down payment. Which I had already paid on the same day.
Nothing was mentioned or highlight to me that which I have to provide 2 loan rejection letter from their panel banks as my loan were rejected. And also nothing were mentioned there is 1% charge fees on my purchase price.

I am so surprised and disappointed when I received an email from the developer today after I submitted my cancellation with 2 loan rejection letters!

I had already submitted 2 loan rejection letters to both the agent and the developer. One is from RHB and another one is from AmBank.

And Now I was told that I will be charged the penalty of 1% of the purchase price plus 3% credit card charges as one of the loan rejected letter is not from their panel banks!

On another words, there were already 2 banks rejected my loan applications. Even I submitting another 10 other banks applications, they will still rejecting me.

Is this the new way of conning people money?

I am seeking for public help on this. How should I file this case to the Tribunal court?

Ambank is not panel bank, i would suggest you better look for the agent and get his clarification

why need to pay 10% ? i though normally pay the booking fee only ?

or did u sign the s & p already ?

Not sure about Haute, but for their latest launched project, the above stated are their criterias. We were given a letter to sign stating the above conditions when we pay the 10% downpayment.

I dont know, you are the buyer or you are just post it... But I knew the story...

The case story is very funny, AMbank is not the panel bank for this project, but she said she was submitted to ambank ...

Anyway, this is not my case, but I was trying to assist her at that time, she refuse, and insist she already submit to ambank...haha...

Just submit to another panal bank and get the rejection will do, very simple, but insist ambank ambank...

Panel banks: MBB, PBB, RHB, UOB, CIMB, AFFIN, MBSB..

So, u all can review her story yourself...

Most their project is required to pay the balance 10% downpayment and signing the SPA during the launching...

Fully refund with 2 rejection letter from Panel Banks...

Alot developer was doing this also...

Why this thread so cold in fact it is good project to ponder about ? =) Agent ping me and said there are still plenty of choices. Seems good price to entry too.

Had the chance to visit the showroom. Nothing to complain for the price vs layout/size, like the duplex and their practical layout esp. the lanai area provided and the provision of 2 car parks minimum. But location, distance from mrt (1km), 1 side facing flat and the big mosque is a turn off. Location refers to the surrounding environment. Still have many units available for all facings. I like the way this developer did up their packaged plan and marketing, very thoughtful and purchaser needs are priotised. If there are shortfalls, they compensate it another way eg units facing flats are given 3 car parks. Their facilities are practical too, most matched to the locals needs eg. badminton court (i prefer this compated with tennis court actually lol, didnt we grow up playing badminton more)
