From previous project Desa Coalfields by KLK, the workmanship is quite good. The same goes to phase 1 & 2 Bandar Seri Coalfields. Also, its main company Taiko Prop made alot of good houses in ipoh. ( From what i heard from lowyat thread V1). biggrin.gif

based on my previous visitation and look around... i think the accessibility is still kinda limited.... of course longer time... it still can develop... but then rawang has been existed way longer than puncak alam or sg. buloh as a township....

distance nearer... but the time travelling... due to their limited travelling options... their travelling time longer.... and might keep on increasing as paying toll making no difference on their time travel... haha... u try to see on the google map now... as in current off peak hour...

Seems they are setting up the bump on the some of the roads to avoid speedy car, spot one on BSC 3B/8, any other road has that?

You need to have minimum net income of 4500 without any other outstanding loan ( housing loan, car loan and credit card debt)

with 10% downpayment, your monthly repayment around 2800 for this ixora.

Roughly the calculation like this, lxora price about RM630k. Loan to bank 90% = RM567k, loan tenure 30 years monthly commitment about RM 2800 per month. From there, u calculate your debt service ratio (DSR), all other loan commitment (cars, credit card, etc) + loan for Ixora shall not exceeding 75% of your total salary monthly. This only a rough calculation, different bank different DSR, some can goes up to 90% and some can go as low as 60%. They have their own risk calculation preference.

depends on your loan tenure... 30-35 years.... 2665 to 2856 range.... if your income on a higher side... bank will have a range to set their DSR.... some bank 50% some bank 70% some bank 75%.... thats the difference there... generally to be on save side... your net income should be 5.7k.... of course... 4k net income also can... but will be super tight on your salary....

if not mistaken, hong leong bank DSR quite high. Easy to get approval.

yeah.... depends on the bank quota nowadays... but generally... HLB lately getting slower already... compare to last year... i can easily get hse loan from them... now my fren's loan rates very high from HLB... and their DSR seems change already... haha...
