in term of landscaping design and bombastic theme... EW always better actually if comparing price to price... haha... for me the landscaping of Elmina not much difference with BSC though... BSC's semi-D is on the hilltop... real definition of hilltop luxury man with large size... laugh.gif laugh.gif

Despite the above reason, I just bought the North Haven Hemingway Residences Semi-D as I have been looking for freehold + individual title Semi-D around Klang Valley and hardly find property with this land size and price. Nearest will be City of Elmina which I almost going to buy there with smaller land size and 1.5M after rebate prior found this semi-D in BSC.

Reason being would be everything is not confirmed yet... discuss for uncertainty certainly cant help for those who already chose to stayed/bought here though... from BSC to SJKC Ijok i guess still okay... but if u need one skul thats on your way to work in the cities... it would be quite challenging... haha

can go to Ijok for chinese foods to... 20 mins away... genuine chinese seafood dai chao etc... no need purposely go PJ unless u need to do something else from there... haha... no need incur any toll fees to eat chinese food also...

agent din mislead you... they dont know what happen in real with the taman also...

generally for F&G landed taman... it really depends on how strong is your community one... for example my own taman RA quite united and sensitive to security issues... they will report immediately if there is suspicious stranger trying to come in or keep remind the guards to do their job... so far for 2 years plus... no break-in issues at all *touchwood* and alot of owners also din put up grill...

nearer to cities and KL.... but thats about it... no commercial activities yet... no decent F&B options also... everything u must done at the nearest town like subang bestari or subang jaya before u reached home... and sime darby is super slow in growing commercial activities...

for me... commercial activities within the township are more important than the distance to KL... if the distance to KL from elmina or from EG just difference by 10 mins only... i dont want when i need something last min... i need to purposely go another town to get it... very troublesome... so far banks around this area very limited... no major banks like cimb, pbb or mbb yet...

for puncak alam... you can have a look at bandar saujana utama... their shops mostly occupied and have all sort of amenities and stuffs that you need... otherwise the part nearby econsave... alot still untenanted but they at least met all your requirements for a basic township.... and there is also the tesco puncak alam there... another quite okay commercial area... dont compare with the old townships that you been living in or seeing all these while... but then if u really wan an already matured township with affordable landed... can consider setia alam north... those affordable landed units that launch not too long ago... dunno still gt unit there...

if really revive then its a good news... for a mall at such scale... no harm to get it completed to serve the area... BSC, Desa coalfield, LBS development residents will go there also... and those who use jalan KS to go back ijok for sure will passby there as well... can see there are certain population for them to actually start business...
