have to admit the location wise DA is better than BSC. spacewise BSC Hemingway Superlink is way bigger and that also plays a part in my plans..

Financially both almost the same because Dpayment after rebates is about the same. DA looks like a future Setia Alam township in the making. really huge

Dpayment + booking = RM 52 471

BSC 24x90 = 780,888 (before minus 5% rebate) + Free SPA,Free loan agreement + 17400 ( MOT) = RM 758 400

Dpayment + booking = RM 56 400
Pricing wise i can say BSC and DA is very much similiar. of couse BSC IXora 2 is cheaper by 100k roughly.

Now only the location makes DA more of advantage due to proximity to KL + access to highways

After visited klk semi d actual show room unit and the landscape, i decided to book a unit of semi d at north haven.
What cause me to make such andrenalin rush to book:
1. The phase 1 units are built readily
2. Located next to 3 schools and one of the school is wesley methodist. This private school is famous.
3. Situated at high level land. Looks like the 1 level below the top hill level. To me i like the fengshui airflow.
4. Guarded community and there is a small park attached.
5. freehold.
Crawlback is that it is far. Anyway 10/20 years back  SA and sungai buloh are considered far away. Now kajang or semenyih are also far but pricing is almost similar or even expensive.

RM1.1mil for semi d of size 40 x100 is considered reasonable already. I am glad with 10 90 scheme and the individual freehold title. More prestige at hill side.

Look at EW, eventhough double storey cluster houses, if you combine two units together, the price is almost similar but the land size is smaller. It is leasehold. Not sure if to do renovation, required a lot of submission or approval due to strata title.

The only attractiveness EW has is the great designed landscape and the main guard house when you enter to your housing area.

Perhaps BSC should consider huge landscape beautifying the housing community. Anyway there is a master plan showing club house to be built.

20 mins is near to impossible to paradigm mall. at least 35-40mins even non peak.

u use which way? i always ue subang airport road, 1 tol only

use guthrie and pecut top speed i think can la reach 20 minit. about 35km from BSC
