Elements of Ardence Labs are not real structure or commercial setup. But Sanctuary Mall and its shoplots yes. Same goes to Ivoris & Whitten, however it just doesn't thrive.

I don't think MOST township development of SP Setia are going downhill, at least the major ones are still perform better than EW esp in commercial segments.

For SIME, they don't build doesn't meant it is bad to them. It is just part of their go-to-market strategy.

I personally feel EW is setting a good example to other developers when it comes to township developments. Yes there are still some hits and misses but largely they are doing well. Who would expect Jaya Grocer to come in to this part of the world? Even MKH-Hillpark till today haven’t gotten Urbanfresh in as promised.

Also, it took KLK about four years after their first VP to widen the roads along the Jalan Kuala Sgor whereas EW already completed widening their portion of Jalan Mokhtar Dahari. I’ve had friends interested in BSC but decided not to proceed after taking a drive there as it felt “ulu”.

i just went to Bandar Seri Coalfields 2 days back to check on the new launch Hamptons. it really looks quite worth it... u can get 4000 sq ft for 1.1m .. it is freehold indv title, so buyers dont need to pay maintanence fee. HOWEVER, there is a minimal fee for security rm100/mth if im nt mistaken. also an option for you to sign their membership for club house at rm70/ mth i think. got saltwater pool/gym/ badminton/tennis/ basketball ct.

only thing thats holding me back is the highway. old roads dunno when will enlarge since theres 2 other big projects nearby.. could high traffic possibly look like heading to setia alam ie one road in and out? or will the other projects split to other highways like upcoming dash / latar/etc ?

can someone advise on the roads pls cuz i really no clue how far these other projects are from one another.. tia!!
