yeah... at this juncture... populations just started going in... ES or EG commercials you wont see them thrive within earlier years just like all the other developments... unless you have sudden booster and the population already in place... EA rely on existing SA residents as well outside of EA...

the latest ones are going downhill... the existing ones from the Tan Sri era still striving for sure...

yeah, market demand... ppl will still buy their products despite commercial never grow... its part and parcel of living in a new township i guess...

mkh is your typical old skul developer... they are just one of the kicik miao in this part of the location... and they never have the drive to grow the commercials... even their Kajang township was successful due to influx of population from surrounding... not that they really did alot in helping the township grow...

its long travel to KL wor... no matter which project... for me... if leasehold is not main issue, EG, or saujana utama new launches... BSC expensive because the only freehold around there initially... then comes elmina green also freehold but the pricing also expensive liao... lol... if wanna stay so far from KL... why wanna spend 700k for double storey link... 700k to get corner lot or small lot semi D better lo...

no jam i think around 30 mins... DASH wont benefit BSC actually... because none of the exit are within 10 mins radius... BSC best bet still rely on LATAR-Guthrie-NKVE

whole area include coalfield also halal mia.. lol... minimal chinese foods for now... SU by Glomac but at least other than pork... you no need to concern where to get your daily necessities... yea EG not cheap but their masterplan i think more make sense than as a self sustainable township... jaya grocer incoming and other commercial lots completion soon... EG can ride on the current basic amenities of puncak alam also...

either way its quite hard to travel to this two locations from BSC during peak hour... to go to setia alam you have to use the jalan bukit cerakah thats currently having LBS and EG on both side of the road... but still wont be as jam as you go bangsar because to minimize jam, you can only use latar guthrie then nkve to damansara link then exit to federal... all these path are full of jam in the morning... haha

If not mistaken the water only on the surface of the road, understandable as sites around the area still under construction.
