Hi all,

I had bought a Duplex Eclipse Cyberjaya 950sqft months ago from developer with package of ~770k per unit.
Besides, i had obtained the 10% down payment waived and some rebate ~50k with some free items. However, i could easily find some same units with ~500k in some property website. Did i buy at a too high price or it is a marketing strategy by agent in the website?

For recent VP property, considering same level, size & specification, developer tends to ballon Up price & give 10% discount.

If u have cash, subsale price still better than developer price.

if one does not have holding power, never come to Cyberjaya, this is not an investmemt place. In fact, the whole Malaysia now becomes like that. Anyway, Good for cash rich & long term investor

Fourth urban farming project launched in Cyberjaya

BY NOEL FOO

SEPANG Municipal Council (MPSepang) welcomed the launch of its fourth urban farming project at Clover@Garden Residence in Cyberjaya.

Under phase one of the “Eco Dusun” initiative, which aims to work towards environmental sustainability at the grassroots level, various species of fruit trees and herbs will be planted in existing green spaces in the area.

The residents and its joint management body (JMB) will then be responsible to care for the trees with the financial backing and support of the town’s developer, Mah Sing Group, and MPSepang.

Clover@Garden Residence JMB chairman Leon Loke said 1,500 plants would be planted in three phases.

Many of the residents chose to live there because of the township’s lush greenery, so they were excited when the idea of Eco Dusun was first mooted.

Types of plants and trees to be planted under the Eco Dusun project included lime, coffee, plum, mango, jambu air and durian.

“Often, we see long-term projects failing because of a lack of interest and dwindling support, and we are mindful of that,” said Loke, adding that the township was committed to making the project a success.

MPSepang deputy president Muhammad Hafiz Shaari said the green initiative by the township was a proactive step in increasing knowledge, raising awareness and generating community participation in treasuring the environment.

He added that community commitment was crucial to the continuation of the project, and that MPSepang would be there to monitor and provide assistance and consultation to the residents in maintaining the plants.

Mah Sing Group Township Developments Profit Centre manager Angela Chong said it was the first time a township developed by the group had undertaken such a project, but the group was committed to providing its utmost support.

“We believe community initiatives such as Eco Dusun will bring the community together and foster closer relationships among the residents,” said Chong.

The Eco Dusun initiative is part of MPSepang’s Local Agenda 21, which aims to implement sustainable development at the grassroots level in accordance with the international plan set forth by the United Nations.
