Yup ppl should know that they are buying commercial land title property.
Expect to pay higher assessment rate (cukai taksiran) and water bill. Just so lucky that for now, TNB accept conversion into residential rate as long as you can proof that you are using the unit for residential ppl to live inside and not for business.

This is on commercial land. I believe Mah Sing the developer wont help the owner do takrif conversion.
You have to do it on your own by visiting any TNB branch.

Only TNB can appeal to residential rate. Water and cukai all not able to do so. Commercial rate apply.

Correct statement is you fail to get even a single loan to finance the property, then your deposit will be forfeited.
You can apply to like 6 banks. 5 reject, 1 approve also good enough already even if the bank offer you a high interest rate.
