All units in Garden Plaza come fully furnished. Nobody will do major renovation on such units.

Walk across the lake to Sri Delima MRT2 station maybe need less than 500 meter.
So close yet so far. Need walk a big round.

It is almost 900 meters walking distance to the MRT2 station. If under shelter then maybe still can considered walkable journey.

Impossible able to increase price. With new launch getting cheaper and cheaper plus many affordable housing project mushrooming, I doubt can even sell back at nett pricing, not to say SPA pricing.

No need to look far, nearby JL99 project at reclaimed land just next to EcoSKy. Less than 400k. 9xxsqft. 2CP.

Check EcoSky. That is the benchmark. But that place maintenance fees 0.40 psf + 10% sinking fund. They need to rent higher to cover the cost there. If not bleed a lot.

JL99 project after EcoSKy is already priced cheaper. 900sqft, 2CP at less than 400k. Price almost the same as rumahwip (800sqft, 300k and only 1CP).

To remain competitive in the market today, need to launch high density cheap mass market price (400k is the sweet spot). Or just hold and wait for the property market to recover then only launch at a higher price. That's would probably wait few years to consume the oversupply scene in the market today.

Nope. That HSR station MRT2 station is at Bandar Malaysia station.
Is no where near Sri Delima MRT2 station, the nearest (but not walkable) station to Lakeville.

MRT2 Sri Delima station video update (the original uploader labelled the wrong station name).
Swim accross the lake maybe less than 200 meter.
But walk need to go one big round. 700-800 meters walk.

Yes, personally known handful bought for own stay before via lelong. As always need hardwork to minimize risk.
And own stay will be willing to bid higher price especially after all the effort done.

But I would say current trend is changing.
Brand new unit enter straight into lelong. Plenty in the market today falling below launching price.
Definitely easier coz minimal risk.
