Welcome to v3 !!
Eco Sanctuary, located in Canal City just south of Kota Kemuning, EcoWorld’s second township development in Klang Valley. It is a 309-acre leasehold project with a gross development value of RM8bil and places a strong emphasis on the “eco” aspect. Any idea how much natural light can one get for ES Hermosa int unit? The show unit is showing corner/end lot so pretty much the intermediate unit is left to my own imagination. But..oh dear I am bad at it. From my experience, parkhome concept even for the intermediate unit at DPC was good with natural light but intermediate conventional design always seems to have a dark spot in the house.

there were 2 types for hermosa, dual frontage and conventional.
conventional type should be similar like how you feel it in DPC.
guesstimated that dual frontage will be brighter due to the sliding door at the dining area, maybe a little dark at staircase side, however there are natural light coming from the side of main entrance as well.

I was hoping that EW to incorporate more natural light into their building concept. Say, EM tenderfield comes with raised roof top to allow the natural light to enter the house without having to have a courtyard.

ya, no courtyard, wonder if it will affect the facade if there is something pop up at the roof hmm.gif
for belleza, there are 6 glasses and 1 big glass to replace the normal sliding glass door at the front, not sure if it is sufficient for the coming in natural light.
for hermosa, am not sure, maybe you can have a look at your DVD.

Are you referring to type A with pavilion? Agree with you that will give enough natural light but too small for my liking. I Know it is not easy to search for his/her own desirable home. But appreciate your input and everyone else Mr. President.

yup, its hard, perfect location perfect layout, and layout is up to personal preference.

i was referring type B. type A has sliding door at the back, front has the same design as type B too. should be OK with the natural light.
and no no , i was saying i am not sure if it will give enough natural lighting, especially for the conventional type. but with imagination , lights came from 6 glasses + 1 big glass, should be fine ? i guess the problem mostly at the kitchen.

but setia city residences concept and landscaping really no fight with parque residences ler , though cheaper tongue.gif tongue.gif just my personal preference whistling.gif
setia city resi 650psf, 6% rebate.. sits on 5.77 acres with 3 blocks total 780 units.

ES yes, there's a picture in their show room showing the commercial area. Not sure Aman and BR got any plan for a mall.

I will look into 2 aspects ie the total number of units and number of units per acre. 1088 units to me not unreasonably big number and more importantly is whether the facilities are enough to cater for such a number of residents for quality living - and this is further supported by low number of units per acre (density) which is appealing to me.

Yup.
That's why Parque sales not moving.
Remote location but prime area prices. And in this case, even higher then prime area if you consider Setia Alam as prime location.

But i don't think this hutan will be hutan very long.
Give it 5 years, I'm sure the 3 developers will turn this into a vibrant township.

No doubt Setia Alam has already been developed for a decade long and Canal City has just started not too long but the pace of development of Canal City shall be relatively faster and I see the great potential there!

Now gov is saying tol rate and lrt/ktm fare was not been hiking for the past decade, now its time..
So i was actually wonder where does our tax paid gone to as highway/public transport are 1 of the rakyat benefit.
And what will be the advantage of br1m if gov decided to approve all these price hiking.
Maybe at the first place already wrong, gov decided to sign a unreasonable contract, cant convince if one is saying that is non-kroni company.

i prefer new system of charging more for those who pay cash..pls refer to cashless table whereby the raise is reasonable fr lrt n unreasonable for monorail n ktm..

Eitherway cashless is the way to go!! hope highway toll plaza use d same concept...

Taking LRT still need to drive to park at the station which cost car park as well. But overall, definately is cheaper.

With a cheaper cost, it will involves some inconveniences, for example walking under hot sun / heavy rain, security alert when walking to station at night time, sharing the "air con and smell with other in the coach, just keep standing along the whole journey, lose the mobility in between (let say can't go for lunch in other place don't have lrt station), etc. sweat.gif sweat.gif

I beg to differ on execution and township planning. This yet to be proven, let's see in another few years how EM turns out. Most buying now based on Tan Sri reputation.

No doubt Tan Sri LKS has sound reputation in the market but I will attribute a significant part of the success to his team, sth which is valuable and envy by many players. One can infer the success of township planning from the masterplan way before the end products are ready. On the execution part, perhaps one can get an idea from the speed EW bringing a project from planning to execution (commencement of sale and construction) and how EW put things into works. Further, starting from scratch to become a top developer (shall be top 3) in terms of sales in just 2 to 3 years time is also a testimony of its success.

Last week went to Eco World Show Gallery. Very impressive I must said. Well comparing to Setia Alam Montana with EW here (as the most min is already RM 1.1) based on the price one Semi D cluster and one Superlink (24 x 85). I comparing the following factors for staying not for investment

1. Environment & Concept : EW
2. Land : Setia Alam - Freehold
3. Price : Setia Alam - Montana is 32 x 70
4. Location & Accessibility :Subjective (Depends where u work)
5. Others amenities : Both also has good amenities nearby

Currently i still stay with Setia Alam first, as EW is very nice, but my wallet not so nice....hahaha.....another issue is EW has maintenance fees..mmm...

I went there to sign spa today. Surprisingly very silent and less people. Doesn't look like official launch day at all. Nothing much special as well. Their mystery gift = 2 umbrella, 1 file and rm 150 one world hotel voucher. Ask about sales around 20% take up rate. Looking at the list also very less people sign spa today (not more than 5 when I sign)

Despite they all come with Christmas deco but still lack of Christmas feel. I personally prefer if they organise Christmas event eg lucky draw of christmas present for all buyers like iPad or iPhones and comes with performance shows would be great!

Naturally, every buyer has very high expectations towards EW products due to the hyped-up marketing and premium pricing, so it is only logically for buyers to demand the best from EW. Hence, this is something not to be taken lightly by EW.

What EW lacks in build-quality and quality fittings, in place they offer a wholesome township living with lush and beautiful landscapes, well planned township with great security features, infrastructures and accessibilities.

With EW exceptional customer service experience and engagement, it is one of the best if not the best, making it the envy among its industry peers. How often do one get a personal letter from the GM of a company, taking time to explain and offer further assistance to buyer. And how often do one get a GM to sit down patiently with a group of anxious buyers and slowly explaining every details. Read TA forum and we can see how bad is their SA service attitude and gossiping on customers.

Personally, I can see that EW is continuously striving to improve themselves. Managing customers expectations is one of their core values, if manage professionally this would in turn reduce buyers' tensions and frustrations. And I do take a liking towards what had been shared by bro ameliorate, "broken promise will turn to disappointment, frustration will turn to hate, hate will turn to war-mongering and ultimately ZERO SALES".

We as proud owners of EW properties, should continue to nudge them and gently remind them to work hard for every cent that we had invested!

Boss, btw EM and ES the situation is different in the sense that I couldn't agree more that there are elements of sabotage rather than pure motive of getting solution in EM. Personally, I try to avoid to initiate the gethering of buyers at EM sales gallery but given the continued nuisance I just want to put an end to it. I communicated with EM/EW and they are quite open and responsive to tomorrow's meet-up and I do hope to have something fruitful then.

Brand I think is fine, but I guess there's also low, medium or high grade under the brand itself. Probably previous was the lowest Legrand grade switches, hence can't see the logo 😂

Noted that they have included a man made beach in the project for the island land parcel.
Reminds me of Parque Residence which also has a man made beach.
This was not in the SEG plan when I visited them in August. So looks like SPS is following closely the move made by EW and is determine to stay ahead of EW.
Competition is good for us buyers....hehe

those man made beaches technology has been around for 15 years or longer lioa.....

its expensive to maintain and ensure the filter is clean...and sound.....

I will not be too happy if I have a man made beach in my condo....

so far we have verve suits ada man made beach, plus a relatively new condo by UOA in kuchai I think.

Personally, I would prefer they make an observation deck there.
A big one within a park and nice landscape.
This is because island parcel all comes with very small park / gardens with the exception of the parcel called Isle of Kamares.

With a bigger park and an observation deck in it would be nice as the location is in the middle of the water ways, overlooking the entire SEG and also Cyberjaya Lake Park I.e. Taman Tasik Cyberjaya.

A bigger park within walking distance of all 8 island will give islander residence an open space that is not available on each individual island.

Just my 2 cents.

What you said is true if you are refering to the google earth, which has the latest update since august 2015.

I had a chat with a senior engineer in es old gallery that he is telling me that all parcel will get jack up by 5ft if compare to main road outside of the parcel, i was trying to clarify what i saw in google earth with ew too however has been forgetful, getting older maybe the reason biggrin.gif

Hi President Wong, yup, I used Google Earth. It surprisingly showed that Hermosa back rows & clubhouse are about 14-19m whereas the main road outside the parcel is higher at about 20-30m.

Just worried even if they jack up by 5ft, will Hermosa & the clubhouse still be below road level?

This reminds me someone take this picture some time ago. This is the road facing Perrenia which is facing Terraza
Hmm not sure this already reaches Hermosa side.
Easiest to confirm is just go into Perrenia to see 😄

Lastly, the process of studying, choosing and incorporating new products is not an easy feat and will require some time - no one will appreciate a hastily done job. However, we shall endeavour to make the above changes the soonest possible.

From our side, we sincerely hope this will help put your mind at ease.



recommendation list updated, 23rd Dec 2015

1.) Improve the outdoor compartments: letter box/3r box/utility box
The outdoor compartments need to be improved with quality hardware and design to match the premium product. The compartments give the impression that it is a replica from a low cost flat. In addition, the letter box is probably too big and consumes a lot of space.
[Purchaser Team]: 30% improved, need further shrink at compartments' sizing and eliminate the gap that is found between 1 compartment with neighbor's compartment, in order to improve car porch spacing and to match ES modern facade.
[Eco World]: The refuse chamber compartment size cannot be reduced as it is governed by authority requirements. While eliminating the gap between two compartments will improve car porch area, it will make the refuse chamber compartment look very bulky (double the current size). This was studied during initial planning stage.
[Purchaser Team]: We guess nothing much we can do as sizing is the appointed standard. However we still felt that the gap is sort of space wasting, hope EW can really think twice for enhancement.


2.)Improve the staircase handrail (stainless steel and glass ??)
The handrail, whilst it is acceptable, is not the best to match the price tag of the houses. The handrails can be enhanced further by expanding the wood handrail by a few cm wider. A point to note is that the type A handrail does not match the premium product standard.
Suggestion: For all the unit types, please honour the stainless steel and glass handrail as PROMISED during sales launch
[Eco World]: Glass railing will only come standard in the Type A super link unit and Bungalow. We will study with architect on how we can improve the existing handrail detail of other units e.g. stability.
[Purchaser Team]: Noted for stability issue. We assume handrail design will get enhanced too. Please advise if those enhancement will be done for show houses, if yes, when ?
[EcoWorld] : Regarding handrail stability, our technical team believes that the original handrail is sturdy enough for a home. Having said that, since stability is one of your primary concerns, we will be engaging our architects to study how we can further enhance the stability by adding on additional members to anchor to the floor without compromising the design at the actual parcels.


3.) Enhance the design and safety of the staircases
The design of the staircases does not match with the premium product standard. In addition, even if assuming the staircase is the bungalow type, there is a potential safety risk as there are holes between each staircase steps.
[Purchaser Team]: There is also instability of 1st floor handrail, applied for unit with double volume.
[Eco World]: Handrail stability will be enhanced for types that have been highlighted.
[Purchaser Team]: Noted.


4.) Improve the colour coordination of the timber strip
The colour for the timber strip does not match with the interior/exterior design of the tiles/door provided. We propose the usage of light-coloured strips as opposed to the dark coloured strips. Dark-colored strips denote a more business-look and more suited for car showroom/restaurant. Reference can be made to the EM light-coloured timber strips used at the show house units.
[Eco World]: Walnut colour will be maintained however lighter shading will be considered.
[Purchaser Team]: Noted, please advise if enhancement will be done in show houses, if yes, when ?


5.) Unmatched quality of sanitary ware
We were made to understand that the minimum brand promised were Bravat and Johnson Suisse. The show units seem to have been installed with Serecite (by Inno). Is this the final product?
[Eco World]: Current brand maintained.
[Purchaser Team]: Based on real experience, flushing for Serecite is not strong enough, a few times of flushing are needed in order to flush away the ‘business’, we have been told by EW that used of Serecite was due to its comfort-ness, we hope functionality is within EW’s consideration as well.


6.)Unmatched tiles used in sink
The tiles used in the sink do not match with the sanitary ware.
[Purchaser Team]: Type of tiles that used for sink area is flooring tiles.
[Eco World]: Will improve the appearance of the counter top tiles based on architect proposal.
[Purchaser Team]: Please advise if enhancement will be done in show houses, if yes, when ?


7.) Question mark on quality of room doors
The show units seem to be equipped with cheap 'timber' doors in every rooms. Is this the final product?
[Eco World]: Current show village did not install room doors. Room doors will be Honeycell timber doors.
[Purchaser Team]: Noted, concern raised was due to entrance door used for guest room in Hermosa and backyard’s door.
[EcoWorld] : We shall address your concern for a more solid door at the back yards and the guest room (Hermosa).


8.) Improve the quality of backyard grill/door
Cheap steel and door knob seems to have been used, unmatched with a premium product paid by customers.
[Eco World]: Steel grille at back yard are made of large steel sections that are sturdy (safety). Door knobs at yard will be studied as to how to improve it.
[Purchaser Team]: Please advise if enhancement will be done in show houses, if yes, when ?
[EcoWorld] : As for the backyard door knob, we have noted your preference of having an improved door knob. We will explore different options and update the lockset at the show house in the near future.
[Purchaser]: Door knob gets revised in each show unit, case closed.


9.) Standardize the bathroom drainage hole
The bathroom drainage hole is not standardize. Bathroom is divided into 2 by shower screen. Please ensure there are drainage holes in both sides
[Purchaser Team]: Shower screen height need to be increased to prevent water spills, bathtub height to be studied and improvement if possible.
[Eco World]: Bathrooms divided by shower screen shall have 2 floor traps. One at each space. Bath Tub height will be studied.
[Purchaser Team]: Please advise if bath tub height will be tuned in show houses, if yes, when ?


10.) Upgrade the wall switches
The wall switches need to be upgraded to a better looking type. Need not have to be as nice as the one used in bungalow but definitely not the one used in Terraza or even the semi-D.
[Eco World]: The switches used at our units are Legrand brand form France. It is equivalent (if not better) to other comparable brands such as Schneider (formerly Clipsal from France). Legrand was used for its better design and ‘soft press’ mechanism that gives a higher end feel.
[Purchaser Team, 9th Nov]: We don’t think switches used in current show houses are branded from France, it looks more like low cost switches.

[Purchaser, 23rd Dec]: Wall switches got swapped with brand visibility in each show units. Case closed.


11.) Improve the workmanship
The workmanship in the show houses leaves much to be desired.
Example : scratchessss on timber grip, uneven tiles, gap between tiles, painting, etc..
[Eco World]: Noted, only CONQUAS certified contractors are allowed to tender for EW projects.
[Purchaser Team]: Noted.


12.) Regio facade painting
Initial scale model and video were showing white in color facade, however show house for Regio is in Greenish Dark.
Suggestion: White color is preferred.
[Eco World]: Colour tone shall be similar as show house.
[Purchaser Team]: Noted.

Hi Jedi,

I have gotten confirmation from SA that the entire Terrazzo parcel will be higher than road levels.

The difference between each parcels is between 12.25m to 14.50m. Highest area is Hermosa & Clubhouse (14m-14.50m).

Type A is between 12.50-13.25m. Type B is generally 12.25 - 13.50m.

Road levels surrounding Terrazza: Front & Back (10m-11m)

Yess you are right, I could see that earthworks are on-going and can see the elevated land from the pics posted.

Believe Ecoworld should propose to change the handrails now that since so many existing & prospectve buyers have raised the same concerns on the handrails / designs...Even the SAs in the show units mentioned the same too! You've got to have good products to allow SAs to sell them. But now, even SAs themselves may not be convinced.

But why doesnt EW realise it until now ?

First, EW agreed to ensure a more stable stairs on 1st floor. Yet IMO, that may not be sufficient. The designs allow infants to have the tendency to stick their feet out in between the railings or make an attempt to climb them. Hence, regardless of stability, SAFETY wise, EW has to consider as well.

Second, with this price tag, even IJM's Wisteria's stairs railing design looks way better. Why?

Third, everyone is already talking about how to renovate the stairs section now.

Really hope EW can do something to improve the design, as not to allow a small section of the house ruin the buyers' experience for this price tag.

I been there last week. outlook like very nice. But after entered the show room especially from staircase there really feel cheap taste. holes within the staircase, handrail , really unsafety . and use a lot solid timber wood. I Don like. still prefer tiles. Checked with the sales girl and been told tropical style. doh.gif

If holes within staircase not your cup of tea doesn't mean cheap taste, there's other "Traditional" type as well 😉. Handrail fully agree need some improvement.

I don't see anything wrong with solid timber wood, if doesn't come with it, I would put it in as well. For tiles and more traditional design, TA and BR is probably the right choice 🤔

Improvement of inner beauty need to buck up no doubt.

Holes between stairscase is not cheapskate shocking.gif and is the right design for type A as it comes without storeroom under the staircase, this design will create spacious feel and better light vertilation for the space under the staircase.
Besides solid wood has a better value compare to tiles but some maintenances are needed for anything that come with wooden that may lead to not preferred by some range of people.
I have to agree with you that there is safety issue but if you are very interested on type A, i suggest you to request to 'upgrade' to tiles and to normal staircases design, which i think ecoworld will definitely do something for you.

I think 'upgrade' can helps if he is interested on ES tough.

Btw, any idea how to maintain the timber grip ? as it is solid wood that won't be able to absorb anti termite liquid, correct me if i am wrong.

Not stated in s&p and everytime when i asked, the answer given was saying not finalized, and the answer was from diff SA sad.gif

A parque owner were saying commercial (publika alike) will be done by 2018, together with monterey and terraza.

Whatever commie it is, anchor tenants are needed, lets see how it will be in 2019 👍🏼👍🏼

Btw, understand that the Parque Cafe and the Palladium Cafe @ EkoSky attracted quite a lot of youngsters - I went there and this is what I observed too.
