Brighton adopted the same approach as Ivoris - no return once unit is selected. So, purchasers are advised to obtain pre-approval loan assessment from the panel banks before they place the cheque and proceed to unit selection.

So for Somerset ES has relaxed rule vis-a-vis EM? hmm.gif

Hmm... I think the approach for Ivoris / Brighton is better then. Imagine any Tom, Dixk, Harry also can drop a cheque and pull out later... if looked at Ivoris for example the sales then were very solid with minimal dropouts (as I want one after unit selection pun tak dapat).

The launch of phase 1 and 2 should be separated with a time gap of says 1 year (and provided further launching then) otherwise hard to get enough demand to sustain the biz.

If talking about the existing buyers of ES, then I was told that their financials are very solid.

On the oversupply part, agreed that time gap of 1 year for next commercials may not be a enough buffer but I think it's totally fine to have Somerset (88 units) launched now. I'm very keen to see how the Business Master Plan Series of EW can bring the biz in not too long after the handover of the commercials though this will only be seen in another 2 to 3 years time. Other than the grants (under the Business Master Plan), there must be sth else to pull the crowd in. Unlike EM which has more precints (including apartments) launched already, schools (hope this year will start construction) and the access road which connect the nearby Semenyih people to Lekas, just wonder what will be strategy for the initial phase of the commercials of ES?

DPC I think is quite a unique and successful case. Most if not all townships have their successes coupled with the amenities and infra.

Lol. No worries even if you miss the seminar this Sunday at Eco Santuary there are two more ie at Eco Majestic (17/4) and BBCC (24/4). All there start at 2pm to 4pm.
