I know right. I can't brain these things that I have seen during inspection:
- ground floor unit has balcony. Anyone can easily climb in. Of course, there is alarm, and Australia is generally safer than Malaysia.
- more than one balconies. Living room got a big one. Bedroom a smaller one. What for?? Balcony gets dirty easily. Room got carpet. So free go wash meh.
- BIG balcony. Huh?? Waste of space. Would rather have more internal sqm than external.
- balcony not fully shaded or not shaded at all. Why ah.
- a separate WC from bathroom. WC has no drain.
- double tandem garage
- odd diagonal angles
- LONG tight corridor from entry until living room. Imagine you have to pass 2 rooms on the left before reaching the living room.
*
perhaps i can explain why....

"balconies" are called decks in australia, and designed for alfresco entertainment...including the "great australian barbie"....so it's an important part of australian living....and it is of course outdoors, yes, sometimes without roof....

siting the wc separate from the bathroom allows 2 persons to use separately at the same time....and the wc is meant to be DRY...so no need outlet.....something msians are not familiar with....lol

tandem garages are sometimes without option, when the lot frontage is small....and oz lots are ever getting smaller....lots of 10m frontage nowadays, which means only enough width for 1 car....or 2 cars in tandem...

finally, the centre of the house is actually the living, family area and kitchen, which in the open plan design, is the same area....and being private people, siting it at the back especially if looking into the back deck and garden....therefore the "secondary" parts (ie bedrooms, baths, laundry) and consigned to the front....thus the long corridor leading to the back....

if you significantly deviate from this, you are potentially shutting your property out from a big chunk of white aussies when you want to sell....

Good luck in your adventures in Austrialia. Austrailia is not all bed and roses you know. I know of a lot of people which are graduates and working class people who are suffering and struggling to make ends meet in Austrailia. They cant even get a decent job to survive, not even a temporary one. I know of IT Executives who can´t even save money or buy anything or spend on themselves at the end of the month after only paying the bills and buying the monthly groceries.

They were much better off in Malaysia when they were working in a supervisory or managerial role here in Malaysia. They can´t come back due to complicated personal matters. If they could, they would want to come back here to Malaysia. Itś easier to live and get a job here in Malaysia be it low-ranking, mid-ranking or high-ranking and things cost way much more cheaper. Jobs are aplenty here in Malaysia. You can also earn a decent income to pay the bills, buy the groceries or anything to your whims and fancies because things are much more cheaper here in Malaysia and you will still have a lot left in your bank account to save at the end of the day.

Infrastructure in Malaysia is also much better, at least inter-city roads are wide and brightly lit and you can call for backup highway emergency services. In Austrailia, driving on inter-city roads at night is like going through a nightmare, the roads are lonely and dark and there is no streetlamps and the roads are mostly narrow and flanked on both sides by bushes, forests or outbacks. If your car breaks down at night, who knows what or who could be lurking behind the bushes out there when you get down to change your tyre! And you can´t call for emergency road services because on small roads they don´t exist!! At least in Malaysia, there are phone or calling booths located on certain spots on highways to call for highway backup emergency services or you can use your smartphone.

Furthermore you´ve got terrorist and madmen running amok in Austrialia going around bombing, stabbing and ramming a van into somebody or a group of people. Not just Austrialia, any Western copuntry for that matter. If given a chance, I wouldn´t want to stay in Austrialia permanently, maybe just go down for a holiday for an annual sightseeing tourist visit and then come back to Malaysia. Still itś best to stay in Malaysia.

The majority of people on this thread will disagree....

Of course there are pros and cons.....but generally, it's economically better for most people in Australia.... because of higher incomes across all professions.....

The main downside is when people from middle management starts from the bottom again in Oz....hence timing for migration is important....do it early....

And no, infrastructure in msia is not better....you are using kv to compare with Australia's huge rural infrastructure....

But isn't it called a wet closet? Or is that taking things too literally? Just curious though, how do they expect to clean it? Just wet a cloth and wipe the 'external'  parts and toilet brush for the 'bowl'?

I find the long corridor walk to the living room a little tedious, as I'm too used to the Msian design on houses. It makes sense to cater to the Aussie whites, but with the arrival of so many migrants (way before me), who'd demolish houses to build their own, I would think people would be able to see and eventually accept the various layouts. I would think - buy the house you can afford and compromise a bit with the design, and build your own once you've made it. I do like the split bath/toilet designs. Adding a small sink to the WC is probably a decent idea too if people truly find the need for one.
I find almost every ethnicity in Malaysia uses water. I would like both paper & water/bidet to cater for all audiences, haha...  For smaller houses it's probably a better idea to have it split, like if 2-3 rooms are sharing one 'bathroom' with another en suite.
Yes, upper floor balconies which extend too much or too little doesn't make sense to me either. Either you just stick your upper body out or use potential bedroom space for a space to put a chair. Sometimes it might have had a good view before a new development takes place and replaces it with more roads/buildings. I'd rather just more space and stare at the backyard if needed.

Don't miss the bathtub much, more of a good to have than necessary. Would hate to clean it consistently. Some of the townhouses I saw have pretty good designs, and I'm quite skewed towards design for townhouses now. They are the most familiar compared to the Msian home designs, sometimes with 2.5 toilets (which I think is really great). If I had to pay for strata I'd do it for townhouses.
*
Yes, the toilet is supposed to be clean ....just mope around.... although my toilet has an outlet, it's never used as the toilet is a dry environment....I have an added bidet on the bowl and that is confined to the bowl and does not wet outside.....

As for the corridor, it depends on your land size.....if it's broad enough, make the passage wide, as my friend in Perth did....but it's usually constrained by the footprint... If you know how to fit an open plan sitting/dinning/kitchen/family area into the front of a 10m lot, I am sure buliders will be very interested....lol

Decks are wasted on most Asians....but if you want a wider acceptance of your property, bear with it....

QUOTE(Garysydney @ Jan 24 2019, 09:21 AM)
I think i have done better living in Aust - if i had been in Msia, i may not have got anywhere as i have a very laid back attitude. My circle of Msian friends is very wide and most of us would have been here for at least 15-20 years and i would say most of us (90%) have done better here than in Msia. Most of my friends have kids (unlike me) and they will never return to Msia - hence i always receive the remark 'why are you going back???'. There is a huge safety net (esp for the less well off) like old-age pension, free bulk-billing for GP services and a lot of benefits (free rego, discount on electricity for pensioners, Gold opal card for public transport which is $2.50 max for all forms of public transport). Sadly i don't qualify for any of these concessions due to my income/assets - however i still think Aust has got a lot going for it even though i think that the splurge on welfare may not be sustainable for too long.
*
Go spend your money.... travel around the world....till your assets qualify for the pension....lol

The asset cutoff point (for full pension) is about A$390k (for a couple) where you will get full pension. The house you are living in doesn't count as an assessable asset so you will qualify for pension even if your house is worth $10mil (how stupid is this??). You get a part pension (pro-rata) if your assets is between A$390-A$800k. You don't get any govt help if your assets (doesn't include your house as it doesn't count as an asset) is more than A$800k. This means that (for a couple) you are classified as poor if you have assets less than A$390k upon retirement which is why you are given full pension. How generous can this be? No govt dares to change this as changing it will cause them to lose the next election!! This welfare system for age-pension is clearly unsustainable!! You get roughly A$700/wk for a couple. Crazy!! No wonder i pay so much tax!!
*
Coincidentally, was just discussing this matter with a friend who's back on holiday last night...we though one should upgrade to a better location/house to soak up your assets, give inheritance to children, spend, before pension eligibility.....until you get at least partial pension eligibility.....lol

Said friend figured he's paid more taxes over the last 29 years of work that the pension will likely pay out....

In most countries, you are assesed on how much tax you have paid in your lifetime and you get part of it when you retire. This is fair as your taxes contribute to the growth of the country. If you have not contributed to the growth of the country (via taxes) then why should you benefit?

Aust has a 'egalitarian system' which promotes that everyone is equal and will pull you back if you get too far ahead (financially)!! This is why the top tax rate is 45% (plus 2% Medicare) = 47%. High income earners will have supported most of the growth of this country and when it is time to get it back (retirement), they get 0 because their assets is over the threshold. Is this fair for people who want to work hard (and in the process earn more money) to only find out that the govt will not give them something back upon retirement?
*
It's the same everywhere....I paid a big amount in msian taxes over more than 30 years, and will get nothing back. Not even a senior card for discount travels and free mcd coffee.....

At least in Oz, if you have children, you get subsidised tertiary education....some returns....

There are some agree and some disagree.

Generally I do not agree with with economically is better in Australia, do take in mind that if you earn in Aus, you have to pay taxes in australia and your spending is in Australia.

I do agree with you, if you want to migrate is always early better than late.

Nope, infrastructure in Australia is not much better than Malaysia.

Yes in malaysia still prefer driving but in terms on LRT, MRT are generally quite well connected now but of course bus system is crap not on time which I can't fault them because the traffic congestion make it sucks.

In terms of Communication such as broadband, fiber which I don't thin australia is better.

In terms of medical and hospital which I don't think so either
*
Don't use KV as basis....go see how things are in Kelantan, Borneo, even Penang/JB....

Salaries are definitely higher, for same category jobs, without conversion....I have so many examples....and even after the higher taxes, your disposable income is still bigger than in msia.... without conversion....

And finally, healthcare is significantly better and cheaper (Medicare) than msia....got lots of friends and relatives in healthcare industry....

I am using Melbourne to compare with KV so are you saying Melbourne is not a city?

I am not sure what kind of category jobs you referring to, but if you were to ask me, i would said construction worker and lollipop man/woman are getting 6 figures in AUD in Australia, that is because they add up their overtime, meal allowance, hardship allowance, clothing allowance and etc. but generally if you referring to white collar job then not necessary australia is higher.

Let me give you an example, a group of friends work in Malaysia ranging from finance, accountant, lawyer and etc. They gather once a month to either China, Hong Kong, Bangkok, Cambodia, Vietnam and others for food and drinking. I am not sure a general employee in australia can afford to do that?

You are talking about medicare which is government service, if in this case, Malaysia government has malaysia clinic and hospital as well. You go to Government clinic in Malaysia it cost you RM1 for consultation plus medicine. My friend went to government hospital in Serdang for angiogram, it cost less than RM1k

How about in Australia? Let said a couple private medical insurance cost AUD250 a month without extra. If you broke a leg, you go to private medical, you have to ensure that you have extra cash/credit card minimum AUD3k for the whole operation because there are out of pocket expenses. The whole process might take a month before you are fix.

I broke my arm in Malaysia on tuesday night, I went to private hospital in Malaysia on Wednesday morning and the specialist told me you need to be operated to fix back the bone. Admission is now and prep for surgery for tomorrow. I had my operation on the next day (thursday) and by saturday I am discharge and doing physio to rehab the arm.
*
I will no further argue with you.....many here are actually living in Australia, so they know the real situation....

Those not familiar, I suggest visiting, talk to locals, get the real pictures....

It's not heaven....nor is it hell.....like most things, it lies somewhere in between...

I do recall having more disposable income in Malaysia for an almost similar pay. Probably because the tax here is higher than the Msian tax counterpart for the amount of pay.
*
Wages are higher in Oz, compared to Msia....fresh Grade in msia gets maybe 30k/year....it's mostly about 50k in Oz....

Experienced professionals (non management) gets about 60k a year....you should be above 100k in Oz....

Management depends on level lah....and that's the area many msian migrants suffer....you CANNOT expect the same level as you are in Msia, on moving....and glass ceiling exists....

Comparising fresh grads (relatives) in both countries, Oz ones are definitely better off....

The point is, if you do find work, that's what starters are getting....not the minimum wage number as alleged....

As to getting jobs, it depends on what your profession is....and if you choose the right one, there is no problems getting them....no different from situations elsewhere.... including msia....

That's true. I've been influenced by the naysayers in the media too much. I seem to recall news about the unemployed grads in Malaysia as well. Same same I guess.

In any case. It appears that all of us here are holding full time positions though.
*
Every country faces its own peculiar set of employment issues....

Oz has some issues with engineers and accountants....but most of the problem, at least in this thread, relates to potential migrants trying to get jobs....and the peculiar "Oz experience" requirement....as well as finding out late the profession is not in the sol....those I know who are already residents have no problems finding full time jobs of any kind....

Msia has a big problem with "unemployable" grads, as well as excess production in some professions.... currently doctors and nurses....

I am in Randwick and so far every night, it is about 22-24 deg. Day time temp is around 29 deg so far this week in Broadway where i work but we work inside the air-conditioned offices so doesn't matter. I usually go for a 1 hour walk during work but i have been skipping this when the outside temp goes above 28 deg. As i am very free at work, i tend to go earlier (around 11am) as it is cooler then. As i have a few more months before i go on long service leave (about 85 weeks LSL on half pay), i am now not very interested in my work anymore so i pass my work to my juniors and let them deal with the problems. smile.gif

Do note that strata costs are only indicative, and can, will change....depending on the funds and expenses of the body corporate....

A property was listed as low BC due to simple facilities...after 2 years, it was obvious the funds was insufficient due to a miscalculation on the insurance costs and some one off repairs....so the BC manager advise increase, and the BC committee (ie owners) has no choice but to make a significant increase....

This is in Brisbane, but it happens everywhere....

The stories are typical of people starting off, trying to break into Australian job market, and the survival instinct when short of money....as you settle into Australian society, your outlook and priorities changes....

The thought that with rm10k income you will not move, is false perception....while it's a reasonable amount for one person, when you have children and factor in education cost, it will again reduce you to the frugal living of fresh migrants....while you desperately try build up funds for very expensive tertiary education....

It's for this exact reason that some middle aged middle income people migrate.....bite the bitter pill for a more comfortable future....

I gave up my pr 30 odd years ago....and always wonder if it was the correct decision....it cost me a very Hugh sum of money.....money I had to spend educating 3 children....I would have earned less in Oz.....but without that huge education expenses, I probably still be better off....

Reality check:

There is this very Australian requirement called "local experience"....in getting jobs....don't expect you get into senior high paying jobs immediately....

IT is partly in the prorata list, so unless you have 80 points and above, you don't get immediate invite....and processing now takes about 10 months....if on 70 points, may take up to 2 years to get an invite....

And if just applying for 189/190, it's pretty straightforward, so no need waste money with agents.....

An interest only loan is obviously a financial trap.... someone who can only afford such loan cannot afford the property, and it feeds a speculative property bubble, like that Egyptian with 4 properties....

Amazing it took the rba that long to realise the problem....

It's like the msian dibs.....a financial arrangement purely for speculation and inevitably creates a bubble...
