if not, setia just prepared the site for the school, its up to the education ministry to build qua.

setia avenue is really performed below expectation. it takes them quite a while to fill up to current standard....

and developers all made mistakes....they tried the setia walk concept in setia avenue but the WALK concept doesn't gel well with local climate and shoppers expectation.

With setia impian shop lots......I also think it will be a while before it gets wong.......surely overtime it will get pretty ok when the apartments are completed and fully occupied.....there are 5000units of apartments there, excluding those from Sunsuria and landed by PKNS and Setia.......that shop enclaves will be the hang out area for the north precinct...


until then......I guess shop owners just have to be sitting duck for the time being....

not forgetting the shops by sunsuria and the new biz precinct by the same developer....

I see pockets of undeveloped land here and there....

Setia also wanna buy land north of their current northern development........

maybe they buy the cementary land...and relocate the cementary to elsewhere?

Actually I dun know where...Sa just said north of Setia alam....it was some years back.

to be perfectly honest and unbiased opinion, AP inside the estate is OK de...with pocket of gardens here and there......summore the prices were good and affortable...

just outside of the estate is undesirable.......and unsighted.

same feel if you travel from klang to meru and suddenly you found paradise in Setia Alam......the change in landscape and streetscape are so profound.......

heard that responses weren't too good...therefore they are postponing their 'soft launch'.

I believe low occupation rate is due to its hidden location.
Unlike eramas...it sits on highly visible forefront...cater for whoever using meru n setia alam residents.

This taipan is hidden behind, u cant even notice these shops even when u passing thru persiaran setia alam.

It will only serve residents of north setia alam which at this stage is very low.
