QUOTE(jojolicia @ Mar 29 2016, 02:18 PM) am from Ipoh, and was considering setia city residence (serv apartment) I dun think the flats and apartments (baiduri and etc) are direct competitors to the service apartments. But Trefoil does provide tenants some alternative.what you guys think of this property, worth to buy for short term rental (say 3yrs, propably vp by 2020) then own stay? 3 factors that I see will determine its prospect 1)smc 2 2)NHH 1 3)proposed medical center downside i see, many sri Selangor flats in SA itself, surprisingly many units are eventually intended for rent any opinion is much appreciated |

QUOTE(kokwah18 @ Mar 29 2016, 11:56 AM) Forget about it, far away from KL, oversupply, less job opportunity and developed township. Assuming u can withhold it for next 10,20 or 30 years, definitely it will increase.. it depends on how well the phase 1 of setia International zone progress in near future.I agree that what ever has been done now that your eyes can see...yes the capital appreciation has hit its limit. for future price appreciation, it needs some new catalyst. |

commercial activities EVERYWHERE are not doing great at the moment, ever since the implementation of GST and the Donation Scandal came surface..
its not just setia alam. Same with subsale performance. go and read Damen and other threads on commercial, the scripts are almost alike...incl. velocity and others..... Pick on Setia Alam wont help you also...... BTW, setia alam was developed and sold during the property BOOMING time....this helps a lot. If it was launched 10 years earlier or now.....it is a very normal township nia....... |

QUOTE(Mighty Duck @ Mar 31 2016, 02:46 PM) On the MRT i did saw photo b4....there is a connect from I CIty to Setia Alam....but till now still no news....and also not in the LRT 3 plan....so just hope it happen... On the traffic during peak hour (6.30am - 9am) & after 5pm everywhere in the Klang Vally & KL also jam.... Unless u happen to stay and work on the opposite of the traffic flow....then no jam. All people rush to KL, and u from KL to SA....sure no jam. So there should be NO lrt passing thru setia alam, unless they changed again...... there is a provision of LRT station in SCM....but I guess setia's strong arm tactics tak cukup strong enuf.... |

QUOTE(zephyrus9999 @ Mar 31 2016, 05:59 PM) One thing i hate living here is... Chinese food.! Still theres not enough well established restaurants enough. but at least nam heong chicken rice, then the bakuteh, and new steamboat restaurant just opened in setia prima. Really need more good da zhao here. Be gladful lah....Else, need to always drive to klang to have good food. Compared to ara damansara, glenmarie, canal city, bkt jelutong, denai alam, elmina, new rawang township, setia alam is a gem leh for chinese food....although its not as good as some old township or pasang..... Summore they have malaysia longest pasar mlm. |

QUOTE(zephyrus9999 @ Mar 31 2016, 11:22 PM) Personally im not that affected as I only come back once in a while during holidays. But yes SA is not the worse in food but not that great. 10kms is a hell of drive just to get good food on daily basis....Well, its a new township so cant complain. Plus its shah alam, what to expect. If compare to PJ, I suppose you can find good food within 10km radius drive (puchong, subang, cheras, damansara, etc). But for SA residence (if you are one), SA is the only place you get your daily meal, or klang. Apart from that, get ready to drive 15+km to subang. If wanna try connaught chilli pan mee I got to drive like 40km? Im hoping much more food establishment will arrive here in future (Tired of KFC pizza old town, etc you know) I suppose I am ok with average food with short drive from setia alam on daily basis. good food I dun mind driving like once a week or even once a month.....out of setia alam. even if you stay in cheras,,,I believe you still need to drive out of cheras to hunt for good food. cant be eating chili pan mee every day, rite? like I said, be grateful lah...imagine if you stay in cyber...want ordinary and affortable food also need to drive out 10kms...... |

Should I go for retusa or wait for ecoworlds project? confirmed ECOWORLD sudah beli.....setia people disclosed already....they said they worst nightmare is to complete with ECOWORLD than any other developers...... keke...ECOWORLD just wont leave setia alone..... |

QUOTE(lwtw @ Apr 5 2016, 10:09 AM) I saw a Waxwing model SemiD in Ecopark Ph 10B asking for 1.9 M. prices are definitely not going north.....I wonder if this is below developer price. Anybody knows? Maybe prices are coming down.. I would say very close to developers price.....for 10B. Waxwing's built up is good. over 3000sq. |

QUOTE(gks @ Apr 5 2016, 10:58 AM) SPSetia needs to resort to 10:90 scheme to move their landed in Setia Alam well...at least at setia alam.......the latest launch is well received....almost sold out...amidst setia is control the quantity of launched units. Then again... most reputable developers ie Tropicana, IJM, IOI are doing the same. These developers cannot afford to reduce the prices of their townships that will upset their early buyers. Tropicana and lain lain....still selling their 2 years old launched products...... |

Try to launch en-masses again... hehe aiya taiko where have you been in the last 3 years???????Where else the other developers have ongoing launches. setia alam have at least one launch (if not two) every year de..... the last launch (prior to the current launch)...all sold out within hours.....for one model. |

QUOTE(gks @ Apr 5 2016, 11:22 AM) I do not need to call. Their launches are listed in their website and annual presentation. they launched the built then sell two rolls, including a bungalow (1st in setia alam) near their original sales gallery. But to add merit to your claim, what is the size of landed they launched in 2013/4? their unsold stock as of today I think got units in trefoil block C and Duta Villas...their Achilles heels..... Am not sure they have officially launched their SCM service apartments yet..... other than these, they have pretty much no landed to sell........except their latest launches. SEP on the other hands, got some units to sell still, but SEP also launches fewer units each time, twice a year. |
