do u think setia alam now with this Kind of pricing, still is a good place for investment?   

am from Ipoh, and was considering setia city residence (serv apartment)

what you guys think of this property, worth to buy for short term rental (say 3yrs, propably vp by 2020) then own stay?

3 factors that I see will determine its prospect

1)smc 2
2)NHH 1
3)proposed medical center

downside i see, many sri Selangor flats in SA itself, surprisingly many units are eventually intended for rent

Forget about it, far away from KL, oversupply, less job opportunity and developed township. Assuming u can withhold it for next 10,20 or 30 years, definitely it will increase..

I guess MBSA gave special approval to have cinema & pubs in SA.

On the MRT i did saw photo b4....there is a connect from I CIty to Setia Alam....but till now still no news....and also not in the LRT 3 plan....so just hope it happen...

On the traffic during peak hour (6.30am - 9am) & after 5pm everywhere in the Klang Vally & KL also jam....

Unless u happen to stay and work on the opposite of the traffic flow....then no jam. All people rush to KL, and u from KL to SA....sure no jam.

PNB also tak cukup kuat meh? I also wonder why they decided to bypass SA in the LRT3 line.

One thing i hate living here is... Chinese food.! Still theres not enough well established restaurants enough. but at least nam heong chicken rice, then the bakuteh, and new steamboat restaurant just opened in setia prima. Really need more good da zhao here.

Else, need to always drive to klang to have good food.

Personally im not that affected as I only come back once in a while during holidays. But yes SA is not the worse in food but not that great.

Well, its a new township so cant complain. Plus its shah alam, what to expect.
If compare to PJ, I suppose you can find good food within 10km radius drive (puchong, subang, cheras, damansara, etc). But for SA residence (if you are one), SA is the only place you get your daily meal, or klang. Apart from that, get ready to drive 15+km to subang. If wanna try connaught chilli pan mee I got to drive like 40km?
Im hoping much more food establishment will arrive here in future (Tired of KFC pizza old town, etc you know)

depends on which part of cheras. for me almost everything is in walking distance. but yes i am probably the minority.

I heard from my friend who work as contractor claim that the land next to setia alam toll belongs to ecoworlds where they will start work very soon….I call up to ask they didn’t admit but also didn’t deny it….only ask me to register…think so cannot disclose yet….anyone know about this? Should I go for retusa or wait for ecoworlds project?

1ggo, Sixteen ounce, DCS, Lush Cafe, Thai Syok, Korean cuisine at Setia Avenue, Lan Che steam fish, chan chan YTF, Steamboat all around Setia Prima, and almost all chinese seafood in setia prima like Kuala Selangor etc.. too many too name and i don't even remember the name..

SPSetia needs to resort to 10:90 scheme to move their landed in Setia Alam

Then again... most reputable developers ie Tropicana, IJM, IOI are doing the same. These developers cannot afford to reduce the prices of their townships that will upset their early buyers.

Because Setia Alam didn't have any landed launches for past 3 years? Try to launch en-masses again... hehe
