I dun think the flats and apartments (baiduri and etc) are direct competitors to the service apartments. But Trefoil does provide tenants some alternative.

it depends on how well the phase 1 of setia International zone progress in near future.

I agree that what ever has been done now that your eyes can see...yes the capital appreciation has hit its limit.

for future price appreciation, it needs some new catalyst.

setia alam precinct 1 where SCM is located is gazetted under International zone....therefore its not under MBSA guideline, I stand corrected.

commercial activities EVERYWHERE are not doing great at the moment, ever since the implementation of GST and the Donation Scandal came surface..

its not just setia alam. Same with subsale performance.

go and read Damen and other threads on commercial, the scripts are almost alike...incl. velocity and others.....

Pick on Setia Alam wont help you also......

BTW, setia alam was developed and sold during the property BOOMING time....this helps a lot. If it was launched 10 years earlier or now.....it is a very normal township nia.......

the last I read, lrt3 will pass thru Jln Meru and have a station there....but they have scrapped the idea of divert to Setia Alam.

So there should be NO lrt passing thru setia alam, unless they changed again......

there is a provision of LRT station in SCM....but I guess setia's strong arm tactics tak cukup strong enuf....

Compared to ara damansara, glenmarie, canal city, bkt jelutong, denai alam, elmina, new rawang township, setia alam is a gem leh for chinese food....although its not as good as some old township or pasang.....

Summore they have malaysia longest pasar mlm.

Well, its a new township so cant complain. Plus its shah alam, what to expect.
If compare to PJ, I suppose you can find good food within 10km radius drive (puchong, subang, cheras, damansara, etc). But for SA residence (if you are one), SA is the only place you get your daily meal, or klang. Apart from that, get ready to drive 15+km to subang. If wanna try connaught chilli pan mee I got to drive like 40km?
Im hoping much more food establishment will arrive here in future (Tired of KFC pizza old town, etc you know)

10kms is a hell of drive just to get good food on daily basis....

I suppose I am ok with average food with short drive from setia alam on daily basis. good food I dun mind driving like once a week or even once a month.....out of setia alam.

even if you stay in cheras,,,I believe you still need to drive out of cheras to hunt for good food. cant be eating chili pan mee every day, rite?

like I said, be grateful lah...imagine if you stay in cyber...want ordinary and affortable food also need to drive out 10kms...... biggrin.gif

yes, typical units rental go for 700-800/mth....corner units maybe more expensive.

350/mth is hoax lah......

its not only setia or setia alam....

everywhere people also dump price......see damansara foresta, damansara avenue, summer suites and many condos in cyber also......

this is 2016, not 2010.....

well...at least at setia alam.......the latest launch is well received....almost sold out...amidst setia is control the quantity of launched units.

Tropicana and lain lain....still selling their 2 years old launched products......

setia alam have at least one launch (if not two) every year de.....

the last launch (prior to the current launch)...all sold out within hours.....for one model.

they launched the built then sell two rolls, including a bungalow (1st in setia alam) near their original sales gallery.

their unsold stock as of today I think got units in trefoil block C and Duta Villas...their Achilles heels.....

Am not sure they have officially launched their SCM service apartments yet.....

other than these, they have pretty much no landed to sell........except their latest launches.

SEP on the other hands, got some units to sell still, but SEP also launches fewer units each time, twice a year.
