QUOTE(Vector88 @ Feb 1 2018, 10:33 AM) Yes, despite all the negatives on the location, I think buyers still think it is a good value to get a FH landed <600k with proper setia alam address ... Its completion coincides nicely with the opening of DASH highway (early 2020), from the site to entrance of DASH highway is about 5km away. (nearer compared to going to NKVE SA toll plaza) expecting BBB at this price point actually... the negative points are not that influential actually compared to the advantage of FH, matured township, good mixed of population... for northern part... setia alam considered as one of the best option to stay in compared to the surrounding townships... selling sub 600k intermediate house sure kena sapu habis... at least from booking point of view... total will be how many units for this phase?

QUOTE(BEANCOUNTER @ Feb 3 2018, 10:04 AM) oic. good to cater for residents of precinct 16 of SA. But I seriously doubt that the biz will be super good. i guess it should be better than urbanfresh inside SCM maybe... jaya grocer at jelutong also survived for quite long despite the not so high traffic and population inside...

QUOTE(ibnunarsim @ Feb 3 2018, 04:48 PM) Ardence whatever lab is not a proper mall compared to SCM & upcoming SCM2. No cinema, no bowling & no nothing. U expect people love to hangout in outdoor concept mall with super hot climate? Ecoworld dowan spend more on proper mall.. what a shame. if its just mainly F&B mall... i think i can accept this concept... this kind of mall mainly just to go eat and buy grocery and u are good to go... not sure about the parking rate and etc though... i think its good that they din build a proper mall at that location when all of you complaint about jam... still want a SCM similar mall at the entrance of setia alam ke?

QUOTE(kelchai @ Feb 5 2018, 10:39 AM) Yes agreed, this is what Setia Alam lack of now. Alfresco mall. well the concept that matters... as for foods... setia alam never have any genuine good foods haha.... QUOTE(BEANCOUNTER @ Feb 5 2018, 10:45 AM) SA lacks of quality food (just like any newer township).......not alfresco mall or fancy café. you think by situated closer to klang, the food here will be fantastic.........folks, think again. well compared to most of shah alam areas... sini already alot of foods varieties jor... although this is ex klang location but then i doubt they can easily duplicate the genuine taste here... alot of younger families coming in to this township too... more creativity were needed for this township... haha

QUOTE(Seanlow31 @ Feb 14 2018, 03:03 PM) for real? am thinking of buying landed property there. no jam in and out rite? thanks jam alot near to toll during peak hours... and NKVE peak hours not like used to be already... dont know why getting more cars on the road during peak hours and its going to get worsen alot.... but jam represent the growth of a township... at least the place u chosen will not bcome a ghost town.... QUOTE(Seanlow31 @ Feb 21 2018, 08:40 AM) 2 years to go, mean now could be a good time to buy. thanks those roads he mentioned... only DASH serve some real purposes in diverting traffic... which i dont think can help much... because the number of residents here are growing as well... not to mention those staying around DASH... WCE and LATAR doesnt really helps going to KL subang PJ directions.... but jam is not really a yardstick when u buying a house... when u consider even from cheras to KL 10km only... u need drive 45 mins to complete that 10km...

QUOTE(gks @ Feb 22 2018, 10:17 AM) I believe traffic jam issue in Setia Alam/Bukit Raja is not isolated issue. almost all mature township will have this issue. whether Bukit Jelutong/ Elmina, Canal City. Even if upcoming tonwhsip such as EM/SEH claim they are traffic free...It is matter of time when all the houses are occupied. Some of them only have one access just as canal city. That also need to "tumpang" Bandar Saujana Putra" access. IMO the biggest problem with all these SBF township is they do not have alternate commuting means ie the public transport such as LRT/MRT/Train. If traffic jam is main concern in your purchasing decision, you should focus on finding property which located within public transport proximity. IMO MRT will be the future way of commuting for Klang Valley in next 5 years. And use Uber/Grab/Taxi to final destination. and its also depends on those who concern about jam... whether they can change their mindset into taking mrt/lrt or not... just like cheras now... mrt doesnt really help much on the traffic jam...

QUOTE(gks @ Feb 22 2018, 10:27 AM) It is scenario of hoping others to take MRT but I will maintain my lifestyle. Furthermore I am still paying installment for car.. whether use it or not. Anyway I think it helps to maintain the number of cars on the road and hopefully not increase it. I believe the mindset will eventually will be shifted especially for those fresh graduates that just come out to workforce. But back to my point.. if you choose township without alternate commuting, you are stucked with traffic whether you like it or not. So if you choose Setia Alam and work 9-5pm in kl/pj, you need to accept traffic as part of your life.. yup correct... hence if someone are really hunting for new landed with reasonable pricing... just live with the jam... or rather jam should not be a concern here... new township with public transport for now i think only sunsuria has it... the rest are all stuck with one or two highways to exit the township only...

QUOTE(gks @ Feb 22 2018, 10:42 AM) U wouldn't find end to end connection.. again... Part of lifestyle change.. again if you buy landed most likely it will be too far for a comfort walk anyway. Key here is driving distance say less than 5m, plenty of carpark etc.. Got la U can search Sierra 16, warisan puteri, seri kembangan, cybersouth, Cyberjaya etc.... Just to name few.. of course not so Sek hiong as forumners favourite son spsetia/ew townships lol... well... i think only cybersouth and warisan puteri have decent DSL at sub 600k pricing... otherwise... those new townships with good connectivity... one simple 20x70 DSL will be selling 700k onwards... like sunsuria DSL monet lily... 690k++ nett onwards....

QUOTE(Winspat @ Feb 22 2018, 03:32 PM) So far only one located in KL and its... Halal only True to its nature as an Middle Eastern-based retailer, Lulu Hypermarket only sells halal foodstuff. The store does not carry alcoholic beverages, pork-based products and even dog food (only cat food). The location of the store in Jalan Munshi Abdullah, a Muslim-majority area, also ensures the halal-only approach appeals to the local shoppers. Owned by Yusuff Ali MA, who was ranked first on the Forbes list of the richest 100 Indians in the Arab world last year, Lulu has 110 supermarkets and hypermarkets across the Gulf, Yemen, Egypt and India. Malaysia, where it plans to open five hypermarkets, will be the group's first market in South-East Asia. the one in KL seems very crowded even during weekdays for those housewives... but yea... all halal only... not sure setia alam are there that much demand... with setia city mall and jaya grocer competing + tesco giant all those... haha

QUOTE(Danke @ Feb 28 2018, 08:28 AM) It will help A lot which I have try the latar highway to selayang, kepong, gombak, sentul, wangsa maju during peak hours which I used the back road from setia Alam to puncak Alam and only take 45 minutes. If wce is ready to connect latar it will reduce 15 minutes of Travelling time. If you are working in Shah Alam with the eco world road open up to bukit raja industrial park it will ease the traffic for nkve. Wce will also help for those working in Kota kemuning, cyberjaya, putra jaya, klia, subang, puchong which will divert the traffic away from nkve. I believe with all the new highway and access road the traffic will be better nearest exit to LATAR from puncak alam also require certain distance.... how long u take from setia alam to exit LATAR? u go to sentul wangsa maju through there only 45 mins during peak hour ka? during peak hours... i go to selayang from LATAR already took me more than half an hour liao from puncak alam... lol....
