if they able to away half of the users from NKVE... will benefit setia alam users as well... and in NKVE now the most jam part is actually along subang PJ exits.... KL exits still bearable actually...

BBB mode already... setia alam still have landed sub 600k pricing... dont bother fully extended or how near to cemetery or not... can beli aje... i dont think the cemetery view when u drove home is an issue... as long as your unit cant see then cun already... and its actually quite a distance to cemetery from the housing units site.... staying inside and judging the distance from precinct perimeter feel different one....

true... i dont think at this stage... its a big concern... i always passby precinct 17 when going to setia alam... staying within the precinct... i dont think the cemetery view is a main concern... to get a freehold landed in quite a matured township with sub 600k pricing is the main point here rather than the quite a distance cemetery....

different on the size too... and if there are connectivity to DASH... from EG to setia alam also very fast only... but EG side alot more malays population... hard to hunt for chinese food for now... and still need time to grow to maturity.... the part where EG is on was just started really developing like 4-5 years back... before that most of the developments focused in the 10km away areas of puncak alam....

anyway mid term investment... i dont know how well a 18x65 580k landed will appreciate... its down to your own gamble in the end... setia alam property pricing on quite a matured point... hardly any appreciation for the landed there after year 2013.... and alot of my fren's unit pricing coming down already... rental no need say... landed sure koyak...

oh sorry... 20x65.... yea for now its really not chinese friendly... only lunch time able to get chinese foods... dinner time most of it also closed... been staying there for quite some time... daily dinner must cook sendiri... or else dabao from your workplace or along the way before you reached home... other than chinese foods... other basic amenities you needed are there... travel around bandar saujana utama too when u visit there... it is more matured than inside puncak alam in term amenities...

actually puncak alam and setia alam distance to working places not much difference... alot of ppl from these two places working in klang (meru,kapar side), shah alam, PJ and subang areas too... haha... and in term of jam... both places go out nkve or any other highways also jam one... difference is setia alam most of the time only have one or two option aje to exit the township for now... in future there will be DASH for them....

in term of peak hours timing... its almost similar... driving to KLCC at 7am from SA and from PA... almost the same timing albeit SA with shorter distance by 10km... this show how jam SA is now to exit to any matured cities...

well PMD is not the only access to in and out to the cities... u still have guthrie, LATAR and NSE from EG here.... but i do wish PMD can be expand and improved to cater for the incoming big traffic towards DASH...

yea true... i also advise dun buy PA SA or what shit more than 30km radius from KL actually... if wanna work in KL... suffer die u if u are not those who used to drive 1 hour to work per way.... still guthrie helped alot on the traffic of PA... with the new interchange to guthrie near elmina green... might shared more burden for DASH and NKVE...

if PMD is restructure in a good condition... i think alot more will use them already... with setia alam north residents coming for DASH and maybe they can exit NKVE through here....

actually if the mrt/lrt line can reach... dont really consider them as sibeifar land anymore... haha... if only SA can get the proposal for public transportation... just too bad...

hopefully... but i think nowadays alot ppl hoping for mrt/lrt line to SA... its more convenient than taking bus because bus u have to consider for the punctuality and time taken depends on the traffic condition whereas mrt/lrt most of the time should be on time except for breaking down... haha

frankly speaking... to go PJ/damansara/subang... no sane person from puncak alam will use the exit at setia alam... its a joke looking at the jam towards the NKVE exit....

its just a long term dream... u need to be dare enough to dream and see it materialize no matter how long it takes... as long as projects sells... they will give whatever selling points to close the deal....

usually it used by other projects by other developers such as HCK group... and also some desperate agents who need some bombastic features to sell off the project...

i staying in puncak alam... there alot more routes to go puncak alam from PJ/subang... at least during peak hours... i reached home faster than my colleague who are going back to setia alam southern part at the same time...

setia alam... dash entrance... direct to PJ liao.... passby shah alam and subang... puncak alam is opposite direction bro from DASH....
