Am one of the buyers for Fera Tower B second highest floor. In my honest opinion, this project has its own pros and cons. Pricewise, definitely not the cheapest in terms of psf but at its nett price, there is still room for appreciation in my honest opinion. With its freehold title as against other projects within the vicinity which are leasehold projects, this will be an additional plus point. This is because most buyers in the market are still very conservative and traditional by nature. Further, concierge services are also provided and I would like to see how would this turn out. I have inspected Marc Residence (developer's past project) before and quality wise, it does seem alright. The wangsamaju neighbourhood is primarily a family neighbourhood and Fera Residence does indeed offer one of the best nett prices for a 2 bedroom or 3 bedroom unit which opens the doors to potential family homebuyers (A soho does not attract this group of buyers). From my point of view, the biggest drawback is the fact that it is not within walking distance to sri rampai lrt station (I don't consider 1km as walkable). However, how we would seek to mitigate this issue is by collaborating with the JMB of lexa residence and other future residences within the Quartz to procure a shuttle bus service to the station. I procured such services before and the costs is very much considered cheap IF such collaboration can be instrumented. The project sits atop a small hill and is quite windy on a sunny day. You might disagree with my opinion and your point shall be taken with due respect. I have not signed the SPA yet and if you can change my mind kindly do so hehe.

Yeah, walking back home from LRT station is an uphill affair too. |

If there is no pedestrian path, it is never gonna be walkable. Because you are walking beside the main road. Unless the current construction cater and add in pedestrian lane from opposite Villa Wangsamas there to the LRT station. How about Villa Wangsamas. 400k Freehold. 1270 sqft. Just for your consideration. If you search the property website all agents listing at 500k plus. PM me if you are interested. I'm not a sales agent but will share with you that 100k below asking price unit information. |

Sorry brother. But I think Villa Wangsamas looks a bit too old for my liking. I don't really like the design. Price-wise memang cheap but I will opt out from it. Thanks for the offer tho.

Same area, much cheaper but leasehold.
