Fera only launched Tower B. Tower A if i was not wrong not launched yet.

The 3 more phases not so soon i guess.. currently the show room was build on the land for 4th phase.

Yeah, Sentul Point now claiming KLCC properties or Jalan Tun Razak properties d.
With rebates >20% now mostly United Point or Sentul Point d

still dont have a verdict on lexa/fera.. location seems good, but many other projects are recently launched and this is the least dense of them all.. i might buy one soon when fera second tower is launched

You can search YouTube for Faizul Ridzuan latest webinar.
Maybe you know why the reason Lexa/Ferra is less marketable vs Hamilton for example.

But if for own stay then is a different story. As long as you like the location, facilities being provided. Good enough to consider.

Do anyone aware that this project is commercial title?
The agent told me the project is commercial title + cover by HDA. And can change the utilities , quit rent and assessment to residence after request by own committee.

After i check with the HDA , it just cover of the contract sales, and did not mention of any utilities can convert from commercial to residence rate.
Even syabas also mention that Service apartments are classified under the commercial category and they fall under Tariff Code 11.

And after i seeking my lawyer advice, the residence service apartment on commercial title have to paid all utilites at commercial rate.

How big is the difference between commercial and residential tariffs for water and electricity? I doubt it's a lot right?

For example, residence title water bill is min RM6 per mth, and commercial title water bill is RM36 per mth.
Electricity, quit rent , assessment, and insurance also will different.
