Any news on the take up rate? Am interested in this project given its location but a bit worried that its price will be depressed by so many new developments in that area. And what's with the roadwork nearby? Easier access to duke?

Can you explain more on this logic? Really don't get it.. why would price increase when buyers have newer/more options. If anything shouldn't it go down?

still dont have a verdict on lexa/fera.. location seems good, but many other projects are recently launched and this is the least dense of them all.. i might buy one soon when fera second tower is launched

The agent told me the project is commercial title + cover by HDA. And can change the utilities , quit rent and assessment to residence after request by own committee.

After i check with the HDA , it just cover of the contract sales, and did not mention of any utilities can convert from commercial to residence rate.
Even syabas also mention that Service apartments are classified under the commercial category and they fall under Tariff Code 11.

And after i seeking my lawyer advice, the residence service apartment on commercial title have to paid all utilites at commercial rate.

How big is the difference between commercial and residential tariffs for water and electricity? I doubt it's a lot right?
