Anyone got unit 10 for Block A?any thoughts for the lift room fire door facing to our main door?as some people are conscious about the feng shui because the fire door facing the main door of the house is not good

hi, i just got my loan approved and the amber staff just told me that will sign the letter offer tomorrow. however, he told me that I have to wait another 1-2 weeks more for the lawyer to call me and sign the SNP and loan agreement. is that a standard procedure? did you guys wait that long?

So fast??? You get your loan account number?? You stamp back your loan agreement already? Lawyer just inform me SNP is done stamp back only. Lawyer told me bank start pay money to developer only can stamp back the loan agreement lol, isn't true? icon_question.gif

Sign loan offer letter first --- proceed to SNP ---Loan agreement ( SNP & Loan agreement also can sign both together ) but normally amber homes will call up sign the SNP first after you sign the loan offer letter coz developer wan collect the balance 5%. brows.gif

All done.
Got my account number together with the letter asking for payment. Login to my bank and can see the loan linked to my account. I don't know how is the process of the stamping but I've got back all my documents.

i punya UOB. i go directly to bank. u go directly to bank or via agent? or u can call rhb and ask how to setup. i didn't have the loan account linked until i got my letter for payment.

i also shocked when receive the letter, and now have to wait for the banker confirm where to go for the checkup, have to use their panel doctor as well. Luckily, it is free of charge ...

Took this yesterday. Can see Block A is pretty close to the HTC cable but at least not close to pylon or substation, just the cable...

and for those who want to know how near is the high tension cable to the casa green block a, this is the picture. as you can see, the distance is about 2 rows of shop in between block a and the electric tower. Photo taken from z residence's skypark also. now you can roughly know how near is it

So far, there are only laundry shop, clinic, speedmart 99, 7-11, hair salon and only 1 mamak restaurant at there. The rest are those car mechanical repair shop, warehouse for stock keeping and etc. didn't have any chinese restaurant or hawker centre. let's see how it get going after 4 years

The road link to Jalan 1/155B (LRT road to esplanade) opened but traffic light not working. Can't imagine this happened on Monday...sure very messy!

Coming 3 months will be crucial to monitor the traffic flow to KESAS.

It took me 5mins from LRT Sri Petaling to Muhibbah Station. Both Awan Besar and Muhibbah Station are clean and big in size with CCTV, toilet and car park is available. Walking time from Muhibbah LRT Station to Casa Green is around 10 mins, to which I passed by 99 Speedmart, 7-11, Laundry shop, clinic, Mamak, car wash and car mechanical repair shop. Not sure if there are any covered walkway from CG to the LRT in future, if not, we have to walk thru PPR or car mechanical repair shop, which is not recommended in the night time. Some pic attached for your reference. Cheers

haha, i'm not sure whether they will make a new road that link casa green to the mrt or not in 4 years but i think high chances they will make it. it is just my opinion smile.gif. or they might make the front entrance of casa green facing the petrol station. that is 1 of the possibilities

I checked but forgotten the unit ceiling height but the car park ceiling is definitely lower compare to the standard floor (above 7 floor). The car park is something like 7-8 ft (If not mistaken).

there is no info about ceiling height in the S&P... The height should be common as 10 feet.. actual you will be getting is 9++ feet.

Hi All,

What are the fees that we suppose to pay upon/after signing SPA out of the remaining 15k downpayment? Is it only stamp duty and loan agreement? can both settled by 8k?? i need advice from those who have signed SPA, so i can buffer my money...Thanks.....

RM4300++ depends on your assigned law firm. Under RM5000 for sure.

Correct me if I'm wrong.

My loan included the legal fees though.

The signing appointment is handled by the developer. The loan consultants should update the person in charge on the loan approval and they shall contact you for signing arrangement.

Mine more worst. Signed RHB LO on 14-Oct and SPA on 24-Oct. Until now nobody called to sign final Loan agreement. cry.gif

Anyone here know normally how long does the bank/lawyer process such Loan agreement?

Receive the same letter, called to lawyer firm they said they already send to rhb bank, and say that letter is computer generated. Then just now called to RHB bank but needto wait until monday branch open only can ask them. btw my lawyer is SF Chin

last time i face similar issue when applying. the documents i gave is more than i should still they say tak lengkap whereas uob already offered me. cacat. somemore 4.55% whistling.gif

Same letter received by RHB & check with legal firm (Gan & Zul) mention that's just standard procedure from bank.. They'll follow up with Bank.. Yet to check with Bank side yet

I just got feedback from RHB bank they still do not receive the letter yet. RHB bank say will get back to me by this week whether they get the letter of advice.
Is already been 1 week since i call sf chin but RHB does not receive yet. mad.gif

Confirmed Block C schedule payment issued already. Due date should be 04/12/2015. They sent out via registered mail.

Is the letter with title Re: Credit Facility Pending Letter of Advice for Drawdown ?

If you are talking about this letter, which few purchasers have received the same, you should talk to RHB.

For those haven't received, please be patient and expect it within the next few days. They don't send out all in a day, they send out batch by batch.

Actually i received this letter back to 2 3 months ago, i am Block C buyer. I did called my friend who works in RHB. Base on his respond this is standard procedure. As you have signed the LA but then still not yet Stamped and return to Bank by the lawyer. Hence the Bank will send the reminder to you to ask for that. That is normal ma, the bank also wanted to confirm you will not run from their radar or find another banker if you found out other bankers can provide better offers.

No worries, I confirmed the lawyer sent back all the document to RHB after the due date, but then RHB also didnt penalty to me, my lawyer also SF Chin...

Both casa green and sky awani is almost similar profile in terms of pricing and ease of access. Sentul is undergoing urban renewal while bkt jalil is morphing into self sustainable city with it's upcoming commercial activity. Bt in terms of rental, sentul would be slightly attractive at the time being due to its close proximity to city centre. Anyhow, just to share, if u considering yeild per se, previously razakmas in bdr tun razak just 198k, with mrt and lrt adjacent. Bt as in the case of casa green, it was fully sold out. Better to aim for available project rather than those sold out. Rumours had it that keramat going to have rumawip also. U might consider that.

Siner juta is newly established company. In terms of quality, ur guess is as good as mine. I seriously believe u should buy in an area which u like and proud to own. Factors which u can't control, no point worrying bout it. As property market is dynamic, a rut today might be a great deal.

The loan agreement need wait the bank release money to developer only can stamp back. You don't have bring the loan offer letter to draw the EPF too? Lawyer told me can bring SPA and loan letter offer to draw it out. Waiting next year to draw it out coz now year end EPF will give interest brows.gif

I just received a letter from SF Chin, they ask me to issue a cheque with RM240 to RHB for administrative & handling fee..Does anybody here also received the same letter? Btw, i not yet sign loan agreement..so fast ask me to pay.. sweat.gif

Bring along

1) IC
2) Stamped SPA
3) Loan Letter Offer

to the office, fill up the form and apply

To withdraw for purchase of a house, you can do it within 3 years from your SPA date, if you withdraw within a year, then you can bring along the loan LO, if you withdraw it after 1 year, then you have to bring along your facility agreement (loan agreement)

You can check with the lawyer, they advice the bank to release the payment and they will know whether the bank has released or not.

Nowadays they are fast to process, within a week (<5 days) end-to-end completed if for >55 age withdrawal. Housing loan withdrawals should be similar I guess.

I went to the site and really like the place. This is my short analysis

Pros :
- Is in the very affordable, around 450psq feet
- It is strategically located in bukit jalil, in between 2 LRT stations
- Access has been greatly improved since the proposed road have already completed
- LRTs are within walkable distance
- Area of good growth (future projects are in the vicinity)

Cons
- Leasehold Property (Most of Bukit Jalil is leasehold anyways)
- Highly dense area (But LRTs can offset this)
- RUMAWIP and some medium cost apartments are pulling down the prestige of the location

Just my two cent. But I have a great feeling about this project

Is alright, I can tolerate that I think. As long as the access has already been improved, I would have no complaints.

Casa Green & Parkhill are not built by govt, both Amber Homes & Aset Kayamas are private developer.

To be exact, lands alienated from govt mostly leasehold.

Dear Sifu/Taikor in property market..

I signed up S&P on 3.12.2015(Last Thursday) in front of the lawyer, she mentioned that she would need at least 1-2 weeks for her to returned the S&P to me. Plus I would need some other documents too from the lawyer.

I am racing against time as I am applying the government loan, and they will need all documents to be submitted by the end of the month. Failure to do so will result in catastrophic outcome as all the S&P plus other documents need to be completely revoked, as in year 2016, we can no longer use Developer Panel Lawyers.

My are question are therefore :

1) How long would the lawyer take to settle off my S&P completely? It has been a week and the developer called me up and they will need at least a week more sad.gif

2) Is it quite normal for the lawyers to take more than 1 week to settle off my other documents? Namely are the Sijil Carian Rasmi and S&P

Feedback is greatly appreciated. Thank you

Sijil carian rasmi can be done in few days. S&P will be slow as after you sign, lawyer will send back to Amber to sign, after they sign then only take for stamping. And due to many S&P signing going on at the moment, they go batch by batch, need to wait awhile lo

Well, I am not too sure really whether in government loan, there will be govt panel lawyers involved.. As far as I concern, there will be no govt lawyers involved?

But what I was told starting 2016, the protocol will be changed and they will employ gov panel lawyers instead. Hence, every pieces of documents completed will render useless

I just hope that the Developer are quite lenient on charging the penalty to us the buyers, as these technical difficulties will surely need some time to get sorted

I guess govt will not ask the s&p to be prepared by govt panel lawyer? As for loan documentation lawyer, let's say really have to appoint govt panel to handle, then you just wait until next month and see how it goes. By then if really need to use govt panel, then just appoint govt panel for the loan doc then they will liase with the spa lawyer. I believe developer will understand this

Well my understanding is by next year, the Gov Lawyers will have to prepare every thing including the S&P and other stuff. They will replace the currently appointed lawyers by developer. Maybe there is some truth in your opinion, but seriously these legal terms are clearly not my forte, so I wouldnt really know about that.

There are agent handle gov loan. Why don u let them do it for u from A-Z. Is free just u need take insurance with them.

Ohya, share something with those who plan to take govt loan. As govt loan doesnt look at ccriss and it's something and you sure get (i heard so), some people actually take bank's loan for their first 2 properties, then 3rd property go for govt loan. 3 houses at 90% margin.

Govt Loan offers about the same rate about conventional bank loans, about 4% per annum. Nothing attractive, more hassle as you may need extra documents, and running up and down to the SBPP office.

But the advantages are : 1) Loan Aproval is very easy (As they dont really bother your loan commitments and CCRIS). They are just based on your basic income. Your basic income meets the expected loan amount, then wallah!

What about the loan amount at 70%? Which means buyers can only get the loan agreement when the bank release the loan after buyers pay the first 30% schedule payment? That will be approx. a year later rclxub.gif

Well, usually developer will set a time frame for their progression pay. For example, if they have already completed 15% progression, they will send letters cc to banks, lawyer and to buyer.

Then lawyer will be obliged to counter check and liase with the bank to release the progress pay to the developer in a specified time frame.

Or if you are a cash buyer, bank will not be involved, and you have to pay the developer certain amount as per the progression in a specified time frame.

Failure to do so which means if either the lawyer is inefficient, or bank has some technical issues in disbursing the progress pay, will result in the buyer have to bear the penalty by the developer, in which is usually 10% of the
progress payment.

So it is us the buyer to liase either with the appointed lawyers or the banks to make sure they disburse the money in the specified time frame, given by the developer..

I think you have already settle your part for now, just have to double check either with the banks or the lawyer when the progress letter has already been sent to you


I might be wrong here. Other sifu or taikor here might have different opinions

Hello,

I have second letter from my financier that my law firm have not provide them sufficient documents for the credit facility.

Have Whatsapp the lawyer in charge and he said no worry. He said that once the billing is out then only they sent letter of advice to the bank.

Should I be worry?

Well, I am afraid that your lawyer might be inefficient? My concern is the buyer is going to be charged with the developer penalty on progressive payment.

Never had experience with this circumstance tho

Indeed, the developer is really taking their time in settling off those documents. I hope they are really aware that that might be changes in protocol by year 2016 for gomen loan  sad.gif

May I know, when were the completed S&P (with stamping) and other certified documents returned to you after signing SNP?

I mean the rough estimate la, izzit after a month or so after signing them?

I have a funny feeling that my documents wont be ready for submission since the deadline is about two weeks more only.. sad.gif

Pmed bro. Called the developer they have already submitted SNP to lawyer on 9/12. Called the lawyer yesterday and she said that she hasnt receieved any documents from developer yet. I am on the assumption that she is probably too busy to handle the paperwork

The deadline is if you are applying Gov Loan, then all pertaining documents should be submitted to Gov, before the end of the month.

If you are on conventional bank loan, then it doesnt matter.

Yup, you will still need to pay the 10% booking fee regardless of types of loan or amount of the loan that you can get..

Then I think, the government loan will reimburse back your 10% once you have already secured the loan..

I am not too sure when or how.. but surely Gov Loan will reimburse back the money

There's no PRIMA in Casa Green, it's RUMAWIP.
Depends on when you sign it and how soon the lawyer execute it.
Try check with your lawyer.

I just received a call from my Maybank banker. He told me that my bank already disbursed RM135k to developer. Does anyone facing the same situation as me? I am first time buyer so not really sure on the progressive billing thingy but as I heard from developer, they will start asking from bank to disburse money from bank according to the construction progress. So far I went to the site they just doing the base? Not even saw the structure of the car park yet. Is it reasonable for developer to ask my bank to disburse RM135k which is equal to 30% of the amount i loan from bank??

Please advice as I am really clueless. Btw, I am block B owner.

Correct me if I am wrong, but I thought it is okay for them to ask for disbursement fees of 30%

10% for SNP
20% For Pilings and Ground Works

Am I not right?

Usually the progressive billings will have an architect to approve the progression as well.. So should be okay IMHO

15% completion of structural frame up to ur unit
....
You can refer to schedule H in snp
For your info... The progress claim is all the same for all development under HDA

If I'm not mistaken the letter is not stating that the bank has already disbursed 135k to developer, instead it's a letter of advice from lawyer to the bank to advice the bank to release the first 135k to MBSB, the bridging loan financier and the subsequent payment to the developer's HDA account.

I think nope.. For my case it claimed for MRTA already but first disbursement not claimed by developer yet.. So it's separate..

Just out of curiosity

I was thinking of pruchasing with DBKL through "RUMAWIP - Rumah Mampu Milik Wilayah Persekutuan"

Has anyone purchased their unit through Beacon Advisory Sdn Bhd?

I was told to hand in the documents together with the bank draft to their agents and later on the developer will submit to DBKL..

Beacon Advisory assisted me for loan application submission. Didn't pay them anything.
Just needed to furnish them with the required docs for loan application only.

Registering thru dbkl or rumawip portal is not available anymore.
Just call the developer to check if there's any unit available, but most probably go into waiting list

Yeah! That's how I came across Beacon advisory, one of their agents approached me and told me if I was interested if there were units that will be let out..

I think it's because some of the units failed to secure a loan with the banks and is forced to let go..

You have a unit there as well?

During construction period, customer only serving interest until fully disbursement & VP then start instalment

So very month receive notice payment of interest then customer follow the amount to pay

If you are using full flexi home loan then you can pay extra repayment to reduce outstanding to save interest charge

Mine is the same too, although different bank. The repayment is still 0.00 but the bank will send you letter to ask you to pay progressive interests.

In my e banking account although no repayment amount but manage to track the transactions.

From what I heard from my banker, they say during construction period extra payment will not deduct principle, and I'm taking the full flexi loan, so abit confusing herr

Before VP all payment is for interest only and will not reduce principal. After VP, additional payment will reduce principal. However, you can request the bank that you want to start to pay the principal once the bank has released 50%, approx after 2 years, of the money to developer (need to reconfirm with you bank).

I called up developer last few days Friday, one of the staff informed that developer going to claim 5% @ stage of 2(f) - Completion of the sewerage works serving the said building before CNY (early Feb'16)

I also passed by this area thru KESAS highway yesterday, I saw the progress quite impressive fast, so I think not even to wait 4 years to complete if follow current the progressive movement rclxms.gif rclxms.gif rclxms.gif

I received letter of completion 10% from developer last week. I try to contact and ask for status from Lawyer firm (Gan&Zul) but i got no reply from them.

Then I contacted my bank for status they said there were no instructions from the Lawyer side to release the fund to developer.

I am not happy with the developer appointed Lawyer firm progression. Started to play the blaming game already.

It means u can't go around sapu all those affordable house like prior loophole allowed. They could gt a rumah selangorku, then prima and round out with rumawip methodically, using the prior loophole. Guess it's only fair then. Only bona fide first time gt a unit. Finally a wise move by the government.

This rules bound to have it's drawback as well. Just look at what's happening in Penang. They built affordable house, bt not many eligible buyer. End up, the unit was open to the mass at a slight premium. End of the day, capitalism still rules. Bt at the very least, first time house buyer was given their crack of owning decend home. Anyhow, the point I'm trying to make is that, well done to those casa green rumawip purchaser, who bought it as their second home and so forth. The courage and foresight to make the move before this avenue was close, hopefully, will be handsomely rewarded in future. =)

checked my bank account for the house loan and see that the 10% has been disbursed.

but the 10% is only the 300k of the house, how about the extra carpark ie 20k, when developer request?

the installment amount only show once u start paying interest+principal. now u only paying interest, they will show RM0.00 saje. you will know amount of interest* upon receiving payment notice from bank.

number of day : assuming december 2015 @ 31 days
amount disbursed : RM30,000

interest payable

impossible. your installment is inclusive of your interest already.

Mine check from RHB online banking money already disbursed. Should I call up the developer whether they have received the money? Normally they will issue a receipt of acknowledgement to the buyer rite after payment is received?

Hi Sifu,

my lawyer charge me the legal fees for 5k++ which I know it is not reasonable caused I saw some of you just been charge 4k++.

My loan amount is 270k++ and they are the panel lawyer by Amber Homes.. so, anythings I can do caused they already charge into my loan amount.. should I complaint to Amber Homes?

Yes, I'm still eligible and also tells the lawyer before. Before the charges go into my loan, I was called for few times to confirm. He keep telling me is 4k++, but when the amount is finally appeared in my account it suddenly become 5k++ I was like WTH... and after I called him, he said will help me to check and revert back to me on next day but he never... Can I ask for Amber Homes help?

I got mine by 3rd party lawyer firm, not developer panel, their fees is much more reasonable, 4k without much disc, loan by UOB. therefore, I have spa & loan lawyer separately.

Guys, I'm quite confused here since I'm the first time house buyer. I get a letter from my lawyer saying the instructed my panel bank to pay 30K to MALAYSIA BUILDING SOCIETY BERHAD. Shouldn't be the 30K pay directly to the developer?

Anyway, tomorrow will call up the lawyer to clarify further. Anyone here can advise?

MBSB is the bridging loan financier for this project. If not mistaken first 30% of the price will go to them to repay the bridging loan.

It's not happen to me yet.. & I'm yet to received any letter on this.. Maybe u can contact Ambers for more details den update us here..?

Just checked.. My RHB also just disburse 5% which is 15000 to MALAYSIA BUILDING SOCIETY BERHAD.. I guess there will be either 1 of the payment schedule in S&P section 2(f)-2(h)..

Btw, ur first 10% oso paid to MBSB what.. No diff for this round payment..

Is this 15K or 5% is for sewerage completion claim? I heard abt 2 months ago from Amber that they are going to bill buyer on this during CNY period hmm.gif

MBSB is the master chargee for the land so developer has to settle the loan due to MBSB first before they can make claims for the balance from your bank.
