TKs, the day is done, lets put aside the disappointment, i believe we can fix it together with EW, hope i am correct notworthy.gif
I've wrapped up a list here, lets do it together, regardless if u had already complain to EW or not..
Together we are STRONG......
Please do make some comments to edit/add/discard in case some are not making sense or missing..


1.) outdoor compartment boxes - improve with quality hardware and design to match the premium product

2.) staircase handrail - acceptable but not the best to fit such price tag, for type A it is totally unmatched premium product standard

3.) staircases - design is unmatched premium product standard, there is a potential risk even changing to bungalow type where there are holes between each staircase

4.) timber strip color - not matching with interior/exterior design, eg: tiles/door provided

5.) tiles used in sink - no idea on this, anyone can provide picture and wats wrong ???

6.) room doors - cheap doors in every rooms, is it final product ??

7.) backyard door - cheap steel used, at least aluminum to be a premium end product ??

8.) sanitary ware - earlier promise was minimum Johnson Suisse. Now switch to Serecite (by Inno), is it final product ??

9.) bathroom drainage hole - not standardize, bathroom is divided into 2 by shower screen, pls make sure there are drainage holes in both sides

10.) Improve with workmanship - workmanship in show houses is terrible, eg: scratchessss on timber grip, uneven tiles, gap between tiles, painting, etc..

In hermosa, there was a entrance to enter guestroom from car porch, doors used was cheapppp door doh.gif
Tat was the only one i've seen and was told it is not the final as the final product is not installed due to not ready.

But lets include it as 1 of the complaint.

I've been working in KK for 10 years and very often I was told rental cannot do in KK.
While this is true to a certain extent but I also notice a growing demand for condo in KK.
There has been a boom in new companies setup, especially manufacturing in KK industrial area.
These companies employs expatriates or senior staff and they are looking for condo to rent for these staff.

I spoke to a New Zealander a few years ago and he rents in Desa Park City.
I ask why so far when you could rent here in KK.
His answer is he doesn't like the apartments in KK. There is very little facilities and lacks greenery.
He tells me, he start works at 7.00am and finish around 4.30pm. Beating traffic,
He goes back and enjoy the parks there, do some jogging or cycling and lastly a dip in the pool.
Sometimes even a game of tennis with friends.
Goes out for dinner with wife around 7.30pm or 8.00pm.

I don't know how big such a demand is at KK, don't have statistic but i feel generally there is a demand.

I've visited the show village yesterday. Generally I'm very disappointed with Terraza type A. From the really cheapskate looking mailbox to the metal grill at the yard. And apparently the kitchen was too small to the extend it cannot fit the fridge without blocking the entrance from the backyard by half. The staircase I agreed definitely looked straight from the factory and they have not think thru' of the maintenance where it becomes impossible to clean for the glasses right next to floor of second floor. The ID is so messed up even the SA agreed with me that it is outdated and doesn't match with how ES supposed to be modern and contemporary. I understand that we are getting it bare but it puts me into a bad mood looking at the lack of effort design. Maybe because the aircond wasn't working and the non functional toilet smells from the foreign workers using it unknowingly. I would give them benefit of doubt for now and visit any when the bare unit is ready. Hopefully they will work on the comments we've given on site.

I am not considering for own stay but more for investment. Where else can you find similar product in klang valley (if any of you do, please share) that comes with all the outdoor features and with lots of green - if the green within the compound is not sufficient then still has second option of 85 acres park. Also with reasonable maintenance fee. It can become a vacation house for some or as you said rent to company senior staff.

The ID is far from contemporary theme, it's same supplier as EM which is majestic team lol

What kind investment you are targeting ? Capital return or rental, think the market there for foreign expat still small.

Agree on the metal grill, it is using the same grill for backyard entrance.

[COLOR=blue]11.) Wall switches - need to upgrade to a better looking type. Need not have to be as nice as the one used in bungalow but definitely not the one used in Terraza or even the semi-D.

Additiona Note to point:
(5) - unacceptable. totally not matching with the sanitary ware. If the sanitary ware is already bad looking then the tiles used at the basin is even worst!
(6) - If you check the product specification, "Timber Door" will be used for all the doors, ie. main entrance, bedroom/kitchen/utility. Probably different grade of timber. I cannot recall what type of material used for the door to the back yard but has yet to fix the door for all bedrooms.

structural issue, how can we justify this hmm.gif
units are come with bare, so maybe owner's ID has to do tuning at the kitchen cabinet.
