Parque - can consider to buy. Aiming that 900+ sft unit. Rebate is 7% + 2% = 9%. Maintenance approx. 0.23cts/sft. But with that price and top up a little can get a landed property at TA......seeking opinion from all TK here.
Landed in T.A. minimum is around RM833K (After rebates, Phase 2) and close to HTC.
Need to top up quite a lot if compare using the 925sqf which after discount is around RM650K.
The bigger units 1300+ sqf... might as well buy ES Terazza
I think Parque is still doable as an investment. For own stay, no need to comment. If you like it, buy.
I've been working in KK for 10 years and very often I was told rental cannot do in KK.
While this is true to a certain extent but I also notice a growing demand for condo in KK.
There has been a boom in new companies setup, especially manufacturing in KK industrial area.
These companies employs expatriates or senior staff and they are looking for condo to rent for these staff.
I spoke to a New Zealander a few years ago and he rents in Desa Park City.
I ask why so far when you could rent here in KK.
His answer is he doesn't like the apartments in KK. There is very little facilities and lacks greenery.
He tells me, he start works at 7.00am and finish around 4.30pm. Beating traffic,
He goes back and enjoy the parks there, do some jogging or cycling and lastly a dip in the pool.
Sometimes even a game of tennis with friends.
Goes out for dinner with wife around 7.30pm or 8.00pm.
I don't know how big such a demand is at KK, don't have statistic but i feel generally there is a demand.
