According to Master Plan, that plot of land is for bungalow, don't think Matrix will simply change it.

Don't understand the logic, extreme park give better return than bungalow?

Hijayu Resort Villa, supposed to be commenced in 2017. There are 101 unit double storey bungalows with GDV RM320m ie RM3.16m per bungalow + 1 unit bungalow land GDV RM4m, total land area is 49.5 acres.

This high end residential enclave is important to upgrade the status of BSS, no logic for Matrix to let Sunway to build extreme park here. sweat.gif

Extreme Park never appear in Master Plan, no issue of scrap however BSS has more than 5,000 acres if Matrix really want to have Extreme Park sure they can find place to build it.

Ya the semiD sals really no good, take up rate only 56% out of 64 units, may be pricing is the main factor, these houses going to VP this year, but almost half still no buyer doh.gif

If not mistaken should be RM1.3m for 50x100 land size build up 4,500 sft. Quite big for semiD however only 4 rooms in the house.

Messier-Bugatti-Dowty's new Malaysian plant is specialized in the supply of carbon disks for commercial airplane brakes. It spans some 10,000 square meters (108,000 sq ft) and has 80 employees, with plans to expand to 150 by 2018. Sendayan is an ideal complement to Messier-Bugatti-Dowty's existing carbon disk facilities, both in France (Villeurbanne and Molsheim) and in the United States (Walton, Kentucky).

Messier-Bugatti-Dowty now supplies 18 operators in Malaysia, with a total of 200 aircraft already in service and another 400 on order. More than 2,000 airplanes in Asia already use Messier-Bugatti-Dowty carbon brakes.

Understand from SA that the extreme park will be 30 acreas and sadly Matrix won't move their HQ to BSS, the remaining land too small for them, Matrix has purchased land behind their Seremban HQ to build their new building.

After the change of plan of Merchant Square 2, this 49.9 acres 149 unit double-storey shop offices + 4 unit of commercial lots will be replaced by a 30 acres extreme park + n number of shop offices + petrol station, the 100 acres with Matrix Tower is gone cry.gif

Lesser work opportunities and lesser spending in BSS loh.

I wonder why they change the plan, is it very difficult to sell the shop offices (afraid of over-supply?) or they want to complete Merchant Square ASAP, I believe extreme park is easier to build than shop offices. hmm.gif. The extreme park can be good team building venue for corporate and leisure activities for residents I supposed.

Merchant Square 1 (Phase 1 + Phase 2) has 163 unit double-storey shop offices + 3 commercial lots (hypermarket + fast food) at 47.4 acres.

In short, instead of approximately 100 acres initially, the commercial area will consist of less than 70 acres of shop offices + 30 acres of extreme park. I think it should enough to meet the demand for BSS residents gua.

Hope they can bring in NSK as hypermarket in BSS as no land reserved for morning market, NSK can be considered as good substitute of morning market, in fact NSK can make all hawker in morning market tutup gerai biggrin.gif those been to NSK Kuchai Lama will know what I mean.

I think so, already there is plan to turn Metro Park into one-stop wholesale and tourist shopping destination for curtains, home decorations, carpets, blinds, wallpapers and electronic gadgets by MK Curtain Group & Associates. MK purchased 11 shop units with a total investment of RM14 million at Sendayan MetroPark (third phase) in August 2015.

The success or not the wholesale centrer in BSS will depend on the upcoming completion of TUDM Academic
Centre and number of tourist visit to the state iconic mosque in Metro Park.

With costing of approximately RM70 million on a 10-acre land in BSS and 2 years’ estimation time upon completion, the mosque is able to occupy about 5,000 Muslim prayers. This iconic mosque will be Negeri Sembilan’s main tourist spot that will be able to attract more than 1,000 tourist every day. thumbup.gif
