Good publicity for BSS

SEREMBAN: Property developer Matrix Concepts Holdings Bhd has earned praise from the authorities for helping to relocate and build a new Chinese school in the bustling township of Bandar Sri Sendayan.

Deputy Education Minister Chong Sin Woon said the developer was commended as it had also agreed to build a Tamil school as part of its corporate social responsibility programme.

“To me, this is a model developer. I do not have the words to express my gratitude to Matrix Concepts,” he said after handing over an approval letter for the relocation to SJKC Kg Baru Parit Tinggi board of governors at the new school here.

This is confirmed this 1,099 acres orchard and other green area are the compensation paid to Felda settlers.
Orchard land 513x2 acres= 1,026 acres.
+ Sendayan Green Park 26 acres
+ Other green area 47 acres
TOTAL 1,099 acres


Bandar Sri Sendayan sebelum ini merupakan sebuah Rancangan tanah Felda Sendayan terletak di kawasan 2,000 hektar di Negeri Sembilan kira-kira 15 kilometer dari Seremban. Tanah rancangan ini mula diteroka pada tahun 1963 oleh 40 orang peneroka di bawah seliaan Lembaga Kemajuan Tanah Persekutuan (FELDA). Tanah rancangan ini kemudiannya berkembang hingga mempunyai 513 orang peneroka, lantas menjadi satu-satunya penempatan yang ramai penduduk. Seramai 406 peneroka berketurunan Melayu, 46 Cina dan 61 keturunan India.

Setiap peneroka menerima wang tunai dan juga harta lain yang keseluruhannya bernilai lebih kurang RM 1.2 juta. Pampasan ini adalah dalam bentuk wang tunai sebanyak antara RM450,000 ke RM685,780 seorang. Di samping itu setiap seorang akan diberi tanah pertanian pegangan bebas seluas 0.8 hektar (2 ekar)dianggarkan bernilai RM348,480 dan juga sebuah banglo setingkat empat bilik dengan keluasan tanah 10,000 kaki persegi dianggarkan bernilai RM240,000.

Felda Sendayan kemudian dibangunkan menjadi bandar baru bernama Bandar Sri Sendayan.

These settlers need to wait for 10 years then only receive the overdue compensation from government, Matrix contributed a lot to settle the headache for government. rclxms.gif

Do you have any idea why STV land area (1,000 acres) is different from the fact sheet and filing to Bursa (685 acres)?

Even add in the newly acquired 164 acres Sendayan Tech Park still unable to get 1,000 acres as claim by Matrix. rclxub.gif

It is alright, I got the reply from Matrix within 24 hours after receiving my message thumbup.gif for the customer service.

Mr XXX, we show net sellable area in corporate factsheet for investors, that is the reason why there is discrepancy. Sendayan Techvalley gross land area is 1,000 acres, while net sellable area after deduct the area used for infrastructures such as road and drainage is 685 acres as shown in corporate factsheet. Hope you can get a better picture with the explanation. Thank you very much.

Ho Chin Soon exclude the orchard which is also Malay Reserve Land from BSS. Those in grey colour are government agencies found quite a lot in the township.

BSS is the heart of Vision Valley, HSR station just few km away, expect very good appreciation within few years time.

When Air Force training academy move in by 2017, expect another round of appreciation in BSS. 750 Acres sold at RM294m win-win for both parties, cheap land for 1MDB which they are very good in it and cash flow relief for Matrix back in 2011.

55 acres land for State Adm Centre has been sold to State Government for RM19m in 2007, but so far no construction yet.

Idaman Bayu already VPed since 2011, what make you go for it instead of Nusari or Hijayu series, what is the market price now?

BSS Development S/B's shareholding not stated in Annual Report but Matrix IPO Prospectus.
As at 15 April 2013 BSS Development paid up share capital RM2.5m ordinary shares + RM1 preference share (Section 7.4.1.(ii) of Prospectus).

At the initial planning stage, a major developer wish to include HSR into its township however huge land size required even include the under construction hyper market as such Sime Darby got the station at Labu.

hmm.gif seem this article refer to BSS developer Matrix and the hypermarket is KIP Mart?

Just less than a year after opening, the sauna and steam in male changing room already out of order and one of the aquatic gym equipment also under maintenance for quite sometime doh.gif

Even members bring along the guest, he or she also need to pay RM10.60 to use the facilities, is this the norm for other clubhouse too?

Some other clubhouse, non-member can't even use the facilities. And some members might actually not be too happy that you're allowed to pay to use, it dilutes the exclusivity. So I guess it's quite a neutral thing.

They should maintain the clubhouse in tip-top condition as d'Tempat Clubhouse + Matrix Global School is the main attraction for premium buyers.
