They are leading supplier of sulphuric acid and its derivatives products in Malaysia. Green industry ? not sure.

This company is a subsidiary of Batu Kawan Berhad, at least non a small cap should be alright I suppose.

At present, Batu Kawan Berhad is involved in plantations through KLK, in the manufacture of chlor-alkali and sulphuric acid products and transportation through its subsidiaries, Malay-Sino Chemical Industries Sdn Bhd Group and See Sen Chemical Berhad, and in investment holding. The contact process is the current method of producing sulfuric acid in the high concentrations needed for industrial processes. Platinum used to be the catalyst for this reaction, however as it is susceptible to reacting with arsenic impurities in the sulfur feedstock, vanadium(V) oxide (V2O5) is now preferred.

I think Matrix also sense it, as such instead of launching shoplots in Merchant Park 2, they change it to Extreme Park.

In order to make commercial areas successful, BSS need population at least 40,000 (heard from some property guru biggrin.gif )

TUDM shall attract at least 1,500 air force by batches in 2017, with 5 to 6 in a family 7,500-9,000 residents should move into BSS in 2017. With about 1,400+ units Hijayu series houses shall be delivered in 2016/2017, assume 60-70% occupancy another 4,200-4,900.

Current population+ future population (2017)=28,000+8,000+4,000=40,000

To support big mall like IconPark, besides 120,000 residents by 2022, it need S2 and Seremban people to shop there. Understand that Iconpark only launched in 2018/19, it takes at least 3 to 4 years to complete ie 2022/23 the timing is alright from paper.


Based on Matrix IPO Prospectus, the Sendayan Icon Park development will comprise
1)small office home office (SoHo) units,
2)a trade and exhibition centre and
3) two floating restaurants separated by a lake as well as a cultural village.

We intend to operate and retain ownership of the trade and exhibition centre while outlets within the exhibition centre will be leased out to various targeted businesses such as

1)lifestyle and fashion boutiques,
2)leather and designer goods,
3)household goods,
4)DIY stores,
5)medical and pharmaceutical outlets.

By year 2017/18, we will see it happen when TUDM relocation complete, Sendayan Icon Mosque ready, Hijayu + Suriaman series buyer moved in, Merchant Square open, wholesale centre in Metropark, more plants start operation in Techvalley together with existing facilities in d'Tempat Country Club, Matrix Global School as well as Nusari cum Idaman 80-90% occupied.

The other projects appear in Master Plan but no sign yet are Auto City and State Government offices, wonder when they will start construction.

Don't forget HSR spillover effect at Labu (Sime Darby project) + Malaysia Vision Valley implementation.

I forsee Sime Darby, IJM and Matrix will make the western part of Seremban a very ONG place.

Off hand I think the rental yield not so attractive those opt for investment purpose need long holding power, they unable to match developer in giving freebies and who mati-mati must rent in BSS at this moment? hmm.gif

After rebate developer new launched project with bigger build up and land size sell about the same price, furthermore free legal fee, MOT, membership etc don't think any investor in BSS can match Matrix in this. Buyer sure will go for new launch with lesser downpayment.

Better don't sell now RPGT at 30% will eat into your profit and foregone the enormous potential of BSS.

Is there any bus/free bus service in BSS?

I noticed there are many "pondok menunggu" in the township but never see any bus here.

Menteri Besar Negeri Sembilan, YAB Dato’ Seri Utama Haji Mohamad Haji Hasan berkata, perkara berkenaan telah diputuskan dalam Mesyuarat Exco Kerajaan Negeri, hari ini.

“Unit Perancang Ekonomi Negeri diminta untuk melakukan siasatan mengenai perkara ini dan akan meneliti semula perkhidmatan MyBAS.

“Kita mendapat maklumat beberapa laluan tidak lagi menerima perkhidmatan myBAS sejak tiga ke empat bulan lepas. Perkara Ini tidak sepatutnya berlaku,” katanya pada sidang media di Wisma Negeri, di sini.

Tambahnya, sekiranya syarikat pengendali perkhidmatan itu ingin mengubah laluan, mereka hendaklah memaklumkan kepada Kerajaan Negeri dan pengguna terlebih dahulu.

Ini kerana MyBAS yang bermula kira-kira enam bulan lalu meliputi perkhidmatan laluan sekitar Seremban dan Nilai telah menerima banyak subsidi daripada kerajaan.

Justeru itu, siasatan segera akan dijalankan bagi mencari punca mengapa perkara ini berlaku.

Free shuttle bus pilot project to start in Bandar Seri Sendayan

A free minibus pilot project in a new housing area will be carried out in Bandar Seri Sendayan, Seremban, soon.

Negri Sembilan Menteri Besar Datuk Seri Mohamad Hasan said the pilot project will be a guide for other developers to provide the same services for house buyers.

“We were informed that the developer has purchased five buses recently,” he told reporters.

He said that the buses will ferry residents to the land office, the main bus terminal in town and the KTM station.

On June 6, The Malaysian Insider reported that developers of housing projects in Negri Sembilan had been urged to provide minibuses for the convenience of residents and greater connectivity to a designated drop off point where public transport was available.

“The state government will assist developers to get the permit from the Land Public Transport Commission (SPAD),” he said.

Mohamad said that a decision would be made later on how many buses were needed in a particular housing area, based on the size of the area and population.

“We will start first it here first, then others can follow,” he added.

He said the service provided by developers could either ferry residents to a main bus stop, from where stage buses will take over or directly to the main bus station in town or train station.

“Should they chose to drop residents to a main bus stop near the housing area, the state government will set up a bus stop at the entrance of the residential area,” he said.

From there, he informed SPAD buses will take residents to the main bus terminal or train station.

“It is the developer’s responsibility, they have made money, now they must provide after sale services,” he stressed.

Meanwhile, Matrix Concepts Holdings Berhad when contacted confirmed the news.

A spokesperson for the developer in Bandar Seri Sendayan, however, said stops and the date the service would commence had not been decided yet.

“We have not finalised the details at this point, but yes the buses have been bought,” he said.

He added that a meeting will be held on Monday, after which more details will be revealed. – July 2, 2015.

The land belong to Menteri Besar Incorporated (MBI), no matter who become Menteri Besar has a share on it. In fact this is MBI that represent BSS Development S/B to get all approval from local government biggrin.gif
