I heard that this project has been launched by last Saturday..
but from the Map, this project look like blocked by putra Majestic rite? Pls correct me if i wrong

yes. for KLCC view, it is blocked by putra majestic. for this condo, i think its selling point is convenient location, instead of facilities or nice view.

Anyone interested to buy/invest? i am still considering....

I get the flyer in tesco kepong last week. Had some info from the sale person. Now for 900sf above, it's rm620k above...

450k onwards that one is small unit n low floor....

Yes... It's Jz Bout location... Nthg more than that... Somemore, that area mostly is Indian right ?

Went to see this project recently. Found out that they changed from Crown to Court 28 because Crown didn't really sell well. They refund all the owner with penalty and relaunch. The relaunch (official) is planned approx 1-2 months. Anyone bought this or considering?

Yes, this project is by yuk tung..
The sales seems quite good and many units were taken when I went to their sales office on the last day of the soft launch.. They are still waiting for the ADPL..
The visitors were not allowed to take the photo of the sales chart board.. Around 40% of the charts are stick with stickers..

i am still considering`~ went to see the show unit last week.....

i feel price ok~but my sis feels that the price is not cheap at jalan ipoh area~however, in my opinion, the price is almost the same as viva which is nearby~for brand new condo at this price, consider ok~

r u considering to buy?

Pano, no show unit is available for viewing..... The agent said that he cant send me any softcopy brochures too..... Pay 5k booking fees~~

The Court 28 showroom only has one unit size. Layout is decent. I think it's suitable for a young couple, maybe 1 young kid.

I oso book a unit there cos this building located at prime location and is freehold. Besides that, you just need to pay 3k to own a unit at jalan Ipoh.

Free spa and stamping fee which we need to pay for loan legal fee around rm4k for smaller unit...

I just booked a smaller unit. Now applying loan..

I feel the price still better than other place which nowaday so less project can get the freehold title. I went to Giant last week,there got 1 booth selling the project(Lake park residence) located at Selayang area there selling 950sqf around 600k.. some more leasehold and beside got a lake.

IS depend on how u judge. If Jalan Ipoh and this project is 300meter from the future mrt station.

Besides that, the rental surrounding this project around 2k++ per month.

Yuk Tung Group has reputable developments.
The most successful one is the Central Residences @ Sg Besi where it is an award winning project.

If anyone is interested in the Court 28, please PM me and I will introduce you to a reliable sales agent.


Note: I am not an agent, not working for Yuk Tung also but just has good experience with their projects.


Also, if we can accumulate maybe 10 buyers, I will try to get a group discount. So PM me for more info and see what we can do about it.

I dy saw the signage about the new development there. The proposed dev is mixed development with 2 blocks of service apartments. I also wonder who will be the developer.

But I prefer they only focus on residential instead of mixed development. Coz the shop lots in Putra majestic and viva also not very good lo...

Anyone has news about this new development ? The land Jz beside the court 28. The land area seems bigger than court 28 lo.

2. maintenance fee shoud be 38cents psf, which is high
3. high parking floor and only 1 parking each (some more can only go up 1 floor instead of 2 floors per ramp turn)
4. psf quite high
5. the best of I can see from this project is the MRT, but still far from completion compared to project delivery date
6. higher entry cost

Currently sold about 200 units out of 300 units, so I think the sales is quite ok. Important thing is it's price per square foot which is very reasonable for KL address. It is even cheaper than most projects outside of KL..

No shops below provide more exclusivity to the residents there.. at least you know for sure no unwanted shops will pop up below that will cause nuisance to the residents above biggrin.gif

Yes the maintenance including sinking fund is 38cents psf meaning for a 703sf unit you need to pay about RM267pm and higher for bigger units but I don't think it will be above RM400 for the biggest unit. Anyway of course the maintenance psf is an estimate to cover the cost of maintenance for the building.. higher maintenance collected could mean better maintenance of the building hence better value of the property.. depend on how you see it...

The number of carpark depends on the units you choose. Eg for 703sqft its only 1 carpark but for 847sf and above each will have 2 carparks..

Price psf is from RM600 to RM700 psf depending on the level and type you choose... Ok la if you compare to some projects in Cyberjaya or Selangor also around this price or could be higher leh... I saw some projects in puchong also this price psf...

Yes indeed MRT only 300m away but it will be completed after 1 or 2 years Court28 is completed.. which could be good because there is room for another price appreciation during that period...

Only 3% down payment to sign SPA... not too high la compared to sub-sale which is 10%..

So u r the agent for this project? Let see the below:

I think 300m away from MRT with that price range its difficult to get.
With the fact that its so close to KL City and new project at the surrounding also above this price

Itu bayu sentul lah.
Super big different distance to lrt station 3-4km travel time to lrt station peak hr 45min gua. Hari Biasa 20min. Dengan kereta oh.

Hi Wah Biang yes I am agent promoting two projects at Court28 and Sfera as can be seen under my signature..

well personally I think this project not bad for new home buyers and own stay (urban dwellers). For investors it will be long term...

below is my sincere opinion based on my experience. There's no right or wrong but I believe its for the benefit of all:)

1.yeah it may be better to buy a residential title compared to commercial one but for this development at this specific location its not viable because the plot ratio could not make it residential.. otherwise price per square foot won't be 600 - 700 but way higher which no longer making it affordable...

2.Yes exactly.. for all projects there is no guarantee there will be good maintenance after the project completes.. If you buy high priced property but with cheap maintenance definitely the maintenance is going to be sh*t and it will ruin your investment in the long run...

3.From the official list that we got... only the 703 sf is one cp and for 859 sf unit 09 is 1 cp the rest (847,859,906 & 934sf) are all 2 cp... For the cp design I have no comment since its been designed by the architect...

4.yeah you can find cheaper in selayang and rawang or further...

5.Yes true it will be inconvenience for the residents for the 1st 2 years or so but think of the bright side... when the MRT is completed.. For me property gives value in long term...

6.Yeah true also some projects no down payment and even give you tons of cash back but the more goodies the developer give the more the buyer should be aware:p I have seen some solid developments with no rebates at all and still selling like hot cake... so in the end its the product that counts...

In macro sense it will be too ideal to assume all sub-sale sellers are agreeable to artificially raised up the price for buyer to get full loan... In reality there are many factors example if RPGT is applicable buyer most likely need to bear it which is extra cost and etc...

A) Thats for commercial unit. Not commercial title. But this can be 35 years
B) Loan rate is same as its under HDA approval meaning for residential usage. No office or shoplot like mix development for this project.
Bank rate is roughly similar and also depends on your case. Main thing is your loan can be approve? Thats the main problem at this market.

Hi seanking26

This project is commercial title but built for residential purpose therefore it falls under the Housing Development Act (HDA).

For HDA projects loan up to maximum tenure of 30 to 35 years is available and the rates is under residential loan rates which is around 4.5 - 4.7% p.a. subject to bank approval.

So far the available banks are Alliance, Ambank, CIMB, Hong Leong, Maybank, RHB, HSBC, OCBC & UOB.
NOTE: CIMB is almost out of loan quota.

Exactly. Furthermore the station will be underground not elevated. The official target for completion of the whole SSP line will be 2022.

Definitely there will be a British Council International School. For the Sentul West itself, there will be used up some land to build high end residential accordingly to its master plan. But still have no news about this for now. YTL always slow on development. ranting.gif
I not sure what plan will be for YTL to develop the whole land(sentul east and sentul west). Its a golden land in the future and yet still depend on their plan how and when to develop the land.

Both also not bad, near to MRT.. There are just 600 m apart, price also about the same... The flood thing is very depending, I doubt DBKL will give you guarantee no more flood in the future unless they are idiot to do so.. The land is too near to the river, you will not know when the river fail in the heavy rain again as it goes thru a lot of places downstream.

I went to the site (Court 28 & Rica) yesterday, if compare these 2 projects, Rica is more potential in term of location & pricing. Rica is nearer to KTM & future MRT station. Price is below 600 per sq.ft.

what is the psf for the smallest unit after rebate?

Rica is 6xx psf after rebate smallest unit. Both very similar. And also will complete 1 year late vs Court 28.

for those considering buying, please come to see it in your own eyes on how's the workmanship and quality of the so called award winning project "The Court @ Central Residence" and "Centrina @ Central Residence"......

As a buyer of the Court @ Central Residence, I will never ever consider any of the projects of Yuk Tung anymore.

you may say I am bias or trying to ruin Yuk Tung reputation but please come and visit Central Residence..... fact is better than word...

I think court 28 built until 15-16 floor? I'm not sure. Last time I almost go to buy 1 for 703 sqft beside the pocket garden then cancelled due to plan to buy other area. It's a nice project actually before mrt announce.. if not mistaken 1st or 2nd quarter of 2019.

No I use drone to capture.xD .. waiting mrt complete then sell. Sudah old lar this condo.. but see how lar if rental really suck by that time. Now still generate positive cash flow.. last time they got provide semi package ma but per sqft shoot up to almost 800 or 900 and that time floor plan is different. Don't have 703 sqft. All big size. Then change to current floor plan which is 600 per sqft with jo furnishing.

This project. The timing of completion is not that great from investment perspective.. if VP end of this year, need to wait for another 3.5years for MRT2 operational.

2 bedroom 840 sqft unit full furnish 1800-2000. partial furnish 1500.
Not many ads available meaning not many vacant unit I guess.

Court 28 smallest size unit is also a 2 bedroom unit 703 sqft. More or less able to fetch the same rental pricing I guess.
And from there compute add on the rental for those bigger size unit.

Not agree. If u know the value of Court 28, then definitely the price is much much higher. Investor gotta know the value of the property, cant rent out too low below market price, not good for the owner himself. RM1500 also can rent out, why rent RM1200?

Have to think properly to buy here, this place near to court28 and court 28 currently infested with 2 things :

1. Cockroach throughout building whixh unable to clear off
2 Bunch of Malay students rent 8-15 person squeeze inside one 850+ to 1000sqf unit. They usually infest in putra majestic, now going to court 28, facilities habis conqured by them.


This is sometime even worst than airbnb lol..

They are trying their brst to ban students inside court 28 like those condo trying to ban airbnb.

Actually cockroaches not really see
I went there at night staying for two hours, really didn’t see any whether in unit, facilities or lobby

I dont know what time Cockroach come out but few visit actually also at night.
But weird is why The Birch also construction running at night? And no complain?

This apartment looks nice, low density... not many developers provide the kitchen tiles until ceiling height..

Visited here end of last year for the lelong unit. Surprised to see for a relatively new condo, so many facilities already broke down including the whole swimming pool became green during my visit. Also got smell coming from the nearby river...
