Both also not bad, near to MRT.. There are just 600 m apart, price also about the same... The flood thing is very depending, I doubt DBKL will give you guarantee no more flood in the future unless they are idiot to do so.. The land is too near to the river, you will not know when the river fail in the heavy rain again as it goes thru a lot of places downstream.

Rica - Acceptable price, very near to MRT, beside main road, lower units in terms of density,

You must accept the condo is @ old segment of jln Ipoh, many temples, old shops etc...
